      <title>Before You Buy Know the Neighborhood</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/3/0/2/6/3/ar121669377236203.jpg" height="157" alt="" width="129" style="float: left;" /&gt;Before you can buy a home you have to buy the neighborhood.&lt;/p&gt;
&lt;p&gt;We typically tell buyers to ride around a new area to see if they like the neighborhood. Check out the local shopping, schools, places of worship and so on.&lt;/p&gt;
&lt;p&gt;Whether in a city, in the country, in a private area or densely populated area it is very important to know where you are buying. Family Watchdog is a website where you can find out if a sex offender lives in the area and where they live. You can also register to be notified if a sex offender moves into your neighborhood.&lt;/p&gt;
&lt;p&gt;When you enter an address a map will show the address as a house&amp;nbsp;icon on a map. Red, green and blue boxes show the residences of sex offenders in the area. When you click on the box a picture of the offender and other information becomes available.&lt;/p&gt;

      <title>Talk Show Host- Michael Savage Calls Autistic Children Brats and Morons</title>
      <description>&lt;p&gt;Parents of children with Autism are calling for WOR Radio to fire Michael Savage. On his show, Savage Nation, Savage said, "..."I'll tell you what autism is. In 99 percent of the cases, it's a brat who hasn't been told to cut the act out. That's what autism is. What do you mean they scream and they're silent? They don't have a father around to tell them, 'Don't act like a moron. You'll get nowhere in life. Stop acting like a putz. Straighten up. Act like a man. Don't sit there crying and screaming, idiot,' "&lt;/p&gt;
&lt;p&gt;Parents of children with autism know the pain of dealing with the challenges of the disorder. At a time when autism is finally getting the attention that will bring about a better understanding of autism spectrum, statements such as this are uniformed and counterproductive.&lt;/p&gt;
&lt;p&gt;Families who are stricken with the pain of autism need compassion and support- Mr Savage has no idea what he is talking about- The sad part is that his show has 8.25 million listeners a week. Hopefully those listeners will realize the mean-spiritedness of the statements and tune him out or at least make their opinions known to him.&lt;/p&gt;

He is a very sweet, well-behaved child, who because of&amp;nbsp;recent autism awareness has been given the best of therapies and treatments.&amp;nbsp;&amp;nbsp;The concern is that statements like Mr Savages are so far off&amp;nbsp;base it could influence families that early intervention is not needed.       <title>12th Annual Bounty of the Hudson July 26-27</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/2/5/4/9/3/ar121666541239452.jpg" height="100" alt="" width="79" style="float: left;" /&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The 12th annual &lt;strong&gt;Bounty of the Hudson&lt;/strong&gt; will be held this year on July 26 and 27th.&lt;/p&gt;
&lt;p&gt;This wine and food festival is&amp;nbsp;sponsored by&amp;nbsp;the 10 wineries of the Shawangunk Wine Trail and several othe area wineries. The Trail is 90 miles north of New York City, and located between the Shawangunk Mountains and the Hudson River. This year's fesitval will be held at Benmarl Winery in Marlboro NY.&lt;/p&gt;
&lt;p&gt;The Ten Family owned wineries follow the tradition of wine making of the early French Huguenots.&lt;/p&gt;
&lt;p&gt;Taste wines from all ten wineries on the Shawangunk Trail, local food, cooking workshops, fresh produce and live music. Tickets are $25 in advance and $35 at the door. Designated driver tickets are available. Bus transfers will be availble to and from Metro North in Poughkeepsie.&lt;/p&gt;

      <title>Off Road Family Fun</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/1/2/1/7/5/ar121651944557121.JPG" height="150" alt="" width="154" style="float: right;" /&gt;&lt;/p&gt;
&lt;p&gt;The summer is a great time to get away and enjoy family fun.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Our family enjoys&amp;nbsp;riding atv's&lt;/strong&gt;.&amp;nbsp;We have just had a week&amp;nbsp;away with the oldest two granddaughters- and their atv's in Central New York.&lt;/p&gt;
&lt;p&gt;If you have never visited the Central New York area- It is worth the trip.&amp;nbsp;We have our second home in a small town, Gilbertsville. Gilbertsville is 30 miles west of Cooperstown and&amp;nbsp; 30 miles north of Binghamton. The area is mostly farmland with rolling hills. &amp;nbsp;We own a cabin and 30 acres of land- where&amp;nbsp;we can ride the atv's on the trails we have made through the woods and meadows.&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/2/1/7/7/5/ar121652099457712.JPG" height="138" alt="" width="144" style="float: left;" /&gt;Daniele and Molly are very talented atv riders- Not your typical girlie-girls. They each have had their atv's since they were six. Daniele is now 11 and Molly is 8 (and is helping write this blog- dictating over my shoulder).&lt;/p&gt;
&lt;p&gt;We spend lots of time talking about safety and the rules of off roading. The girls have learned to respect the environment and responcibilty of caring for their atv. They have also learned that their grandmother does not "go as fast" as they do. &lt;img src="http://activerain.com/image_store/uploads/6/1/0/7/0/ar121652226507016.JPG" height="204" alt="" width="316" style="float: right;" /&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;It was a great week of enjoying being together- Enjoying sport and at the end of the day....&lt;/p&gt;

      <title>Grand Finale All Star Game at Yankee Stadium</title>

Being the final season at the stadium, there is no more appropriate place for the 2008 Major League All Star Game than Yankee Stadium.&lt;/p&gt;
&lt;p&gt;Tonight the MVP of the All Star&amp;nbsp;Game will not have the most RBI'S or the best ERA- the MVP will be the Stadium- the Place where the Yankees&amp;nbsp;won 26 World Series. New York is gearing up for the event in typical NY style. New York fans, are setting aside the usual Yankee/Met rivalry.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;This is the last year for the Stadium- The hallowed walls where popes have said Mass, the house that Ruth built will be no more at the end of this season.&lt;/p&gt;
&lt;p&gt;Tonight will be one of the many lasts for Yankee Stadium- Another chance for fans of baseball to reflect on the great american pastime, to remember the baseball greats who felt the pride to have played there, and to begin our goodbye.&lt;/p&gt;</description>

      <title>No Crying...No Crying...in Politics? Oh No That's Baseball</title>
      <description>&lt;p&gt;&lt;strong&gt;Too bad Politics is not like Baseball- "There is no crying..No crying in baseball".&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&#160;Former Senator Phil Gramm has been quoted as decribing our country in a &lt;strong&gt;Mental Recession&lt;/strong&gt;, due to becoming a nation of whiners. It was refreshing to hear a politician put the blame back on the leaders of our country. His statements set the presidential candidates in debate mode.&lt;/p&gt;
&lt;p&gt;Gramm said:&lt;/p&gt;
&lt;p&gt;&lt;em&gt;"Look, the economy is bad. It is far below what we Americans have a right to expect, but we are not in a recession," he said. "We may or may not have one in the future, but based on the data we are not in a recession. But that does not mean all this talk does not have a psychological impact."&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;"When I said we've become a nation of whiners, I'm talking about our leaders. I'm not talking about our people," he said. "We've got every kind of excuse in the world about oil prices -- we've got speculators, the oil companies to blame -- but too many people don't have a program to get on with a job of producing."&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;In my humble opinion- What we need in this election year is more challenge like this for our candidates that is not one sided. We need to make both candidates accountable- stop whining, start producing. Be more like a baseball player than a politician!&lt;/p&gt;
&lt;p&gt;Hey- maybe Tom Hanks should be running for president!&lt;/p&gt;

      <title>Bobby Murcer- Yankee For Life</title>
      <description>&lt;p&gt;It is a sad time at Yankee Stadium. Bobby Murcer lost his battle with brain cancer.&lt;/p&gt;
&lt;p&gt;Yankee Fans who love Bobby Murcer will recall him as a man who wore his heart on his sleeve. We cried with him when Thurman Munson was killed in a plane accident and again at the death of Mickey Mantle.&lt;/p&gt;
&lt;p&gt;Though Bobby never played on a Yankee championship team he stands out as&amp;nbsp;a true Yankee. He ended his career with a .277 average, 252 homeruns, 1,862 hits and a .445 slugging percentage. During his career in the mid 1960's and early 1970's in pinstripes he was the heart and soul of the team. He was the only player to have played with both Mickey Mantle and Don Mattingly.&lt;/p&gt;
&lt;p&gt;He was a broadcaster for 22 years, starting&amp;nbsp;his broadcast career in 1983, working in the broadcast booth with Phil Rizzuto, Michael Kay and Joe Girardi among others. Bobby's light jovial manner will be remembered and missed.&lt;/p&gt;
&lt;p&gt;On May 20th Booby Murcer's autobiography, "Yankee For Life"&amp;nbsp;was released.&amp;nbsp;&lt;/p&gt;

      <title>Autism- Harvard Medical School Isolates 3 Genes! Great News- Hope!</title>
      <description>Great News -Hurrah to ABC for reporting good news



Harvard Medical School has isolated three genes that are linked to autism. The great news is that the genes are believed to be idle and will be able to be activated with therapy and early intervention.



As a grandma of a wonderful 3 year old diagnosed on the autism spectrum- I have seen for myself what the hours of therapy and parents that follow through with the therapy has done for our Nathan. It is miraculous!




I hope this great news provides a higher awareness so that more of the 1 in 150 children on the autism spectrum receive early intervention and be all they can be! Great News- Hope for our Children

&lt;p&gt;If you are looking for a fun way to spend the afternoon pack up the bikes, roller blades or walking shoes and head out to the "rail trail".&lt;/p&gt;

      <title>The Law of Agency- How to Help it Work for Everyone</title>

When you call an agent for information about information from a sign you saw on a listing- That agent is working on behalf of his broker as an agent for the seller- you are a customer. The agent owes you fairness honesty and disclosure of material fact.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;A real estate agent is a person who is working for a broker in the brokers behalf&lt;/strong&gt;. This can be the broker working for his brokerage, an associate broker, or a licensed salesperson. An agency relationship is created when a seller authorizes an agent to sell their property or when a buyer asks for assistance in finding suitable housing. The agency can either be created expressly by either an oral or written agreement or implied from words or conduct.&lt;/p&gt;
&lt;p&gt;So, when you call an agent about their listing the lines are defined. Most people can understand this because everyone knows the brokers are paid by the seller- so it makes sense. In the same way when you sign a listing agreement- it is easy to understand, this agent is working for you.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The confusion comes when you go one step further and ask the agent to "send you listings" or "help you" &lt;img src="http://activerain.com/image_store/uploads/9/8/3/6/0/ar121536374106389.jpg" height="97" alt="" width="140" style="float: right;" /&gt;search for suitable properties&lt;/strong&gt;. &lt;p&gt;Once the criteria for your search is given to the agent that agent begins to search for suitable properties. This is a time consuming job.       <title>A Great Day to Show Houses- Hudson Valley Beautiful</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/6/1/5/5/4/ar12149558745516.JPG" height="292" alt="" width="612" /&gt;&lt;/p&gt;
&lt;p&gt;Some days are just perfect for showing houses to prospective buyers.&lt;/p&gt;
&lt;p&gt;For the past two days I have had the pleasure of working with out of town buyers. I spent time with two couples who were drawn to the Hudson Valley for several reasons&amp;nbsp;the main one being&amp;nbsp;the close proximity to New York and Albany.&lt;/p&gt;
&lt;p&gt;Both&amp;nbsp;days were perfect to show homes. The temperature was about 80 degrees with little to no humidity. The sky was blue and the Hudson River, as always, was magnificent- the Valley in it's splender.&lt;/p&gt;
&lt;p&gt;This is the kind of day when&amp;nbsp; I, sell myself on the area&amp;nbsp;in which I live.&amp;nbsp;Riding from home to home it&amp;nbsp;was a pleasure to&amp;nbsp;enjoy the views of the river in Highland and the mountain in New Paltz. This is why I love what I do and why I love where&amp;nbsp;I live. Each season has it's own beauty, which I enjoy.&lt;/p&gt;
&lt;p&gt;I thought how important it is as a Realtor to really love your area to be able to convey the benefits of living there. In the spirit of full disclosure I did have to tell both couples that we do have weather in the Hudson Valley- Not everyday is as perfect as today.&lt;/p&gt;

      <title>A Bear in my Neighborhood- Oh No! Information from the NYS DEC.</title>
      <description>&lt;p&gt;Yesterday I posted a blog about the Black Bear we saw in our neighbors yard last evening. &lt;img src="http://activerain.com/image_store/uploads/7/4/0/2/5/ar121482279852047.JPG" height="138" alt="" width="145" style="float: right;" /&gt;In the excitment of actually seeing a bear in anything but captivity. I did not think to research what to do about a bear in the neighborhood.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;More information can be found on the New York State Department of Environmental Conservation website at: &lt;a href="http://www.dec.ny.gov/animals/6960.html"&gt;www.dec.ny.gov/animals/6960.html&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;What I learned from the site is that the Black bear spends most of it's time searching for food and that is what brings it close to people. It is the quest for food that can cause a bear to be bold and aggressive.&amp;nbsp; Bears are intelligent- they will avoid people unless they get food from people, which is why the DEC suggests bear resistant canisters for garbage and at campsites.&lt;/p&gt;
&lt;p&gt;It is recommended that people learn good habits when it comes to outside storage of food and waste. The DEC says,&lt;/p&gt;
&lt;p&gt;"Black bears are an important and natural component of New York's ecosystem. Whether you live or recreate in the bear country, please help maintain and protect the bears, and at the same time protect yourself and your property."&lt;/p&gt;</description>

      <title>Ulster Park NY- White Tail Deer Country Turned Black Bear Country</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/5/2/9/8/5/ar12147913958925.jpg" height="243" alt="" width="229" style="float: right;" /&gt;I have a herd of White Tail Deer that live in my yard. They sleep in the grass of my backyard and eat the blackberries in my front yard. They will also enjoy anything I try to plant. We get along fine. Pictured here with my dog, Boomer, is Bucky a three year old buck that has been in my yard since stumbling out as a fawn. The deer tease Boomer, who goes out on a rope. The deer go just close enough so they know Boomer will not be able to reach them.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We have all sorts of wild life in our yard turtles, squirrels, rabbits, chipmunks, wild turkeys and all sorts of birds. We call it our game farm.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/2/2/6/7/8/ar121479189387622.JPG" height="168" alt="" width="202" style="float: left;" /&gt;Today "game farm" took on a whole new meaning.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This Black bear was in my neighbors yard...eating the garbage.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This guy was pretty comfortable with us going out to take pictures.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;img src="http://activerain.com/image_store/uploads/5/0/0/3/6/ar121479239263005.JPG" height="191" alt="" width="185" style="float: right;" /&gt;Giving up my garden is one thing but this is a whole different thing...Yipes. Now we need a "Please don't Feed the Bear" sign.&lt;/p&gt;

&lt;p&gt;In an earlier blog a talked about the deer and about having no curb appeal because the deer ate it.&amp;nbsp; Does anyone have advise on Bear Repellent??????&lt;/p&gt;</description>

      <title>When Visiting New Paltz- Stop by Huguenot Street</title>

&lt;p&gt;The strong sense of history can be felt with a visit to Historic Huguenot Street in New Paltz. In 1677, twelve Huguenots purchased about 40,000 acres of land near the Wallkill River from the Esopus Indians, The Huguenots were French Prostestants who fled religious persecution in northern France. They came to America seeking freedom of Religion. The Huguenots established a community and the original twelve, the Duzine, served as the legislative and judicial body of the community. The homes of the original founding families&amp;nbsp; and their descendants still stand today.&lt;/p&gt;
&lt;p&gt;Seven stone house dating back to the earlt 1700's and a burial site and the church built in 1717 are all part of this National Historic Landmark. The stone house museums are availble for tours and special events. Pack a picnic lunch and enjoy the beautiful surroundings steeped rich in history.&lt;/p&gt;
