Well, it's been a few whirlwind weeks here in the White Mountains. Fall is always a busy time of year up here, with many people touring the area to see the beautiful colors of the changing leaves as they drive through the White Mountain National Forest ( WMNF ) . It is also a time that many vacation homeowners are up making end of season repairs and arrangements for the winter season here and up at their Bretton woods NH condos.

I admit that it is this latter group that I envy most: They seem to enjoy the best of both worlds. Many weekends and a few weeks a year make these folks about as close to local as you can get, without giving in to being here yr round. Yet they go back to a suburban world where income potentil is greater and more infrastructure provides for access to a multicultural lifestyle, blah, blah blah.. It just looks like fun to me, and I remember the days of traveling up here for time off in a cozy little chalet in the winter.

So here it is... The deal everyone wants to buy on lists of bank owned real estate before anyone else sees it - here or bretton woods nh real estate. This is the one I get emails about when people ask me to let them know about "the good ones" when they come on.

I know that so many of you follow my blog for sneak previews of North Conway NH bank owned real estate coming for sale and foreclosed properties that are about to hit the local real estate market. 915 Conway Rd. in Madison NH has sold! It is unbelievable that a workable piece of Madison NH real estate sold for $38,000! A 3 bedroom cottage that needed plenty of work but had some bones to it. On a full, poured foundation, with well and septic on site! Driveway, a yard a nd in the winter some views of MT. Chocorua, a fine piece of Tamowrth NH real estate to see from the back dooryard of your home, formerly foreclosed home in Madison NH.

On the same note, I want you to be aware of properties that have gone pending.

76 Crestwood Drive in the Kearsarge area of North Conway NH is a bank owned property that I listed at the beginning of the month and is now under contract. The foreclosed real estate market in the North Conway NH area is pretty hot. Bank Owned Homes are going for about 10% below the market value, so they just don't sit for long in the Conway to Ossipee NH real estate market area. I find the Hiram ME bank owned real estate and the Fryeburg Maine foreclosures aren't moving quite as fast but with aggressive pricing I am still fairly certain of a market time under 90 days.

Just a quick market recap on the Ossipee NH waterfront real estate market for August 2010:

It is in tough shape! With foreclosed real estate on Ossipee Lake waterfront at an all time high this year, the bank owned lakefront homes are some of the only properties that have sold and have set the values for future sales.

My foreclosure property listing for sale at Weetamoe Shores Association in Ossipee NH is a perfect example of bank owned property values. Unit #9 at 80 Weetamoe Rd. in Ossipee NH is set on the grounds of a former set of camps on Ossipee Lake. The association owns the approx. 3100 ft of waterfront beachfront on Lake Ossipee. The unit owner is alotted a private area of beach and 1 boat slip on the dock. The assoc. fees have avg. out to approx. $225/month. Most people pay more for golf course memberships! Speaking of which, it is not a related business but the property backs up to the Indian Mound Golf Course in Ossipee NH. So you have Ossipee lake, beach and boat slip on one side of you and a golf course, with a very respectable 19th hole, on the other side of you, in a private association setting. The camp itself looks great. It was remodeled when they all went condo back in 05-06. It has 2 small bedrooms, a laundry closet for a stacked unit, a full bath, kitchen with small breakfast bar and an open concept area for a small living room. This is a great place to play outdoors. The house is nice, clean and upscale living but it's a lake camp. Off the deck there is a small "bunkhouse", which is a finished room with an exterior, lockable door and (unknown insulation) that has electric baseboard heat and a cable tv outlet.

For those people that love the Ossipee Lake off-season, so to speak, the views from the beach explode in a display of fall color across the entire presidential range. Ossipee Lake itself, once frozen, becomes a crossroads for major recreational snowmobile trails, while the surrounding valleys have some of the best cross country skiing in New England. Alpine skiing is considered to have been brought to America, just a 20 min. drive away in North Conway NH. North Conway NH is home to a robust 2nd home market as it has grown into a 4 season, multiiappeal resort. Surrounded by famous skiing centers like Cranmore Mountain Resort for downhill skiing, boarding, etc and Jackson Ski Touring Foundation for cross country skiing (to name a few) for winter fun and the hiking, canoeing, concerts, and other summer events, North Conway NH is the secret weapon of the Ossipee laker. For the Ossipee Lake Vacationer North Conway is the place they can get away to on their terms. They may know a back way into town, or at least the best times to avoid the Conway traffic! But best of all, on Friday evening, when most of the traffic is still heading north into the time consuming villages, the Ossipee Laker is already at his vacation camp.

What's the big deal?

Why all the hype about a new mobile phone app for searching Ossipee NH real estate, North Conway Real Estate or any property for sale in NH, VT, most of Maine and MA?

So you want to sell your home in Ossipee NH this summer?

The first thing you should look for is a real estate agent that hangs out around town. Look in breakfast joints and bars. Look for guys in camel hair jackets. No, not really...

95% of home buyers, especially vacation property buyers, search for real estate in Ossipee by using the internet.

So, what do you think? Should you put your real estate in the hands of someone that has reluctantly adopted the web because they had to just to stay alive in the business or should you work with someone that has embraced the internet since back when Al Gore invented it?

Does knowing someone's sister's best friend that sells real estate qualify them to help you sell your asset?

You can answer that one yourself but I bet you would be surprised to find out how many people pick their realtor that way.

How about someone with an office in Ossipee?

Based on what we know about the use of the internet, the office location is not 100% relevant. There are good agents working the Ossipee NH real estate market. However, one of the keys to selling your property is your real estate broker's ability to expose your property to as many buyers as possible, especially second home buyers. Therefore I would strongly consider working with an office located in the epicenter of the tourism industry in the region aka North Conway NH.

So what else do I look for?

Working with a full time, internet savvy real estate agent that knows the Ossipee NH area well and working with an office in the center of the region's tourism traffic will put more tools at your disposal to sell your Ossipee NH Real Estate.(Full time is also an important factor: You want your sale to be part of the income your agent needs to survive. You don't want your agent to earn more in tips than they do in commissions.)

For the rest of us, we have to get on with living our lives.

Good deals are sitting while great deals are selling.

Homes are selling. There is a core group of about 30 agents in Carroll County NH that are still making a living because, contrary to popular belief, properties are selling. The flash in the pan brokers with flashy signs and such have gone home to take up reiki or something else to make a living but there is a core group of professional real estate agents that are still out here making our living through real estate sales. The smart brokers learned early in this market down-turn to be able to tell our clients things they did not want to hear. The best part is that the sellers that listened sold their property 2 years ago or last year and got more for it than they could today. The bottom lin eis this: Your property has to be a no-brainer bargain vs similar real estate for sale in the Ossipee area. Think and act like a buyer. Search the web for homes like yours, near yours or that are in any way similar to yours. Ask your agent to take you out to see the competing properties. THEN, think like a buyer. Feel afraid that what you are going to buy will go down in value even more. Pause for a moment and wonder if you could buy the house you like for less if you just wait longer. Decide which Ossipee NH home for sale YOU would buy today.

Then listen to your real estate agent.

Supply and demand is a relatively simple concept. It applies to Ossipee NH watefront as well as mountain views in North Conway NH. Like any other industry driven by supply and demand, we need to look ahead to see where the supply is trending. As an example, let's assume I own a hardware store in town. I have done $1 million in retail sales each and every year for the last ten years. What should I anticipate for sales over the next twelve months? $2 million is about right.

What if I found out that Home Depot in building a new store in Ossipee NH, directly across the street?

Should I expect a different answer? Yes.

What does this have to do with real estate in Ossipee NH or North Conway NH or anywhere in between?

That "Home Depot" has been being built and is ready to open. It is called ‘shadow inventory'.

Shadow inventory is made up of the homes not yet for sale in the North Conway to Ossipee (Carroll County) area, and the area, but are in these categories:

* Houses that have not come to market because the homeowners didn't put their homes up for sale in the last few years hoping that by waiting they will get a higher price.

* Homes that have already been reposed by the banks (REOs) but not yet on the market.

* Homes that are in already in the foreclosure process but have not yet been reposed by the banks.

* Homes that are 90+ days behind on their mortgage payments (less than one percent will ever catch up. 99% will become a distressed sale).

What number are we talking about?

Pent-up Selling Demand

Zillow just recently released a survey on the category of ‘pent-up selling demand'. They asked: “If you saw signs of a real estate market reversal in the next 12 months, how likely would you be to put your home up for sale?”

The actual numbers from responses:

* 5.3 million home owners would be ‘very likely' to put their home up for sale

* 6.1 million would be ‘likely'

* 10.6 would be ‘somewhat likely'

*Note* In 2009, 5.2 million homes were sold.

Types of distressed properties

Several organizations have attempted to quantify the other category (delinquencies, homes in the foreclosure process and REOs).

Here are their findings:

What does this mean to you?

The price of homes for sale will be dropping every day. This does not mean that buyers should wait. Interest rates have pretty much nowhere to go but up and could quickly offset a 5% lower sale price. Sellers are the most affected because they will see their values dropping every day their home sits on the market. This further underscores the risk associated with picking the wrong broker. The real estate agent you know from the golf course or the breakfast counter may not be the guy or gal that can put your property in front of millions of consumers and develops a following by providing useful information such as this to add value to relationships before consumers become customers or clients.

According to economists at Moody's Analytics, what is now being referred to as the Great Recession is technically over. Unfortunately, the harm from this financial downturn was serious enough that it will take more than a year until it feels really over to us ordinary people, especially in local areas like Ossipee NH.

There's a reason this recession has hurt so many: The economists say it has lasted twice as long and was twice as deep as the average of the past 10 recessions the nation has experienced since 1948. The New Hampshire unemployment rate, which is now 7.2 percent (well below the national median of 10.2 percent) is not forecasted to rise above 7.8 percent before starting to recover sometime next year. During the first four months of this year, for example, residential home sales were below last year's volume. But year-over-year the number of homes sold has risen in four out of the past five months. Overall, for the first 10 months of 2009 home sales edged up 0.3 percent over the same period last year. Median home prices statewide were still lower than in 2009, but the difference is narrowing from monthly numbers that earlier this year ranged between 10 and 20 percent below 2009. This tendency indicates that home prices in New Hampshire are stabilizing and will likely begin to increase in 2012.

The expanded home buyer tax credits certainly had a positive effect on home sales in the past 8 months but values did not increase. Also, as home prices stabilize, that will reduce any perceived risk on the part of potential home buyers and encourage lenders to finance more purchases. New Hampshire has been considerably more fortunate with real estate sales than many other states. Median home prices statewide are expected to bottom out in 2011 at between 20 and 25 percent or more below their 2005 peak. Given the worst recession in 60 years, that's really something to be happy about. Several other states have seen home prices reduced by half or more from their peak in 2005. Indications show that residential home sales are likely to be about the same as last year, just above 10,000 units, and at a median sale price that will be within 10 percent of 2009.

There are some NH and Maine foreclosure or foreclosed - bank owned properties for sale that will make great purchases for the right person, especially in the Ossipee NH real estate and North Conway NH real estate markets.

I have to take responsibility for not elaborating enough in my last post in regard to why Ossipee is the current "hot spot" on my real estate radar.

My primary reason for believing that Ossipee is a great value right now is that pricesin Ossipee NH have dropped the most in Carroll County . One of the predominate factors in this is the slightly higher in county average number of foreclosed home sales. Another factor is the sluggish job market in the construction trades and tourism industry in the area. Demand is low.

I also think that Ossipee NH is a good commuting distance from a few different job markets. Here in New England we are a little spoiled by shorter distances between regional hubs. The national average for commuting time by car is somewhere around 45 min. and trains/busses/subways was just a little longer. That puts North Conway and Meredith well within the average. Getting up north is a bit longer. Rt. 25 crosses through Ossipee and is a direct line into Portland Maine in about an hour. The same is true of the Portsmouth NH and Newington NH area being within an hour's drive. With the Rt. 16 corridor Dover and Somersworth are within the 45 min. for most of Ossipee. One factor that can influence this added value in Ossippee is the cost of fuel. Home purchase price savings can be significant but it would be wise to weigh up the cost of travel and lost time. I've known quite a few folks that would have just the right work schedule and lifestyle to work out of Boston and commute from Jackson NH. A few long days and then 4 to work at home was one scenario that was working well for a semi retired Raytheon executive. I've seen a few variations on that theme from all parts of Carroll County NH.

And yet another reason is the recreational value of Ossipee. Ossipee Lake is a big part of the beauty of Ossipee NH. No doubt about it, no way to get around it, it just is. Ossipee Lake is great. There is just enough going on with a few beach clubs and association beaches and camp beaches on the lakefront properties and just enough boat owners to warrant a marina where a part-time boater like myself can rent a jet ski, or rent a pontoon boat or rent a ski boat on Ossipee Lake. Otherwise, life on the lake is like stepping back in time. The waterfront real estate is not generally overbuilt and you can still see hundreds of feet of raw lakefront land. In addition to Ossippee Lake, Ossipee is also home to a few other lakes, including Dan Hole Pond and Duncan Lake. Ossipee NH also has a nearby fire tower hike and is at the northeast end of the Ossipee Mountain range, which is a volcanic ring of peaks that dates back to before the creation of the Appalacians. The location of Ossipee NH, along the Bearcamp River and the shores of Ossipee Lake and the other great lakes of NH, and at the very feet of the White Mountain National Forest, make this an excellent base camp community. As the vacation owner travels into Ossipee he/she is able to stop at Hannaford Bros. supermarket, at the intersection of Rt. 16 and Rt. 28 from Wolfeboro (25 min.), and stock up on all sorts of supplies and the tool and camping/outdoors dept. next door at Ocean State Job Lots can usually resolve any last minute gear issues (if not, the Aubochon Hardware store at The Indian Mound Plaza on Rt. 16b - about 10 min. north off Rt. 16 - will always have a better selection of quality gear and tools.). From "Base Camp" in Ossipee NH the adventurer has hundreds of quality trails and destinations that are within a 30 min. drive. The northern Presidential Range is more like 45 min. to an hour depending on your destination, with the Mt. Washington Auto Road being just about 45 min. from the Rt. 25 and Rt. 16 intersection in Ossipee. In the winter, at least 4 major ski resorts are within a 30 min. drive and cross country and snowmobiling opportunities abound. Ossipee NH has something for every outdoor enthusiast whether it is kayaking, canoeing, water skiing, hiking, mountain bike trails in Ossipee NH, skiing, snowmobiling or just roasting marshmallows by the fire.

As I make my way back and forth and up and down Carroll County NH as a real estate broker I get to see a lot of different areas, beautiful scenery and a wide range of property values. At one point I have been in every town hall from Ossipee NH, Sandwich NH and Moultonborough to Jackson NH, Bartlett NH and even beyond. A majority of the time I am going to one of these many NH town halls to find the document called, "The Tax Card" for a property that one asset manager or bank or another has asked me to reserach for a "BPO" Broker Price Opinion. These are short market analysis reports that ask for my opinion on the value of the subject property. The bank or lender or asset management company hires me, and other real estate agents, to do these opinions of value for a number of reasons. Preforeclosure and/or work-out depts. want to see how much a soon to be distressed property is worth if they tried to sell it today. Refinance depts. want an ideo of whether or not an appraisal is needed. Secondary markets for the loan want to know the property's worth as part of a package of loans being purchased. I am sure there are even more reasons. And depending upon the market conditions you can imagine that I go out the door more for some reasons than others. Where I was going with all of this is to lay the background for my expertise with property values in Carroll County NH, in general, and then specific to Ossipee NH real estate for this brief post.

Ossipee NH is home to Ossipee Lake. More importantly Ossipee (often mis-spelled Ossippee NH real estate) is home to a little less than 5000 year round residents. Primary occupations are farming, retail, tourism and home-maker. Ossipee is often considered to be a "bedroom community" for the Conway NH retail hub of Settler's Green, WalMart, Shaw's and Hannaford Bros., Lowe's and Home Depot, as well as the Memorial Hospital and most of the medical and state infrastructure for the area. It is also home to some of the most beautiful lakefront real estate in the world. Ossipee Lake Real Estate is some of the most reasonable waterfront property in NH and has some of the least developed shorelines you could find on any popular vacation lake. Ossipee NH real estate goes far beyond Ossipee Lake homes for sale. You can also find outstanding mountain views into the Ossipee Range as well as farther north toward the White Mountains, with Mt. Chocorua standing watch over all the property surrounding it.

People are always asking, "How are the foreclosures in the area? They must really be driving down the prices!". My answer is pretty straightforward: "The number of bank owned homes for sale in North Conway, or Bartlett or Jackson is not large enough to cause serious damage to home values in general, but the volume of bank owned properties in NH, ME and VT over-all, has an impact on the value of second homes." What I try to point out is that values in most of the United States are depressed, but regionally we did not experience the same level of boom that the most notable foreclosure states saw. Our prices are down but home sellers really aren't taking a bath just yet. The stats from RealtyTrac prove this out as well. NH has weathered the storm better than alot of other states.

I can help with property anywhere in NH, from my home area of North Conway NH, where I can help with the entire home purchase or home sale process to the far reaches of the state, where I have connections with most of the best real estate brokers in the business.

Back on point: North Conway NH homes are affected by the national trend and some of the local neighborhoods in North Conway or Bartlett and even moreso Ossipee, are affected more than others. Real estate is a localized asset. I would say that I have seen the most bank owned real estate in the last 18 months in Ossipee NH. I have not seen any Ossipee Lake bank owned or foreclosed homes...yet, but I think, statistics will show that Ossipee NH real estate has been the hardest hit, with some property types seeing a drop of 20% in value in the last year alone. However, due to the localized nature of property, the lakefront and waterfront or even water access properties in Ossipee have not had the same drop in value. Ossipee (sometimes mis-spelled Ossippee NH) Lake real estate has probably suffered no more than a 5% reduction in value. When this amount is compared to the 20% down payment needed from most vacation property owners that finance their real estate purchase, you can see why these are not the first properties in a town like Ossippee, whoops, Ossipee Nh to feel the pinch.

To me, the bottom line is that this is the time to sell unless you are ready to hold on for another year or two or three for prices to be back to where they are today, and that's a BIG maybe. The Boston Globe even reported on the trend in vacation home sales recently as going down. "Your property is losing value every day and will continue to do so into 2011." So right now, waiting to put it on the market is basically chasing the tiger down the hill. If you own North ConwayReal Estate, Ossipee NH real estate, TamworthNH real estate, Albany NH real estate, Bartlett NH real estate, or Jackson NH real estate and think you may want to sell in the next few years, decide soon because the bottom is still moving under your feet.
