      <title>Wow..It's Almost Time To Eat Some Turkeys!</title>
      <description>&lt;p&gt;Can you believe that it's November already? I mean it seems like it was just yesterday that I heard a bunch of real estate prognosticators saying that the real estate market was getting better?&lt;/p&gt;
&lt;p&gt;Hmm..like a broken clock, eventually they will be right. But in the meantime, Notre Dame has returned to prominence, The Yankees are about to win another World Series and while the leaves have changed and their brilliant colors are now fading into the brown of a fast approaching winter...much in real estate stays the same.&lt;/p&gt;
&lt;p&gt;I don't get it. Not at all. I have been monitoring AR off and on and it's like watching the re-run channel. Nothing much changes, the same old conversation continues and everyone waits for the glory days.&lt;/p&gt;
&lt;p&gt;I'm going to be short and sweet as I don't really need any backlinks from this post (have found some killer niches that really don't require much effort), but I have to share an email that I received this morning from someone who subscribed to one of our sites and was unsubscribing.&lt;/p&gt;
&lt;p&gt;When asked why she was unsubscribing she said &lt;strong&gt;&lt;em&gt;&quot;that she didn't have time to learn Internet Marketing&quot;.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I won't even go any further...see ya in December!&lt;/p&gt;</description>

      <title>My October Musings</title>
      <description>&lt;p&gt;I love October! What's not to love? The return of cool weather to us sun baked residents of South Florida, Notre Dame football (especially since they're actually winning this year), the colors of the leaves back home in New England, the hearty taste of a nice lager at Oktoberfest, the donning ov &lt;strong&gt;&lt;em&gt;&lt;a href=&quot;http://www.vampirehalloweencostumesx.com&quot; target=&quot;_blank&quot;&gt;vampire halloween costumes&lt;/a&gt;&amp;nbsp;&lt;/em&gt;&lt;/strong&gt;for a sweet night of trick or treating, the anticipation of the fastly approaching Holiday season and of course, last but not least, my October post her eon Active Rain.&lt;/p&gt;
&lt;p&gt;It's also becoming a lot easier to stop looking in the rear view mirror at real estate. Sure, we still flip houses on autopilot (seriously easy cash) but I don't envy realtors trying to make a buck in this market. I'd be looking for some pretty sharp box cutters if I had to work my &quot;sphere of influence&quot; or &quot;farm my area for listings&quot;, or read another lame blog post by some agent who has nothing else to do and all day to do it and is happy about being number 1 for Homes In The Back Village Of Boise&quot;...yeah that would make me happy...NOT!&lt;/p&gt;
&lt;p&gt;We're going to be flying over the big pond for the Holidays and it's courtesy of our Internet Marketing endeavors. This month we brought in a cool mid 5 figures on our sites and spent about 30 hour sin the entire month doing so. I call that sweet. Our real estate deals...just as sweet, turning homes via the Internet as well.&lt;/p&gt;
&lt;p&gt;We get people emailing us all of the time who wonder what it is we do and how we do it. Most people have no idea. Here's a hint...while you're here writing for useless points we're writing for dollars. You know...real doneros..duckets, benjamins?&lt;/p&gt;
&lt;p&gt;Here's a sneak peek into our next venture. we think the timing is impeccable as their will be tons of fatties looking to find the &lt;strong&gt;&lt;em&gt;&lt;a href=&quot;http://www.bestwaytoloseweightever.com&quot; target=&quot;_blank&quot;&gt;best way to lose weight&lt;/a&gt;&amp;nbsp;&lt;/em&gt;&lt;/strong&gt;as they gorge themselves with deep fried turkey, ham and pumkin pies over the next 8-12 weeks. &lt;p&gt;We offer two or three products on the page, none of which we own, none of which we have to hold inventory for and none of which we have even seen. Yet, every single day, 7 days per week, this &lt;strong&gt;ONE&lt;/strong&gt; article nets us a minimum of &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;$300.00 PER DAY&lt;/span&gt;&lt;/strong&gt;.       <title>My September Post</title>
      <description>&lt;p&gt;Well here it is another month later and the usual suspects appear to be at it again. You know them, the gripers and whiners and the clingons.&lt;/p&gt;
&lt;p&gt;Basically those who are complaining about making no money and those waiting for the good old days to return. Funny thing now there seems to be a movement on AR in regards to short sales.&lt;/p&gt;
&lt;p&gt;Ahhh...better late than never i guess. But alas that ship seems to be sailing as well and here we go again, too many realtors who have no foresight and only jump on trends when they have been beaten to death and passed over and left for dead. Sort of like shopping at a flea market and picking up that really cool Member's Only jacket. It was cool back then but now you just look like an out of touch loser.&lt;/p&gt;
&lt;p&gt;How about being in front of the curve for once. How about looking at the horizon and planning where you want to be 6-12 months from now. Perhaps that is too scary of a visualization for too many realtors.&lt;/p&gt;
&lt;p&gt;After the release of last month's annual Harris Poll which crowned the real estate profession with the distinction of being dead last in professional prestige...behind of all people congressmen...yikes! People think slimy politicians are better than realtors.&lt;/p&gt;
&lt;p&gt;Well there's always hope I guess, but obviously there is no hope if you keep doing what your doing. Why? Because you'll keep getting what your getting.&lt;/p&gt;
&lt;p&gt;So that brings me to this month's missive here on AR.&amp;nbsp;I wanted to share some information as to how we drive the revenue in our business. And it applies to all aspects of our business, real estate and otherwise.&lt;/p&gt;

      <description>&lt;p&gt;Well it's mid August and on schedule the tropical storms are heading west off of Cape Verde and things are as usual down here in South Florida. Yes it's hot as hell down here and luckily football season is merely a couple of weeks away.&lt;/p&gt;
&lt;p&gt;So what does this have to do with real estate? Well this post is about familiarity. It seems that familiarity is resounding here in South Florida and throughout the real estate industry.&lt;/p&gt;
&lt;p&gt;When you stop in on Active Rain or peruse stories about the state of real estate it's like you're in the twilight zone. Nothing ever changes. Sure, Broker Bryant is now doing everything that he argued against when we spoke to him a year ago...(welcome to the dark side BB). If innovation wasn't the stimulus it seems as though survival was the key eh?&lt;/p&gt;
&lt;p&gt;But besides BB making some changes, most of what I see in the RE industry is the same old thing. Same people, same stories, same results. It reminds me of that commercial about the Maytag repairman. It's amazing how many tired and broken veterans find it more comforting to talk about the good old days instead of working to create more.&lt;/p&gt;
&lt;p&gt;Well...not going to say much more as now my self-imposed&amp;nbsp;monthly post&amp;nbsp;quota on AR&amp;nbsp;is now fulfilled.&lt;/p&gt;
&lt;p&gt;I'll check back in another month or so and maybe there will be something unique on AR...but I doubt it. Aahh the air of familiarity is just too comforting for true change to break through it seems.&amp;nbsp;&lt;/p&gt;</description>

&lt;p&gt;Yesterday I was on my way to show a house to a couple who were in town from Georgia. I called and told them that I was a little bit late because as luck would have it on Friday the 13th, my car had a flat tire. So I decided to take my son's car as he was home on Spring Break and I knew he would not be up until noon or so.&lt;/p&gt;
&lt;p&gt;I let the clients know that I would be there as soon as possible and that I would be driving my son's vehicle and to please look for a red Ford Expedition...like you could miss this thing!&lt;/p&gt;
&lt;p&gt;It wasn't too long that I was pulling up to the house when I saw the couple out in the yard. Across the street were a few kids with their parents playing an informal game of wiffleball in their front yard.&lt;/p&gt;
&lt;p&gt;As I was pulling in to park, one of the young children from across the street ran out into the road chasing a ball that had been errantly thrown. As kids often do, he ran and didn't even look before dashing hurriedly into the street.&lt;/p&gt;
&lt;p&gt;So I beeped my horn to let the child know that there some cars in the road but what came out of my car was anything but a &quot;beep&quot;.&lt;/p&gt;
&lt;p&gt;My son, without telling me, had installed a &lt;em&gt;&lt;a href=&quot;http://www.trainhornsdirect.com&quot; target=&quot;_blank&quot;&gt;&lt;strong&gt;train horn&lt;/strong&gt;&lt;/a&gt;&lt;/em&gt; of epic proportions. This &quot;thing&quot; sounded like The Almighty was letting us know He was returning. It had the sound of large oceanliner leaving port. It sounded like ... well a train, a large, rumbling, sleep shattering, &lt;strong&gt;&lt;em&gt;train horn&lt;/em&gt;&lt;/strong&gt;!&lt;/p&gt;
&lt;p&gt;Well suffice it to say that the child stopped dead in his tracks. Literally. He stayed put until his Mother came and got him. After she herself composed herself from the nuclear horn blast that she just endured.&lt;/p&gt;
&lt;p&gt;You ever get the feeling that people are staring at you? Well I looked around and I had an audience. I was absolutely mortified. I had clients in from out of town looking to buy a new home. I had just unleashed the fury of a loud a#$ &lt;em&gt;&lt;strong&gt;&lt;a href=&quot;http://www.realestateradiousa.com/blog/2009/03/15/train-horn/&quot; target=&quot;_blank&quot;&gt;train horn&lt;/a&gt;&lt;/strong&gt;&lt;/em&gt; on their would be neighbors and I wondered if I should just keep driving and go back home and climb under the covers...after I killed my son!&lt;/p&gt;
&lt;p&gt;But being the professional that I am, I took a deep breath pulled into the yard and got ready to explain to the new couple that I didn not know that my son had installed a doggone &lt;strong&gt;&lt;em&gt;train horn&lt;/em&gt;&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;As I began practicing my apology in my head, the husband approached, extended his hand and said, &quot;Hey, I'm J.T....a &lt;em&gt;&lt;strong&gt;train horn&lt;/strong&gt;&lt;/em&gt;...cool!&quot;&lt;/p&gt;
&lt;p&gt;We spent the next 20 minutes, not talking about the house but rather talking about &lt;a href=&quot;http://www.trainhornsdirect.com&quot; target=&quot;_blank&quot;&gt;&lt;strong&gt;&lt;em&gt;train horns&lt;/em&gt;&lt;/strong&gt;&lt;/a&gt;. It seems that J.T. was a bit of an enthusaist and had been looking at buying a &lt;strong&gt;&lt;em&gt;train horn&lt;/em&gt;&lt;/strong&gt; himself and he was now sold...on the &lt;strong&gt;&lt;em&gt;train horn&lt;/em&gt;&lt;/strong&gt; that is.&lt;/p&gt;
&lt;p&gt;He wanted to know where my son got it and so I called and woke Jimbo up and told him that one of my clients wanted to know where he bought his &lt;strong&gt;&lt;em&gt;train horn&lt;/em&gt;&lt;/strong&gt;.&lt;/p&gt;

&lt;p&gt;After an hour or so, J.T. and Sally decided to put an offer in on the home. After they signed the contract J.T. said he was going back to his sister's house and getting online to buy his &lt;em&gt;&lt;a href=&quot;http://www.trainhornsdirect.com&quot; target=&quot;_blank&quot;&gt;&lt;strong&gt;train horn&lt;/strong&gt;&lt;/a&gt;&lt;/em&gt;&lt;strong&gt;.&lt;/strong&gt; Sally smiled and rolled her eyes.&lt;/p&gt;

Unemployment numbers are at the &lt;strong&gt;highest level in decades with over 12 million&lt;/strong&gt; people out of work.&lt;br /&gt;&lt;br /&gt;The housing market is in the toilet with the New York Times reporting today that across the nation, &lt;strong&gt;19 million houses and apartments - nearly one out of every seven - are vacant&lt;/strong&gt;, the &lt;strong&gt;highest percentage since the 1960&lt;/strong&gt;s. &lt;br /&gt;&lt;br /&gt;But only about &lt;strong&gt;six million of those homes are for sale&lt;/strong&gt; or for rent. That means &lt;strong&gt;millions more could still flood onto the market, depressing prices further&lt;/strong&gt;. &lt;br /&gt;&lt;br /&gt;If that isn't enough we also got more numbers in various reports that said &lt;strong&gt;one in nine mortgages was delinquent or in foreclosure&lt;/strong&gt;, while another showed that January &lt;strong&gt;contract signings for sales of previously owned homes fell at their fastest pace in two years&lt;/strong&gt;! &lt;br /&gt;&lt;br /&gt;Then we hear from the NAR that &lt;strong&gt;hundreds of thousands of agents are leaving the business&lt;/strong&gt; and we feel that those numbers are actually conservative. &lt;br /&gt;&lt;br /&gt;So it does make me wonder &lt;strong&gt;how many of the 700 who applied for the janitor's job in Ohio were Realtors&lt;/strong&gt;. Bad time to be a Realtor or investor..hardly!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Are you seeing the opportunity in this market?&lt;/strong&gt; Are you seizing the profit centers that are abundant in today's real estate market? Why not? IF you are not having your best months ever then there is something really wrong.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Wow...ain't it great?&lt;/strong&gt; I mean we are in the midst of the &lt;strong&gt;GREATEST REAL ESTATE MARKET EVER&lt;/strong&gt; and most agents don't realize it or know how to take advantage of it! I've said it before and I'll say it again. J.D. Rockefeller said it and it is oh so true&lt;strong&gt;&lt;em&gt;...&quot;the time to buy is when blood is running through the streets&lt;/em&gt;&lt;/strong&gt;!&quot;&lt;br /&gt;&lt;br /&gt;Banks are being super aggressive in approving &lt;a href=&quot;http://www.shortsalevideocourse.com/sslanding.html&quot; target=&quot;_blank&quot;&gt;&lt;strong&gt;short sales&lt;/strong&gt;&lt;/a&gt; yet all I hear from so many Realtors is that they are having a tough time making ends meet. It's now March and we're nearing the end of the first quarter of 2009. If you wanted to make $150,000.00 this year you would need to have made $37,500 in net commissions by March 31st. &lt;br /&gt;&lt;br /&gt;Are you on target to have $37,500.00 of banked commissions by March 31st. What if I told you that we have student clients who are generating that kind of income MONTHLY doing short sales? &lt;br /&gt;&lt;br /&gt;What if you could see a $20,000 or $30,000 monthly commission check? Would that make you realize that there are tons of opportunities out there?&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Well it's been almost a year to the day since we launched Real Estate Radio USA. I have to say that it's been a lot of fun and along the way we have had the opportunity to meet and speak with some very fine people in the world of business and in the real estate industry.&lt;/p&gt;
&lt;p&gt;We have amassed over 400 hours or interviews in addition to the thousands of articles on the site. We also have had the great fortune of having some of the best contributing authors that one could hope for.&lt;br /&gt;It's truly been a pleasure catering to the real estate industry.&lt;/p&gt;
&lt;p&gt;But (isn't there always a but?), the times they are a changing and as such so is Real Estate Radio USA. You may have noticed over the last few months that our frequency of blog postings and posted interviews has dwindled somewhat.&lt;/p&gt;
&lt;p&gt;The reason being is because we have done a lot of introspection and research and talked exhaustively to many trusted advisors and colleagues and have come to the conclusion that we wanted to make a change. A change for the better.&lt;/p&gt;
&lt;p&gt;We wanted to be sure so we took our time in coming to a decision. Now it's time to let everybody know what that decision is.&lt;/p&gt;
&lt;p&gt;Effective January 2, 2009 Real Estate Radio USA will be a subscription only site. Additionally, our programming will be decidedly different. We will be catering exclusively to an audience who wants to know how to &lt;strong&gt;&lt;em&gt;make money in real estate&lt;/em&gt;&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Accordingly our focus will be more towards those who view real estate as an &lt;strong&gt;&lt;em&gt;investment&lt;/em&gt;&lt;/strong&gt; commodity rather than towards the real estate agent industry.&lt;/p&gt;
&lt;p&gt;Over the last 12 months we have taught thousands of agents and &lt;strong&gt;&lt;em&gt;real estate investors&lt;/em&gt;&lt;/strong&gt; how they can better position themselves to seize the many opportunities that exist and will become even more abundant in the real estate industry.&lt;/p&gt;
&lt;p&gt;It has been as educational for us as it has been for those who have taken our classes, online courses and seminars.&lt;/p&gt;
&lt;p&gt;We are going to be incorporating a lot of resources on the new site to help and guide those looking to create wealth by &lt;strong&gt;&lt;em&gt;investing in real estate&lt;/em&gt;&lt;/strong&gt;. We are most assuredly steadfast in our bullish outlook on real estate.&lt;/p&gt;
&lt;p&gt;Those of us in the &lt;em&gt;&lt;strong&gt;investing&lt;/strong&gt;&lt;/em&gt; side of things realize that there is an absolute goldmine out there. The positive outlook that we see and hear from those making money by&lt;strong&gt;&lt;em&gt; investing&lt;/em&gt;&lt;/strong&gt; wisely in real estate is refreshingly infectious.&lt;/p&gt;
&lt;p&gt;We want to surround ourselves with positivity and cater to those who embrace the challenges of a volatile economy.&lt;/p&gt;

&lt;p&gt;This may seem like a real DUH! moment, but seriously, have you seen or read what is going on in the so-called Re.net? I mean every where I look I am seeing a post about everything &lt;strong&gt;EXCEPT&lt;/strong&gt; making money in real estate.&lt;/p&gt;
&lt;p&gt;Today I went to some of the blogs that are considered preeminent in the industry and after suffering through page after page of mindless drivel there was nothing I could take away from ANY of the posts that would allow me to implement in my business today that could have me on the road to making money.&lt;/p&gt;
&lt;p&gt;I have begun to think that making money is no longer an objective for many real estate agents. Maybe with the government getting into our business lives it is to be expected that some would adjust comfortably into a Socialist atmosphere.&lt;/p&gt;
&lt;p&gt;However, I can't lose hope on all of humanity and I can't lose hope in the real estate business that we as professionals in this sector have become over populated by agents who really don't have the premise of earning a profit as a clear business objective.&lt;/p&gt;
&lt;p&gt;Twitter this, and Zillow that, and Homegain and the other thing...whatever....are there any real estate agents left out there that still regard being in business to actually make a profit as being the primary reason for being in business?&lt;/p&gt;
&lt;p&gt;One of the reasons we have been somewhat dormant over here at &lt;a href=&quot;http://www.realestateradiousa.com/blog&quot; target=&quot;_blank&quot;&gt;Real Estate Radio&lt;/a&gt; is because we have been taking some time and networking with some people in the real estate industry who are absolutely making a killing! I am talking about some people who are making five to six figures per month with little effort. I am speaking with some serious movers and shakers and wondering, where do so many real estate agents go wrong?&lt;/p&gt;
&lt;p&gt;Is it the vortex sucking social blogs that get so many writing about nothing that's got so many trapped? Are the &quot;big dogs&quot; and geniuses of the Re.net nothing more than country clubs for the similar thinking? I really don't know. But what I do know is that we have been talking to some real money making killers out here in the field away from the blogs and it has really got me wondering...Do real estate agents really want to make some serious money?&lt;/p&gt;
&lt;p&gt;Love to hear what you think. We're going to follow this up with some profiles of some in the real estate industry who are actually making some fat cash and you'll see what they have to say and what they're doing.&lt;/p&gt;

The same holds true for area rents. A low price can often be justified by a reasonable rent; renters who can afford a high rent can afford to buy instead, so reasonably priced rent is a need.&lt;/p&gt;
&lt;p&gt;2. Be careful - Tax laws may change &lt;br /&gt;Don't base your tax investment on current tax laws. The tax code is constantly changing, and a good investment is a good investment regardless of the tax code. The right property with the right financing is what you should look for as an investor.&lt;/p&gt;
&lt;p&gt;3. Specialize in something you Know &lt;br /&gt;Start in a market segment you know. Whether you focus on fixer-uppers, foreclosures, starter homes, low-down payment properties, condominiums, or small apartment buildings, you'll benefit from experience by specializing in one aspect of investment real estate properties.&lt;/p&gt;
&lt;p&gt;4. Know the Costs going in! &lt;br /&gt;Know the financial statements inside out. What are operating expenses? What are loan payments? Vacancy costs? Taxes? What does the cash flow statement look like? These are key issues that must be addressed before making a solid investment.&lt;/p&gt;
&lt;p&gt;5. Know where your tenants are coming from &lt;br /&gt;If the last rent increase was recent, your tenants may be considering a move. If tenants have a short-term lease, they may be living there simply to attract unsuspecting buyers. It is also important to collect the tenants' security deposits at closing.&lt;/p&gt;
&lt;p&gt;6. Assess the tax situation &lt;br /&gt;Taxes are an integral part of successful real estate investing, and they often make the difference between a positive cash flow and a negative one. Know the tax situation, and see how it can be manipulated to your advantage. It may be a good idea to consult a tax advisor.&lt;/p&gt;
&lt;p&gt;7. Investigate insurance coverage &lt;br /&gt;If seller's coverage is based on lower-than-current replacement value, your insurance cost may increase when you pay a higher purchase price.&lt;/p&gt;
&lt;p&gt;8. Confirm Utility Costs &lt;br /&gt;Ask the local utilities to verify recent utility expenses, especially if any of these costs are included in your tenant's rent.&lt;/p&gt;
&lt;p&gt;9. Consult Your Accountant &lt;br /&gt;Taxation is a key element of successful real estate investing, so be sure to find an accountant who is well-versed with the constantly evolving tax code.&lt;/p&gt;

&lt;p&gt;As many readers and radio show listeners know, I have been a contributing writer over at the Bloodhound Blog. Well, all good things must come to an end and I have decided to focus my energies on profit making endeavors.&lt;/p&gt;
&lt;p&gt;While I enjoyed mixing it up with the readers of the BHB, it takes a lot of time to research an article, compose the article and then constantly maintain an article while tending to comments and such.&lt;/p&gt;
&lt;p&gt;It's a lot of fun to spar with readers from across the RE.net but it really doesn't do much for the pocketbook. While I am grateful for the learning experience and tremendous exposure afforded me by the guys at BHB, I have decided to focus my time on our blog, our radio show and the ongoing syndication talks, my &quot;for fee&quot; based writings, and on our soon to be released real estate sales website.&lt;/p&gt;
&lt;p&gt;Spending time away from home has not allowed me to focus as needed and as such it's time to direct energies where energy belongs. Our traffic numbers and listenership is higher than it's ever been and we want to make sure we build our franchise and brand as strongly as possible without fear of dilution. The only way to do that is to make sure that a clearly defined focus and objective is followed.&lt;/p&gt;
&lt;p&gt;One of the biggest changes that you will notice right away is the turn we are making in delivering more informative, inspirational, and educational content for those who want to improve their business, whether real estate or otherwise.&lt;/p&gt;
&lt;p&gt;Another change we will be making is directing a large part of our writings and radio show content towards potential consumers. While fun to speak to those in the re blogosphere, we feel it is more productive to broaden our audience and include messages delivered to the consumer. We feel that there have been limited outlets wherein the consumer can gain an insight into the business and we want to help the consumer obtain as much knowledge as possible about buying a home.&lt;/p&gt;
&lt;p&gt;In this age of transparency we want to take that to a whole new level and foster change and growth by making sure the consumer is informed as much as possible.&lt;/p&gt;
&lt;p&gt;Another direction we will be taking is speaking more to the real estate investor as well. The market in real estate is prime for the taking for many investors and we have received many emails from real estate investors and those who want to promulgate wealth through real estate. Now there's a concept that has been swept under the rug lately.&lt;/p&gt;
&lt;p&gt;How are we going to achieve the goals we have set out for us? Well, we have booked some of the brightest minds in real estate, social media marketing, entertainment and the general business world. By utilizing many of the guests that we speak to as catalysts for change and motivation it is clear our message is becoming louder and louder.&lt;/p&gt;
&lt;p&gt;As many of you know, our guests have appeared on such networks as HBO, CNN, Fox News, Bloomberg TV and many others are authors and consultants for Fortune 500 companies. In elevating our brand and focusing on the objectives that I am charged with, there is no way that I can continue writing on the Bloodhound Blog. It simply takes too much time away from that which I need to be focusing on.&lt;/p&gt;
&lt;p&gt;Lastly, many of the posts I have written on the Bloodhound Blog were taken as being bombastic and sometimes a bit much to take. Not making any excuses but I was fueled by an environment that fostered an adversarial mindset and it was somewhat awkward writing and commenting to an audience that simply chose to either discredit certain statements or did not take the time to understand the statements.&lt;/p&gt;
&lt;p&gt;In either event it is fortunate that the small amount&amp;nbsp;of those&amp;nbsp;that&amp;nbsp;commented in the negative do not outweigh the many who have shown me their support for trying to elevate an industry that has been somewhat reluctant to embrace change.&lt;/p&gt;
&lt;p&gt;Rather than trying to convince readers about change, I will be focusing on delivering a message of change and motivation to an audience that is wholly receptive.&lt;/p&gt;
&lt;p&gt;I have spoken to Greg Swann and left the door open to a possible return and I thank him for what was a great opportunity. Now it's time to turn the corner and crank up the foreclosure profit center and ride this market for all that it's worth!&lt;/p&gt;
&lt;p&gt;It's a great time to be in real estate and there is so much money to be made it is almost too good to believe. Every real estate agent or investor needs to have a competent hard money lender on speed-dial. We have found that the ability to close quickly on a distressed property can sometimes be the difference between a great payday and no payday at all.&lt;/p&gt;&lt;p&gt;What is a hard money loan? A hard money loan is a loan in which the primary criteria for the loan is the value of the property. It is for the most part, an asset based loan. Hard money loans can be from institutions, credit unions, or private individuals.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Terms&lt;br /&gt;&lt;/strong&gt;Those who participate in hard money lending do so because they can often command much higher interest rates due to the risk involved. There is no typical hard money loan. As most hard money lenders are lending either their own money or the money of their group, they are able to set their own lending criteria in terms of duration, fees, term, pre-payment penalties, types of properties, and even location where they want to lend.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Credit Score&lt;br /&gt;&lt;/strong&gt;As many hard money loans are made by private investors, credit requirements vary. Usually the credit score of the borrower is not as important, value of the collateral property. As lending in conventional market has turned quite tight, many hard money lenders are being looked at to step in and help deals get done.&lt;/p&gt;&lt;p&gt;While some hard money lenders may require a certain credit score, others may not.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;LTV&lt;br /&gt;&lt;/strong&gt;As with all other hard money terms, the hard money lender that you work with will set their own LTV. typically, the loan to value ratio is 50-70%. For example, if the hard money lender feels that the property is worth $100,000, they would potentially lend $50,000-70,000 against it. This low LTV provides a good deal of security for the&amp;nbsp;hard money lender, in case the borrower does not pay and they have to foreclose on the property.&lt;/p&gt;&lt;p&gt;As you can see, having relationships with competent hard money lenders will allow you to purchase properties or get your buyers funded for short sales and REO purchases.&lt;/p&gt;&lt;p&gt;We have worked with hard money lenders that can close in as little as 24 hours from receiving clear title. I doubt you will be able to find that kind of turnaround with a bank. As the housing crash has continued, more and more transactions are being funded by hard money lenders.&lt;/p&gt;&lt;p&gt;In fact if you have funds available and want to earn a secure return, becoming a hard money lender may be something you want to look into.&lt;/p&gt;&lt;p&gt;Here are some questions you will want to ask a prospective hard money lender to make sure you get the best deal possible:&lt;/p&gt;&lt;p&gt;1. Where do you lend?&lt;br /&gt;2. What kind of properties will you lend on?&lt;br /&gt;3. What are your credit requirements?&lt;br /&gt;4. What is your turn around time to lend?&lt;br /&gt;5. Will you lend to a LLC&lt;br /&gt;5. Do you require a personal guaranty&lt;br /&gt;6.What is your interest rate?&lt;br /&gt;7. Is it interest only?&lt;br /&gt;8. What is the term of the loan?&lt;br /&gt;9. Is there a pre-payment penalty?&lt;br /&gt;10. Can the loan be extended beyond the stated term?&lt;br /&gt;11. Is the loan assumable if I sell the property?&lt;br /&gt;12. What are the points and fees you charge for making the loan?&lt;br /&gt;13. Can they be rolled into the loan?&lt;br /&gt;14. Do you lend based upon the ARV or the contract price?&lt;br /&gt;15. Will you escrow for repairs?&lt;br /&gt;16. What is your repair escrow disbursement policy?&lt;br /&gt;17. Will you provide a Proof of Funds Letter so that you can buy REO properties and execute your short sales&lt;br /&gt;18. Can I rent out the house or move-in while the loan is outstanding?&lt;/p&gt;&lt;p&gt;If you are serious about working the foreclosure market, or if you want to buy foreclosures, you will need a hard money lender on your team.&lt;/p&gt;&lt;p&gt;There is a lot of money to be made buying and selling foreclosures, REO properties and in executing short sales. A consumer calls you based upon a blog post that you have recently made. He is in dire NEED of the services of a competent and professional real estate agent.&lt;/p&gt;&lt;p&gt;He must sell his house quickly. He is in foreclosure and he does not want his credit damaged. He already has had a short sale denied by his bank because he has too many other assets. His only alternative is to sell the home.&lt;/p&gt;&lt;p&gt;Here are the vital signs:&lt;/p&gt;&lt;p&gt;1. The home is worth approximately $300,000.00 as determined by comparable analysis&lt;br /&gt;2. He owes $208,000.00 on his first and second mortgage combined&lt;br /&gt;3. He has a Federal Tax Lien in the amount of $22,500.00&lt;br /&gt;4. He has a municipal lien for not maintaining his pool (it&amp;#39;s a green slimy mess) and it has been running since October 2007 at the rate of $1,000.00 per day&lt;br /&gt;5. He has not paid the County Property taxes in 2 years and he owes the County $12,500.00&lt;br /&gt;6. He has not listed the property because he thinks he can not afford to pay commission and he&amp;#39;s not willing to sign a listing agreement that he can not terminate at will&lt;br /&gt;7. His wife is on title with him but she&amp;#39;s now in Chicago living with her parents and wants $5,000 from the sale of the house&lt;br /&gt;8. He needs at least $5,000.00 himself to be able to move on with his life&lt;br /&gt;9. He will also need to stay in the house for 30 days AFTER the closing because it will take him that long to move because he can&amp;#39;t move until he gets the money from the closing&lt;br /&gt;10. The house has pretty good bones but will need:&lt;br /&gt;a. &amp;nbsp;basic cosmetic work&lt;br /&gt;b.&amp;nbsp; new landscaping&lt;br /&gt;c.&amp;nbsp; the pool drained, cleaned and refilled as well as a new pump&lt;br /&gt;d. the roof needs to be replaced (estimate from local roofer is $8,500.00)&lt;br /&gt;e. the garage door needs to be replaced&lt;/p&gt;&lt;p&gt;Other than what has been stated above, the home is located in an upper middle class neighborhood with good schools and is in close proximity to great amenities like a major mall, fine restaurants and exciting nightlife activities. It is also located within an area of stable employment.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;This house goes to auction on May 31, 2008&lt;/strong&gt;. What would you do? Seriously, often times we are accused of &lt;em&gt;&lt;strong&gt;&amp;quot;realtor bashing&amp;quot;...&lt;/strong&gt;&lt;/em&gt;not true it&amp;#39;s the sub-par ones that irk us. However we know there are some consummate professionals, many of whom have taken offense to some of my posts.&lt;/p&gt;&lt;p&gt;Well, I have decided to make a concerted effort to engage much more civilly with real estate agents and to network with fellow real estate professionals so that we may all further our endeavors through the camaraderie of being brothers and sisters at arms...if you will.&lt;/p&gt;&lt;p&gt;So in that regard, I want to&amp;nbsp;be more of a resource facilitator so that we can all benefit from our mutual experiences. That being said, I wanted to poll members of Active Rain and the readers of Bloodhound Blog to get their valued input as to how they would handle this transaction.
