Maria Rini and Richard Gneiding of ReMax Real Estate Limited in Oradell, NJ hosted a BBQ at the New Jersey Jackals baseball game Thursday, July 17th.

 

This event took place in the Yogi Berra Stadium at the Montclair University, Montclair, NJ.

 

 

 

 

 

The evening began with a large and delicious BBQ, followed by a baseball game, NJ Jackals vs Worcester Tornadoes. A great time was had by all.

In the past three years that I have been the owner of my own business, I have had the opportunity to meet so many people, Stagers, Agents, Builders, Contractors and Homeowners. This has been a wonderful time in my life, and a time of change for me.

As we go through our day to day routine of “business as usual” there are certain professionals that we meet along the way that just seem to out shine others. It maybe how they handle themselves and their clients, or their passion for what they do. What ever it is, it’s special.

One of these professionals is Al Donohue, of Marron Gildea & Donohue. As some of you know, Al became a partner just this past year. It does not surprise me; Al has become one of the top producing Agents in Ridgewood, NJ. He is so committed to his clients, providing them with impeccable service.

Al recently posted on his blog about finding his "Blogging Voice". While he may be looking for his blogging voice, he has certainly found his business voice.

This past June, I had the pleasure of being invited to Al’s annual “Client Appreciation BBQ”. There were over 150 people there, from co-worker to clients, including their children. There were so many activities for the children, a giant waterslide, face painting, caricature drawing and much, much more. Hey, even the Good Humor Ice Cream Man showed up in Al’s driveway (courtesy of Al, of course).

As I began to meet and talk with these people, I realized that Al’s relationship with his clients was more then just selling them a house, it was about selling them a home, a neighborhood, a community, and that he would still be around even after the deal was done.

Al is a real family man and is always involved in his community. It is a pleasure to know Al and to work with him on some of his listings. He is an achiever and is always moving forward with his career. He is a true professional.

This is how my clients feel when I am showing them how to stage their homes.

"How can you expect me to live like this? -It is like I have to live somewhere else". 

When I am showing clients how to live "Staged", I try to make it as easy and effective as possible. My main objective is to get the clutter out and to show them how they can still keep what they use on a daily basis out of sight.

It is all about creating holding areas for your daily items. I teach them how to create these places in all of their rooms.

So many things that we use every day are left out in the open. The thought process is "Well, I will be using it again tomorrow, so let it stay there". You do that with about 50 to 100 items in your house and you are showing clutter. 

How, do I come up with numbers like these?  Let's take the smallest room in the average house - the bathroom:

  • Toothbrush
  • Toothpaste
  • Mouthwash
  • Many bottles of shampoos & conditioners
  • Combs/hairbrushes
  • Hairdryer
  • Hairspray
  • Body lotion
  • Deodorant
  • Razor
  • Shaving cream
  • Shower cap
  • Nail polish
  • Medications

I am sure you get the point.

It is all about retraining yourself while your home is on the market. The goal is to make it easy to keep the house ready to be toured by buyers.

This how I feel sometimes when I am in a client’s home. After looking at all the rooms, I start to notice that pieces are missing from them. They are all there in the house, but not together as they should be.

 

I see matching chairs separated and in two different rooms. There are too many lamps in one and none in another. As Professional Stagers we have the ability to sort out all the pieces in our heads and put the puzzle together and make the big picture make sense.

As Professional Home Stagers I provide many services to my clients. From a consultation on how a homeowner can prepare their home themselves, to a full blown out Staging.

When I receive a call from a client who is looking for a consultation on how they can Stage their own home, I let them know that this will be a very active meeting and can be between 2 to 3 hours long so be prepared. This is a thorough consultation. Not only will I be providing them with a full written house report, we will also be doing some hands on Staging.

Some clients are surprised that they will be participating in actual Staging, but I feel that in order to get it, you have to do it. During my visit I explain that it will take a lot of discipline on their part to Stage their own home and to keep it that way once it is done.

The homeowner has to get mentally prepared. Their home is now going to become a product, and is going to be marketed to the consumers who are the buyers. It is so important to package this product to make it more appealing to large group of consumers (the buyers). This is what Staging does.

During my consultation I will select a room that we will rearrange and Stage together. Most of the times it is a room that needs a new fresh look with something as simple as a different furniture arrangement and well placed accessories to open up a room and give it a better flow.

I have found that once this is done, the client starts to see what it is that they need to do. Of course there are going to be rooms that will need more then just having the furniture and accessories rearranged (de-cluttering, de-personalizing, removing furniture and items from a room, painting, cleaning, etc). But between having the written report on each room and having a room that can be used as an example, it makes more sense to them.

At this point I have a situation where the client is very eager to start Staging as soon as I walk out the door. But then there are clients that start to realize that they need my help. They need my Staging Services, and this is fine, because now that I have seen their home and see what has to be done I can give them an estimate on my fee.

In today's economy, money can be an issue. But there are so many price points that can be offered to homeowners for Staging Services, from doing just key rooms in the home, to the entire house. Staging is not just for the high end homes, it can be customized to most budgets.

It takes today’s homebuyers 30 seconds to decide if they are interested in buying a house that is on the market.
