Understanding Real Estate Appreciation
Real estate appreciation refers to an increase in value of your home and the property. When your property "appreciates" you have greater equity against which to borrow, and you realize a greater profit when you sell. For the week ending February 18, 2009 The average listing price of homes for sale in Madison went up .2% from $242,996 last week to $243,507 this week. The median sales price for the quarter remained at $205,000. There are currently 2251 homes for sale in Madison, compared to 2229 last week.

This week, Congress passed a Bigger and Better Home Buyer Tax Credit. In an effort to stimulate the economy and revive the current housing market, this temporary tax credit is a welcome one to many. According to the Internal Revenue Service, first-time home buyers should begin planning now to take advantage of this new Tax Credit. The often heard phrase "Buyer Beware" is never more appropriate than when considering the purchase of a fixer-upper. You really need to know exactly what you’re getting into before buying.
It’s commonly believed that fixer-upper properties represent easy money that is ripe for the taking - that you can buy it, do a little work on it in your spare time, and then resell quickly for a large profit. Usually, this simply isn't the case.
