Protect Yourself Against Burglary
I came across this interesting article in the Washington Post recently called “Anatomy of a Burglary,” which reveals some surprising statistics about break-ins, including a few ways to protect your valuables and deter thieves.
Some interesting facts:
· Most burglaries occur between 10AM and 3PM.
· The typical house burglar is a male teenager who lives within a couple of miles of your home.
· Burglars spend on an average between 8 and 12 minutes inside your home.
Not only did the graphic detail the most common entry points for a burglar, but it also offered these helpful tips for protecting your home:
· A home with a security system is 3 times less likely to be broken into than a home without a security system. (Even if you don’t have one, buying the stickers for them can deter an amateur.)
· Consider alternatives to the master bedroom for hiding valuables. It’s the first place most burglars go.
· Burglars want to spend fewer than 60 seconds breaking in. Anything you can do to lengthen that time will increase the likelihood they’ll pass on your house.
· The appearance of an unoccupied home is what typically attracts burglars. Not bringing the garbage cans in after trash day or having a pile of delivered newspapers on the driveway can be a big sign you’re not around.

Peace on Earth Goodwill to Men
This time of year the feeling of goodwill is abundant. Although a look at the news in the evening makes us wonder if that the goodwill is only within the walls of our homes, if there. I am a strong believer in “Let Peace Begin With ME”.
Beyond our own homes, we can spread peace in our community. One of the most difficult things in a neighborhood is tension between those living next to each other. Living next door to someone doesn’t make you a neighbor. It makes you an adjacent homeowner. One of the great opportunities we have in our communities is the chance to build real, meaningful relationships with the people who live closest to us.
It is important we realize that regular, helpful communication with our neighbors makes us both safer and paves a smooth road for difficult conversations we might face with our neighbors in the future.
Small gestures such as a nice note about landscaping, an invitation to a potluck, or an “all hands on deck” community improvement project allow us to get to know our neighbors. This is vital when you consider the people around you are the most likely to spot smoke in a fire, clue you in to suspicious activity, and have the opportunity to share vital local information.
If you build a peaceful base with your neighbors, when the time comes to have a difficult conversation (such as a nuisance dog, kids running amok, or intrusive lighting issues), you’ll have a buffer of mutual respect and goodwill to draw on.
If your opening conversation with a neighbor is a complaint, you’re setting yourself up for a long, antagonistic relationship. Who wants to live next to that?
It doesn’t take much to start off the right way. Consider leaving a nice note in their mailbox, a shout of Happy Holidays and a wave, a small “thank you” gift for looking out for the neighborhood, or some other “olive branch” act that will build rapport. Watch as your attitude of goodwill spreads.

Average rents are $754 for a studio, $817 for one bedroom, $979 two bedrooms, $1241 three bedroom and $1541 four bedroom.

One of the most popular places for second homes and relocation in the Mid-Hudson Valley is New Platz New York. New Paltz, a small college town at the base of the Shawangunk Ridge is famous for it’s rock climbing. Home of Minnewaska and Mohonk Mountain House and 90 minutes from Manhattan, New Paltz is a frequent destination for many.
Many people express the interest in homes in New Paltz as second homes, commuter homes, student housing and primary residents looking to be in the New Paltz School District.
Over the past year, according to the Ulster County MLS, 102 listings on single family homes in New Paltz expired. With all New Paltz has to offer it makes me wonder why would so many listings expire.
The most popular excuse for an expired listing is- the market. Buyers are really nervous to purchase a home. The media certainly does not foster confidence. With interest rates historically low and home prices lower then they have been in years, one would think this would be a great market. But the market is dictated by buyers and sellers. Market value is the price a seller is willing to sell for and the price a buyer is willing to pay. So in the New Paltz market there must be a gap between the buyer and seller.
The home may not have been ready to be on the market. Homes listed should be neat and clean. Minimize furniture, decorations and personal photos. If you have a Shawangunk mountain view, Wallkill River view or have great landscaping- wash the windows and open the curtains and blinds. Highlight those sought after features. One of the criteria buyers request in New Paltz is a mountain view.
There may not have been enough pictures on the listing. Ask your agent to take lots of pictures. If you have a fireplace light the fire for showings and pictures. Take pictures of the yard but inside pictures as well. Buyers tend to skip over listings with one picture or worse yet no pictures. Be sure there are indoor pictures of various rooms. Buyers think if there are just outside pictures that there must be something wrong inside. Don’t give the appearance that you are hiding something.
Ask a friend to come in for an honest opinion on how your home smells. Buyers are turned off by funky odors. If there is an odor find what it is and eliminate it. If it is a litterbox, store it outside while on the market or clean more often. If an odor is from mildew, use Clorox to clean areas with the mildew. The most welcome scents are baked goods in the oven, a scent of cleaning liquid, and fresh air. If the weather permits open the windows.
Price, price, price, listen to your agent on the market value of the home.
Market, market, market, ask your agent to market extensively on the internet.

When we look a the highly successful people we see a common thread, they pursue their vision, often without financial security, facing long odds they ignore their own self-doubt. The Holiday Season is a busy time when we spend time with family and friends.
Are you hosting out of town guests? Going the extra mile when hosting out-of-town guests can be both affordable and reflect the charms of your town. Here are some handy tips I like to share with clients who have friends staying in the wonderful Highland and New Paltz areas.
For the guest room:
• Clear out a nice space for your guests items. Even a section of a closet or a dedicated set of shelves / drawers will help them feel welcome.
• Fresh flowers are a great way to make an average guest room seem like a little dose of “B&B” treatment.
• Leave a couple bottles of water and a few snacks.
• Provide local information on the nightstand; local maps, history, and points of interest such as Mohonk, Minnewaska, the Hudson Valley Rail Trail, Water Street Market, etc.
On arrival:
• Giving guests a spare set of keys and showing them how to use the alarm (if you have one) is a great way to make sure they can come and go as they please.
• People are often starving after a long day on the road! Have some food available as soon as your friends arrive.
• Let them know “what’s mine is yours” right away. Books, blankets, whatever they need. Don’t assume they’ll ask or feel comfortable with your possessions.
While they’re staying:
• Take them food shopping at a local specialty store. If they like to cook, plan to make a meal together. It can be intimate, relaxing, and affordable.
• Go beyond the tourist destinations! Show them “how locals do.”
• If they drink, offering a little “wind me down” cocktail at night is nice.
• If it doesn’t break the bank, find small, local souvenir you can send them home with.
