Contents of a Short Sale Packet

Wherever you are, you hear it, SHORT SALE signs are also everywhere. Here in Arizona is not that different. Homeowners find themselves in a situation where they owe more than the home is worth.

When homeowners find themselves owing more on a home than it can be sold for they are "upside down" in their loan. If the homeowner needs to sell the home, then the amount paid to the lender is then "short" of the payoff - hence the term "Short Sale". The following items are generally required by lenders in order to properly evaluate and authorize a short sale (or pre-foreclosure sale as FHA calls it), and we will need these at our first meeting.

INCOMPLETE INFORMATION IS THE TOP CAUSE OF DELAY THAT CAN JEOPARDIZE A SUCCESSFUL SHORT SALE.

  1. All correspondence and letters from the lender
  2. Hardship letter explaining what caused you to fall behind (we will help you write this)
  3. A personal financial statement showing income, expenses, assets, and debts (we have the form)
  4. Paystubs for past 2 months
  5. Bank statements for past 2 months
  6. Last 2 years federal tax returns
  7. Monthly bills for last 3 months
  8. Homeowner Association bills or liens
  9. Property tax bill

 

ABOUT: Paradise Valley, Arizona

Paradise Valley is an affluent town in Maricopa County, Arizona, USA. According to 2005 Census Bureau estimates, the population of the city is 14,558. Despite the town's relatively small area and population compared to other cities in the Phoenix metropolitan area, Paradise Valley is home to twelve resorts, making it one of Arizona's premiere tourist destinations. It has exclusive real estate, with a median home price at $1.74 million,[2] with many exceeding $5 million and some over $20 million.

It should not be confused with the village in northeast Phoenix, Paradise Valley, Phoenix, Arizona. For instance, Paradise Valley Community College, Paradise Valley High School, Paradise Valley Hospital, Paradise Valley Mall, and Paradise Valley Golf Course are all located several miles to the north, in Phoenix - a considerable, but accessible distance from the town that actually bears their name.

Residents attend schools in the Scottsdale Unified School District.

There is a Paradise Valley Unified School District, and it is one of the largest in the state, though like many other institutions with Paradise Valley's name, it operates in Phoenix.

Geography

Paradise Valley is located at 33°32′41″N, 111°57′23″W (33.544596, -111.956451).[3]

According to the United States Census Bureau, the town has a total area of 15.5 square miles(40.1 km²), all of it land.

Two mountains are located in Paradise Valley, Camelback Mountainand Mummy Mountain.

Demographics

As of the census[4] of 2000, there were 13,664 people, 5,034 households, and 4,163 families residing in the town. The population density was 881.7 people per square mile (340.4/km²). There were 5,499 housing units at an average density of 354.8/sq mi (137.0/km²). The racial makeup of the town was 95.60% White, 0.73% Black or African American, 0.20% Native American, 2.02% Asian, 0.04% Pacific Islander, 0.40% from other races, and 1.02% from two or more races. 2.66% of the population were Hispanic or Latino of any race.

There were 5,034 households out of which 33.3% had children under the age of 18 living with them, 76.1% were married couples living together, 4.3% had a female householder with no husband present, and 17.3% were non-families. 13.6% of all households were made up of individuals and 6.9% had someone living alone who was 65 years of age or older. The average household size was 2.71 and the average family size was 2.98.

In the town the population was spread out with 24.9% under the age of 18, 4.0% from 18 to 24, 18.8% from 25 to 44, 35.9% from 45 to 64, and 16.4% who were 65 years of age or older. The median age was 46 years. For every 100 females there were 98.7 males. For every 100 females age 18 and over, there were 96.1 males.

The median income for a household in the town was $150,228, and the median income for a family was $164,811. Males had a median income of $100,000 versus $52,302 for females. The per capita incomefor the town was $81,290. About 1.9% of families and 2.5% of the population were below the poverty line, including 1.5% of those under age 18 and 2.8% of those age 65 or over.

Based on median household income, Paradise Valley is the wealthiest city in Arizona.

PHOENIX (February 6, 2008) - On display for the first time in North America, Phoenix Art Museum presents Passport to Europe: Six Centuries of Treasures from Museo de Arte de Ponce an exhibition of 59 paintings spanning six centuries and nine nationalities. The traveling exhibition makes its U.S. debut on Sunday, April 6, and features exquisite examples of French Academic, Italian Baroque and British Victorian painting from the permanent collection of Museo de Arte de Ponce, in Ponce, Puerto Rico. Internationally recognized as an important center for European art from the Renaissance to the early 20th century, Museo de Arte de Ponce is the Caribbean's premier fine art institution.

Ferré (1904-2003) founded Museo de Arte de Ponce with the vision of creating a museum that would be a showcase of Western art. Advised by Dr. Julius Held, a leading art historian, Ferré assembled an encyclopedic collection of fine European Old Master and 19th century paintings, offering the citizens of Puerto Rico a first-hand look at the finest expressions of international culture. Extensive renovations at Museo de Arte de Ponce allow an unprecedented number of the museum's finest holdings to be shown at select North America institutions. This is a rare occasion for residents of the American Southwest to enjoy this unparalleled collection in their own backyard during its limited engagement here in Phoenix.

Museo de Arte de Ponce's Chief Excecutive Officer and Director, Agustín Arteaga, Ph.D, explained that "since the museum's inception, collaborative exchanges, including works on loan, have been a constant in Museo de Arte de Ponce's relationship with major international institutions. The paintings that comprise Passport to Europe: Six Centuries of Treasures from Museo de Arte de Ponce are representative of our European collection, and the exhibition exemplifies our interest in making our holdings available to the North American public".

"Picture by picture, Museo de Arte de Ponce's holdings rival great collections including those of the Frick Collection (New York), the Isabella Stewart Gardner Museum (Boston) and even The Getty (Los Angeles)," said Thomas J. Loughman, Ph.D., Curator of European Art, Phoenix Art Museum. "Passport to Europe brings high-caliber paintings from Italian Renaissance artists such as Luca de Tommé, a stunning Reformation-era altarpiece by Bartolomé Esteban Murillo, and one of Jean-Léon Gérôme's greatest paintings into one superb show."

Featured in Passport to Europe are notable works of the Northern Renaissance including Lucas Cranach's Judith with the Head of Holofernes and Joos Van Cleve's The Flight into Egypt; Italian and Spanish Baroque paintings by Jusepe de Ribera, Bernardo Strozzi and Francisco de Zurbarán; Dutch and Flemish Baroque paintings by Peter Paul Rubens, David Teniers and Anthony van Dyck; French paintings by Charles Le Brun and James Jacques Joseph Tissot; and major British paintings by Dante Gabriel Rossetti, James Ward and Edward Coley Burne-Jones.

The exhibition is organized by Museo de Arte de Ponce, The Luis A. Ferré Foundation, Inc. Ponce, Puerto Rico. This exhibition is supported by the Museum's Friends of European Art and the Museum's Connoisseurs Circle. Promotional support for has been provided by Cox Communications Barnes & Noble Booksellers, Latino Future Magazine and Scottsdale, Glendale, Mesa and Phoenix Public Libraries.

Exhibition Details:

Passport to Europe will be on view in Phoenix Art Museum's Steele Gallery April 6 thru June 15, 2008.

Admission to the exhibition is included in general museum admission, which is $10 for adults, $8 for senior citizens (65+), $8 for full-time college students with ID, $4 for children ages 6-17 and free for children under 6 and for museum members. Admission is also free on Tuesdays from 3:00 p.m.-9:00 p.m. and for everyone on First Fridays, 6:00 p.m. - 10:00 p.m.

Phoenix Art Museum is located in downtown Phoenix at the corner of Central Avenue and McDowell Road. Museum hours are Tuesday, 10:00 a.m. - 9:00 p.m. and Wednesday - Sunday from 10:00 a.m. - 5:00 p.m. The museum is closed on Mondays and major holidays.

 

 

 

According to a recent article in The Arizona Republic (Thursday, March 20, 2008), population gains in Maricopa County are moderating. So while we're still growing, we're not growing as rapidly.The article reports that Maricopa County added more people than any other county in the United States last year, swelling the population to almost four million people. Their figures were based on new population estimates by the U.S. Census Bureau. A net increase of about 102,000 people during 2006 and 2007 consisted of both births and people moving here.

"About 40 percent of Maricopa County's new residents came from natural increase-the net gain of births and deaths between 2006 and 2007." The rest of the increase is the result of migration-both state to state and international. William Frey, a demographer at the Brookings Institute was quoted as saying, "The bad news is that there's really been a slow-down" in Maricopa County. The peak in population growth (4.1%) occurred between July 1, 2004, and July 1, 2005. "The yearly growth rate dropped to 2.7% between 2006 and 2007..."

However, Maricopa County projects a population of 5 million within the next 10 years. That's an enormous growth that must be accommodated with housing, roads, schools, services, and amenities. The article quoted Maricopa County Manager, David Smith, "(Governments) just need to keep thinking relentlessly to keep coming up with more right and bright ideas."
