127 Homes "Pended" in the last 30 days!

112 Homes "Sold" in the last 30 days ranging from $76,000 up to $926,000. The average "days on market" is 90 and the average "sales price" is $219,000.

Abosorption rate is calculated by taking the total number "Active" homes for sale and dividing by the total number of "pending" homes from the last 30 days. This gives us the total number of "months of inventory" available.

751 / 127 = 5.9 months of inventory

What can we learn from this current data? Well, first of all, 90 days on average to sell a home in today's market does not sound too bad! Second, Fishers has a higher average sales price than the Indianapolis Metro market area which is closer to $150,000.

Job Growth and Real Estate!

I don't know about you but I love positive and encouraging news! I don't need to dig into the specific details and analyze the numbers to death in this blog post. That's not my expertise or desire. I do want to dig into the benefit a new job can have on someone's attitude about real estate!

The US Labor Department Jobs Report was released this morning and I want to believe that this is positive news for the residential real estate recovery! Hey, I'm no expert and I'm not an economist. I'm just a hard working residential real esatate broker that happens to be encouraged by positive job growth 2 months in a row. Why? Because I believe that if people feel confident in their career and incoming salary, they will feel comfortable in purchasing that new home they have been waiting for these last few years!

What I love about this news:

New Jobs are Increasing!
Unemployment is Decreasing!
Layoffs are Decreasing!

What I am excited about:

Household income Increasing!
Feelings of job security Increasing!
Confidence in spending/investing Increasing!
Desire for Home Ownership Increasing!!!!

I wish it were easy to only focus on TODAY and not worry about the "what ifs" of tomorrow. That's my goal for today. I want to enjoy everything about today including the people I meet and the conversations I have. I won't spend my day planning for the next. That doesn't mean that I won't be prepared for the future, I just don't want it to be the focus of my day.

Have you ever heard, "Live in the moment!", "Seize the day!", "Live today like it is your last!"

Worries about tomorrow can rob your joy today. Will you join me today in living one day at a time and enjoying one moment at a time?

There are currently 731 homes for sale in Fishers, IN (Fall Creek and Delaware Township). In these same 2 townships during the last 12 months, 1,410 homes have SOLD.

As the buyer activity has picked up the last few weeks, we are seeing a trend resulting from our low inventory of homes for sale. Buyers are running out of homes to preview and are starting to see their favorite homes get sold before they make a decision to write an offer. This is a good thing for our market. Thank You For My Blessings!

I try to thank God for my blessings everyday, even before my feet hit the floor. There are obvious blessings that come to mind immediately like my beautiful wife, our children, jobs, schools, church, ability to think, learn, walk, talk, etc.......shelter, food, clothes....the list is long....thankfully!

I was thinking today about how blessed I have been with my real estate clients. Let's call them friends. It's not about how much money I am going to net after I close a transaction. It's about the relationship that I have gained from getting to know each client during their real estate transaction.

Do you ever find yourself focusing on the details of the transaction instead of the people involved?

What are some of the blessings that I get from helping my clients with their real estate needs?

I get invited into their families. I get to know them, their children, their pets, their dreams and their struggles. I get to learn from them.
I get to be an ear to listen as some families grow into larger homes as they add new children and then other families downsize from a home they have filled with memories of raising a house full of children that have since moved on.
I get to help people that might be facing a tough economy and just don't know what to do with their home.
I get to help people their their anxiety of purchasing their first home and then see that anxiety turn into excitement as they get their keys.

Now, I'm not saying that every client and transaction is smooth sailing! Sometimes, in the heat of the moment, it's hard to see any blessings at all, but after it's all said and done, there is always something to gain.

You see, many of the blessings are not about the actual house, purchase, sale, closing or commission check. It's part of a much larger plan. Keep your eyes and ears open with everyone you meet and I'm positive there is a blessing waiting to present itself. Once you find it, enjoy it and be thankful.

Like I started this blog, I thank God every day for my blessings. To all of you that have been a part of my life and let me share in yours, Thank You! You are a blessing!

Do You Treat Your Real Estate Business Like a New Year's Resolution?....

Happy New Year Everyone! Cheers to an amazing 2011 in the Real Estate market!

If you are like me, you have already made a list or started thinking about your list of New Year's resolutions. In early January, I am eager to get started on all of my new goals. The obvious and consistent goals for me are related to my family, faith and health.

But, I do include some resolutions for my business as well. Should I do this? A very high percentage of resolutions fail! They fail fast! Why would I want to set my business goals up for failure? We don't have to look at it this way.

I believe that you must "plan your work and work your plan"! Create your goals (resolutions) in writing and find an accountability partner to keep each other on track. Real estate is an "activity" based business and this lends itself well to resolution type goals.

This year, I plan on getting back to some basics, including: 1) setting aside time in my calendar for specific tasks like recruiting and prospecting, 2) writing hand written notes, 3) farming a neighborhood consistently, 4) making phone calls (not texts) to past clients and asking for referrals and oh yeah.....5) Blogging consistently!!

I hope this year that I can treat my resolutions as life long changes instead of goals with a beginning and end. What are some of your real estate business resolutions for 2011?

Welcome to my Blog! My name is Brad Baxter and I am a Broker/Owner of Weichert, Realtors - McDonald-McKinney in Indianapolis, Indiana. I am new to blogging. This is officially only my second blog posting. I thought I would let you know a little about me.

I was born and raised in the Indianapolis area. I have been fortunate enough to have traveled all over the United States and several other Countries as well. As much as I loved traveling to so many neat locations, I have always loved what Indianapolis has to offer. I still live within 5 miles of where I grew up. Housing is very affordable and this is a great City to raise a family.

I graduated from Indiana University (Go Hoosiers!) and started my career in sales and sales management (20 years ago already). This career has been a blessing in so many ways. I have had the opportunity work with many great clients that have become good friends. Selling is about building relationships and becoming someone's trusted adviser. I find it very rewarding to provide value added services and products to those that benefit from them. I am always up for a challenge and that has led me through a few industries. I started out in straight commissioned sales, then moved into food manufacturing sales as a regional manager and then into selling high dollar volume business software solutions. Unfortunately, this rewarding career required extensive traveling and time away from my family. I finally decided to be my own boss and launch a career in residential real estate. Now I am excited to be a broker/owner with 2 partners of one of the fastest growing residential real estate brokerage companies in the Indianapolis market.

My professional business experience always comes into play when I am helping my clients search and negotiate for one of the largest investments they will ever make. I use my skills to connect with my clients and help them successfully navigate the emotional roller coaster that they ride while purchasing and/or selling their home. My clients can enjoy the process and stay focused on their goals through my constant communication, where I explain every step in the process through closing and beyond. Business Management, Real Estate and helping those around me are my Passions!

I am extremely blessed with a wonderful wife and 3 amazing children. Two boys and a girl (yes, she is a princess). We spend a lot of time traveling between school, sports practices, tutoring, events, etc...... Our family loves to travel, spend quality time together and with our extended family members, attending church, watching movies, playing games and just hanging out.

Hamilton County Market Update - Pendings are moving in the right direction!

As of today, there are currently 2,809 Active Listings in all of Hamilton County.

Hamilton County's Pendings have been increasing over the last several months. In November 2007 we had 43 pendings. Then in December 2007 we had 123 pendings. As of today, January 2008 has already had 158 pendings.

I track the "absorption rate" of Hamilton County per month by dividing the total number of active listings by the number of pendings during the last 30 days. The absorption rate is still high at 17 months of inventory; however, the great news is that the number of Pendings is going up.

The average sale price is still high at 96% of list price and the average days on the market is a little over 90 days.

We saw an increase in activity this weekend with a high number of showings scheduled for prospective buyers to view our listings.
