There are currently 751 homes "Active" for sale in Fishers, Indiana (Fall Creek Township and Delware Township).

127 Homes "Pended" in the last 30 days!

112 Homes "Sold" in the last 30 days ranging from $76,000 up to $926,000.  The average "days on market" is 90 and the average "sales price" is $219,000.

Abosorption rate is calculated by taking the total number "Active" homes for sale and dividing by the total number of "pending" homes from the last 30 days.  This gives us the total number of "months of inventory" available.

751 / 127 = 5.9 months of inventory

What can we learn from this current data?  Well, first of all, 90 days on average to sell a home in today's market does not sound too bad!  Second, Fishers has a higher average sales price than the Indianapolis Metro market area which is closer to $150,000.

Youth Baseball Opening Day in Fishers, Indiana

Are you ready for Spring because you know that means baseball is in season?

The FISHERS-HSE Youth Baseball League has their "Opening Day" this weekend!!  You don't have to have a child on a team to come out and enjoy this event.  This is one of the largest community events in Fishers, Indiana with over 5,000 people expected to attend.  Come on out and you and your family can do things like......participate in the pitch, hit, and run contest plus multiple fun family activities and games, lots of great food and vendor booths and there is even an auction!!!

Job Growth and Real Estate!

I don't know about you but I love positive and encouraging news!  I don't need to dig into the specific details and analyze the numbers to death in this blog post.  That's not my expertise or desire.  I do want to dig into the benefit a new job can have on someone's attitude about real estate!

The US Labor Department Jobs Report was released this morning and I want to believe that this is positive news for the residential real estate recovery!  Hey, I'm no expert and I'm not an economist.  I'm just a hard working residential real esatate broker that happens to be encouraged by positive job growth 2 months in a row.  Why?  Because I believe that if people feel confident in their career and incoming salary, they will feel comfortable in purchasing that new home they have been waiting for these last few years! 

What I love about this news:

• New Jobs are Increasing!
• Unemployment is Decreasing!
• Layoffs are Decreasing!

What I am excited about:

• Household income Increasing!
• Feelings of job security Increasing!
• Confidence in spending/investing Increasing!
• Desire for Home Ownership Increasing!!!!

I hope we continue to see these trends for the benefit of all of us.  Congratulations to everyone that has the excitement of starting a new job! I look forward to helping many more people this year purchase their new home to go along with their new job!

Live For Today....Don't Worry About Tomorrow!

As the serenity prayers says below..."living one day at a time; enjoying one moment at a time"

I wish it were easy to only focus on TODAY and not worry about the "what ifs" of tomorrow.  That's my goal for today. I want to enjoy everything about today including the people I meet and the conversations I have. I won't spend my day planning for the next. That doesn't mean that I won't be prepared for the future, I just don't want it to be the focus of my day.

Home Inventory Still Low in Fishers, IN

There are currently 731 homes for sale in Fishers, IN (Fall Creek and Delaware Township).  In these same 2 townships during the last 12 months, 1,410 homes have SOLD.

As the buyer activity has picked up the last few weeks, we are seeing a trend resulting from our low inventory of homes for sale.  Buyers are running out of homes to preview and are starting to see their favorite homes get sold before they make a decision to write an offer.  This is a good thing for our market. The homes that are for sale, priced right and in show ready condition are selling! Some are getting multiple offers! Buyers are being forced to settle or change their original criteria.

Thank You For My Blessings!

I try to thank God for my blessings everyday, even before my feet hit the floor.  There are obvious blessings that come to mind immediately like my beautiful wife, our children, jobs, schools, church, ability to think, learn, walk, talk, etc.......shelter, food, clothes....the list is long....thankfully!

I was thinking today about how blessed I have been with my real estate clients.  Let's call them friends.  It's not about how much money I am going to net after I close a transaction.  It's about the relationship that I have gained from getting to know each client during their real estate transaction.

Do you ever find yourself focusing on the details of the transaction instead of the people involved?

What are some of the blessings that I get from helping my clients with their real estate needs?

• I get invited into their families.  I get to know them, their children, their pets, their dreams and their struggles.  I get to learn from them.
• I get to be an ear to listen as some families grow into larger homes as they add new children and then other families downsize from a home they have filled with memories of raising a house full of children that have since moved on.
• I get to help people that might be facing a tough economy and just don't know what to do with their home.
• I get to help people their their anxiety of purchasing their first home and then see that anxiety turn into excitement as they get their keys.
