I was the seller's agent for this property. This is a mobile home on deeded/owned land and because owner's listened to me, I was able to list this property at very fair value, and because of that it became a multiple offer situation. This home was under contract in only TWO DAYS. Let me do the same for you and call today!
NH has 17 miles of coastline along the Atlantic. That makes New Hampshire the state with the smallest amount of coastline out of all of the States bordering Oceans or the Gulf of Mexico. That also makes our coastline a very, very precious resource to all New Hampshire residents.
People wonder why the prices in this area of Seacoast NH are still on the high side. The main reason? Because the land is so precious and there isn't much of it. The land from Seabrook, NH (the southern most point of Seacoast NH) up the coast to Portsmouth, NH (the northern most point of Seacoast NH), has been filled. Almost every square inch is taken. There is no more room to build, unless you take down older homes and build again, or divide lots.
On top of the land limitations, we have conservation areas along the coast, to protect our natural wetlands, salt marshes, beaches and bird species. Any further encroachment on these areas is impossible, thanks to conservation efforts implemented by the State and even Federal government.
The market has affected our small 17 miles, just as it has done everywhere else. But the effects here are limited. Limited by people's desire be on these 17 miles of coastline, and the amount of land we have available!

I was a buyer's agent for my client and a tad out of my area in New Hampshire but when he saw this particular home, we both knew he had to have it. The price was almost as beautiful as the property. You can not see from the outside how incredible the inside is (about 3,500 sf), the layout of the land and that pristine salt water pool in the back! I can't wait for the first pool party.
Looking for a commercial lot on a busy road, hopefully even a corner lot, for a great price? Well look no further. This 1.93 acre plot of land is located on the busy intersection of RT-125 and Commerce Way in Barrington. The property is just on the other side of the Commerce Way Business Park and so you get all of the traffic from these extremely successful businesses, but no park fees! Exposure on two sides. There is a new driveway easement on the back side of the property and the driveway will be completed at the neighbor's expense shortly, which means you will have driveway access completed for you.
Tonight we had our June meeting for the Portsmouth Book Club where we discussed, The Reader, by Bernhard Schlink. Our book club now has over 150 members! We have been growing like crazy. Who knew that we had that many fierce book lovers in Seacoast New Hampshire? I finally took a picture of one of our meetings with a few of our members who came this evening. It is a bit fuzzy. I am kneeling in the front row in blue.
I have not seen the movie yet (which stars Kate Winslet), and I hear that the movie does justice to the book, but for me I was not really compelled to endorse this book as a "Becca Fav". I was too hung up on the inappropriate relationship between a young boy and a fully grown dominant woman. I understand the hormone level of young adults, all too well, yet I couldn't get over how aggravated I was, and angry. So it did not do it for me. And even though WWII and Nazism is a huge focal point for me, and something I love to study, I was not at all drawn into the post-war Nazi trial of Hanna. It failed to move me as most of those trials did and some of the books written about them (Eichmann in Jerusalem, ie?). Maybe I just need to see the movie.
Still, we had a very powerful discussion, great feedback and varying opinions. I may not personally have enjoyed the book too much, but it proved to be a perfect book club discussion book.
Our July pick is, Three Cups of Tea, by Greg Mortenson and David Oliver Relin. Here is a brief synopsis of the book from the publisher:
One day in 1993, high up in the world's most inhospitable mountains, Greg Mortenson wandered lost and alone, broken in body and spirit, after a failed attempt to climb K2, the world's deadliest peak. When the people of an impoverished village in Pakistan's Karakoram Himalaya took him in and nursed him back to health, Mortenson made an impulsive promise: He would return one day and build them a school. Although he was a homeless "climbing bum" living out of his aging Buick in Berkeley, California, Mortenson sold what few possessions he had to launch one of the most remarkable humanitarian campaigns of our time." "Three Cups of Tea traces Mortenson's decade-long odyssey to build schools, especially for girls, throughout the region that gave birth to the Taliban and sanctuary to Al Qaeda. While he wages war with the root causes of terrorism - poverty and ignorance - by providing both girls and boys with a balanced, nonextremist education. Mortenson must survive a kidnapping, fatwas issued by enraged mullahs, death threats from Americans who consider him a traitor, and wrenching separations from his family." Today, as the director of the Central Asia Institute, Mortenson has built fifty-five schools serving Pakistan and Afghanistan's poorest communities. And as this real-life Indiana Jones from Montana crisscrosses the Himalaya and the Hindu Kush fighting to keep these schools functioning, he provides not only hope to tens of thousands of children, but living proof that one passionately dedicated person truly can change the world.
I recently listed a residential home for sale in Seabrook, New Hampshire. This home had previously been listed on the market for six months but never sold. I listed the same home and had two offers in two days and it was under contract in less than a week. I am still getting calls to see it and to ask if there is any chance of submitting an offer.
**So how did I get a home under contract so quickly in this market?**
I priced it correctly for the market. In a buyer's market, the price is the bottom line. To get your home sold, it has to be priced competitively and appropriately. It doesn't matter if your home has all of the features, bells and whistles which you think will add an extra $100,000 to the price. In this type of market, it doesn't. When you overprice your home, all you do is help to sell a similar property nearby which is comparable to yours but priced much less.
Want to get your home sold quickly? Give a call, I can show you how.
