It has been a few months since I have posted a relevant; lengthy blog. As I begin this morning (I have been up since 3 AM) I cannot say this post will be either relevant or lengthy.
Needless to say those of us in real estate related fields are feeling the change much the same as are Realtors & Brokers. OUCH! I had an amazing conversation with a client yesterday. He had already relocated to Texas but had not sold his house in Florida. As a vacant property, he already knew he needed to Stage the property to sell it faster. After doing extensive Internet research on Professional Home Staging he called me. His primary requirement in a Stager was someone in an “association”. He did numerous online searches and narrowed his search to the Professional Stagers from www.StagedHomes.com and specifically members of the International Association of Home Staging Professionals. To be absolutely honest - there is not a house on the market today that will not benefit from Professional Home Staging ... all but the ones already "professionally" Staged.
In my market I have met hundreds of Realtors that are ready to Stage, "When I get an appropriate property." What? I have Staged properties from the luxury, multi-million dollar range all the way down to $70,000. ALL benefit!!

Why - a SHORT SALE sells in the shortest amount of time while a short SALE sells under the loan amount on said property!! The following was a TRUE SHORT SALE!!
I recently Staged a vacant condominum @ Belle Harbor; Clearwater Beach, Florida. My friend Jeanne Warner, ASPM, IAHSP assisted. We Staged using 100% of my furniture. The complex is 2-3 years new, with tons of amenities, a super location and beautiful. From the first day I was called I knew the unit was priced right - $40,000 less than the last comp to sell there.
