In May 2012, I wrote an article about appraisals entitled What Happens if my House Doesn’t Appraise for the Full Price?. The rules are constantly changing so here is some updated information effective 12/14/2012. The appraisal process is one of the most important parts of the loan process and generates a lot of questions. I specifically addressed FHA guidelines since 97% of most loans are FHA. Conventional and VA loans have different rules and your Realtor or lender can discuss these differences with you.

I listed the cutest little house in a city that happens to be plagued with high crime, a lot of negative media attention and the bad economic issues as well.

 
The Seller owned the house outright and asked me to meet him at his empty home and bring the comps and contracts. I thought this would be a great listing….wrong! Of course he felt the home was worth more than the comps so he wanted to price it $20,000 more than I felt … (24 comments)

This insect is called a “Praying Mantis” and is typically green or brown with triangular heads, and have front legs that looking like they are praying. 

Mantis' are well camouflaged on the plants where they live, lie in ambush or patiently stalk their victims. They wait until their victim is within striking distance and then wrap themselves around the victim and eat them alive.

 
They eat small insects, retiles, and even small birds.  Moths, crickets, grasshoppers, flies, and other insects are usually the unfortunate recipients of the mantis. It can eat larger predators up to 5 times its weight. … (18 comments)

Would You Put This Picture in MLS?
A few weeks ago I was searching the MLS and came across a house that was a perfect for one of my buyers. When I opened up the pictures to view the features I found 5 pictures and this one surprised me beyond belief. The other 4 photos were not quite as bad but pretty much the same.
 
Of course, I did not take my buyer to see this house as this photo was enough to say NO WAY; messy, dirty, smelly, maybe infested, no repairs or upgrades and “No Pride of Ownership” … (23 comments)
