The legacy building journey begins

I had wonderful childhood. My grandparents from my father's side immigrated to the Philippines during the Chinese Civil War. I know very little from my mother's side, but there is a mix of Spanish in my mother's side. My mother was the 7th child of 10 children from a farming Spanish/Chinese Family in the Philippines. My father was the youngest of 6 children to a wealthy Chinese family.

I grew up in a loving family. My father was a business man, who dearly loved my mother. My mother was content with being loved and created such loving memories for my sisters, my brother and I. There was 4 of us kids and we were wonderfully close. At the age of 2 yrs. old my world drastically changed, on the eve of my grandmother's birthday (Father's mother), my father was in a car accident that took his life. He was coming home from a business trip and rushing to be there for her birthday. Needless to say, he left my mother a widow with 4 children.

While I always felt a loss and an ache for him, I live by the stories that I have gathered from people who knew him. I knew of his love for me, and his need to sit me on his lap before he ate. He loved food as much as I do. He was wonderful with people. He was the man who saw everyone as a friend and he changed a city with his love.

You see, my father left his children and his wife a legacy. He ran the family business successfully through import/export of goods, as a major distributor for Proctor and Gamble products, as the major source for warehouse that was set to fill the need of a sustainable city. My father did it all with my mother at his side helping him with his books. He was tenacious, persistent, determined, and had a heart so large that it reflected on the people within the city. He supplied flour and oil to bakeries, goods into markets and loaned to farmers in order to help them keep their land. My father built us a glamorous life and while building quite an empire with his insurance business, real estate, retail stores, trades, community outreach, warehousing and distribution of highly sought-after goods.

As I write this.... I feel my father's blood, like a river, running through my veins. While there isn't much that I can remember of his face, the warmth of his hand, the comfort of a father's hug, in me, I find an undeniable strength, courage and determination that sustain me.

And so my friends, family and new-found companions, I begin this journey of leaving a legacy for my son, Joshua Allen Finfrock.

My God, I pray, give me strength.

Contents of a Short Sale Packet

Wherever you are, you hear it, SHORT SALE signs are also everywhere. Here in Arizona is not that different. Homeowners find themselves in a situation where they owe more than the home is worth.

When homeowners find themselves owing more on a home than it can be sold for they are "upside down" in their loan. If the homeowner needs to sell the home, then the amount paid to the lender is then "short" of the payoff - hence the term "Short Sale". The following items are generally required by lenders in order to properly evaluate and authorize a short sale (or pre-foreclosure sale as FHA calls it), and we will need these at our first meeting.

INCOMPLETE INFORMATION IS THE TOP CAUSE OF DELAY THAT CAN JEOPARDIZE A SUCCESSFUL SHORT SALE.

ABOUT: Paradise Valley, Arizona

Paradise Valley is an affluent town in Maricopa County, Arizona, USA. According to 2005 Census Bureau estimates, the population of the city is 14,558. Despite the town's relatively small area and population compared to other cities in the Phoenix metropolitan area, Paradise Valley is home to twelve resorts, making it one of Arizona's premiere tourist destinations. It has exclusive real estate, with a median home price at $1.74 million,^[2] with many exceeding $5 million and some over $20 million.

It should not be confused with the village in northeast Phoenix, Paradise Valley, Phoenix, Arizona. For instance, Paradise Valley Community College, Paradise Valley High School, Paradise Valley Hospital, Paradise Valley Mall, and Paradise Valley Golf Course are all located several miles to the north, in Phoenix - a considerable, but accessible distance from the town that actually bears their name.

Residents attend schools in the Scottsdale Unified School District.

There is a Paradise Valley Unified School District, and it is one of the largest in the state, though like many other institutions with Paradise Valley's name, it operates in Phoenix.

Geography

Paradise Valley is located at 33°32′41″N, 111°57′23″W (33.544596, -111.956451).^[3]

According to the United States Census Bureau, the town has a total area of 15.5 square miles(40.1 km²), all of it land.

Two mountains are located in Paradise Valley, Camelback Mountainand Mummy Mountain.

Demographics

As of the census^[4] of 2000, there were 13,664 people, 5,034 households, and 4,163 families residing in the town. The population density was 881.7 people per square mile (340.4/km²). There were 5,499 housing units at an average density of 354.8/sq mi (137.0/km²). The racial makeup of the town was 95.60% White, 0.73% Black or African American, 0.20% Native American, 2.02% Asian, 0.04% Pacific Islander, 0.40% from other races, and 1.02% from two or more races. 2.66% of the population were Hispanic or Latino of any race.

There were 5,034 households out of which 33.3% had children under the age of 18 living with them, 76.1% were married couples living together, 4.3% had a female householder with no husband present, and 17.3% were non-families. 13.6% of all households were made up of individuals and 6.9% had someone living alone who was 65 years of age or older. The average household size was 2.71 and the average family size was 2.98.

In the town the population was spread out with 24.9% under the age of 18, 4.0% from 18 to 24, 18.8% from 25 to 44, 35.9% from 45 to 64, and 16.4% who were 65 years of age or older. The median age was 46 years. For every 100 females there were 98.7 males. For every 100 females age 18 and over, there were 96.1 males.

The median income for a household in the town was $150,228, and the median income for a family was $164,811. Males had a median income of $100,000 versus $52,302 for females. The per capita incomefor the town was $81,290. About 1.9% of families and 2.5% of the population were below the poverty line, including 1.5% of those under age 18 and 2.8% of those age 65 or over.

Based on median household income, Paradise Valley is the wealthiest city in Arizona.

In a life filled with responsibilities and deadlines, it is fitting to have that moment of silence, and find that one companion where the MUSIC of Silence can be felt. To have everything, yet nothing, is like a life filled with material possessions, but NO REAL SUCCESS.

*Successful* is the person who has lived well, laughed often, and loved much..... who has never lacked appreciation for the earth's beauty, or who never fails to look for the BEST in others. People define success in different ways, but I think most people would agree that true success is about being fulfilled in life. Smart Market OUTLOOK for you to ponder...

I recently read on one of many daily mortgage reports this fascinating quote....

And just like that strange visual of an octopus on skates, so goes the volatile Bond market in recent days - and last week, Bonds and home loan rates skated around, but ultimately closed out the week very close to where they had begun.

Wherever the MARKET leads us in 12-24 months all lies in our OUTLOOK. You do create your own reality, by your perceptions, thoughts, and actions. With all the negativity surrounding the market, where and/or what the future will hold, it is almost a shame that others would sabbotage their own success to prove their beliefs.

PHOENIX (February 6, 2008) - On display for the first time in North America, Phoenix Art Museum presents Passport to Europe: Six Centuries of Treasures from Museo de Arte de Ponce an exhibition of 59 paintings spanning six centuries and nine nationalities. The traveling exhibition makes its U.S. debut on Sunday, April 6, and features exquisite examples of French Academic, Italian Baroque and British Victorian painting from the permanent collection of Museo de Arte de Ponce, in Ponce, Puerto Rico. Internationally recognized as an important center for European art from the Renaissance to the early 20th century, Museo de Arte de Ponce is the Caribbean's premier fine art institution.

In 1959 Ponce native and industrialist Luis A. Ferré (1904-2003) founded Museo de Arte de Ponce with the vision of creating a museum that would be a showcase of Western art. Advised by Dr. Julius Held, a leading art historian, Ferré assembled an encyclopedic collection of fine European Old Master and 19th century paintings, offering the citizens of Puerto Rico a first-hand look at the finest expressions of international culture. Extensive renovations at Museo de Arte de Ponce allow an unprecedented number of the museum's finest holdings to be shown at select North America institutions. This is a rare occasion for residents of the American Southwest to enjoy this unparalleled collection in their own backyard during its limited engagement here in Phoenix.

"Passport to Europe: Six Centuries of Treasures from Museo de Arte de Ponce, presents more than 50 works of the highest quality from every major school of European art," commented Cheryl Hartup, Chief Curator, Museo de Arte de Ponce. "The exhibition is a unique opportunity for new audiences to admire both the paintings in themselves and the pioneering vision of the museum's founder, Luis A. Ferré."

Museo de Arte de Ponce's Chief Excecutive Officer and Director, Agustín Arteaga, Ph.D, explained that "since the museum's inception, collaborative exchanges, including works on loan, have been a constant in Museo de Arte de Ponce's relationship with major international institutions. The paintings that comprise Passport to Europe: Six Centuries of Treasures from Museo de Arte de Ponce are representative of our European collection, and the exhibition exemplifies our interest in making our holdings available to the North American public".

"Picture by picture, Museo de Arte de Ponce's holdings rival great collections including those of the Frick Collection (New York), the Isabella Stewart Gardner Museum (Boston) and even The Getty (Los Angeles)," said Thomas J. Loughman, Ph.D., Curator of European Art, Phoenix Art Museum. "Passport to Europe brings high-caliber paintings from Italian Renaissance artists such as Luca de Tommé, a stunning Reformation-era altarpiece by Bartolomé Esteban Murillo, and one of Jean-Léon Gérôme's greatest paintings into one superb show."

Featured in Passport to Europe are notable works of the Northern Renaissance including Lucas Cranach's Judith with the Head of Holofernes and Joos Van Cleve's The Flight into Egypt; Italian and Spanish Baroque paintings by Jusepe de Ribera, Bernardo Strozzi and Francisco de Zurbarán; Dutch and Flemish Baroque paintings by Peter Paul Rubens, David Teniers and Anthony van Dyck; French paintings by Charles Le Brun and James Jacques Joseph Tissot; and major British paintings by Dante Gabriel Rossetti, James Ward and Edward Coley Burne-Jones.

The exhibition is organized by Museo de Arte de Ponce, The Luis A. Ferré Foundation, Inc. Ponce, Puerto Rico. This exhibition is supported by the Museum's Friends of European Art and the Museum's Connoisseurs Circle. Promotional support for has been provided by Cox Communications Barnes & Noble Booksellers, Latino Future Magazine and Scottsdale, Glendale, Mesa and Phoenix Public Libraries.

Exhibition Details:
Passport to Europe will be on view in Phoenix Art Museum's Steele Gallery April 6 thru June 15, 2008.

Admission to the exhibition is included in general museum admission, which is $10 for adults, $8 for senior citizens (65+), $8 for full-time college students with ID, $4 for children ages 6-17 and free for children under 6 and for museum members. Admission is also free on Tuesdays from 3:00 p.m.-9:00 p.m. and for everyone on First Fridays, 6:00 p.m. - 10:00 p.m.

Phoenix Art Museum is located in downtown Phoenix at the corner of Central Avenue and McDowell Road. Museum hours are Tuesday, 10:00 a.m. - 9:00 p.m. and Wednesday - Sunday from 10:00 a.m. - 5:00 p.m. The museum is closed on Mondays and major holidays.

Greater Phoenix Area: Population Growth

According to a recent article in The Arizona Republic (Thursday, March 20, 2008), population gains in Maricopa County are moderating. So while we're still growing, we're not growing as rapidly.The article reports that Maricopa County added more people than any other county in the United States last year, swelling the population to almost four million people. Their figures were based on new population estimates by the U.S. Census Bureau. A net increase of about 102,000 people during 2006 and 2007 consisted of both births and people moving here.

"About 40 percent of Maricopa County's new residents came from natural increase-the net gain of births and deaths between 2006 and 2007." The rest of the increase is the result of migration-both state to state and international. William Frey, a demographer at the Brookings Institute was quoted as saying, "The bad news is that there's really been a slow-down" in Maricopa County. The peak in population growth (4.1%) occurred between July 1, 2004, and July 1, 2005. "The yearly growth rate dropped to 2.7% between 2006 and 2007..."

However, Maricopa County projects a population of 5 million within the next 10 years. That's an enormous growth that must be accommodated with housing, roads, schools, services, and amenities. The article quoted Maricopa County Manager, David Smith, "(Governments) just need to keep thinking relentlessly to keep coming up with more right and bright ideas."

Thank you everyone for all the wonderful comments on, Younger Agents Can Do Better Than the Veteran FINALLY, its a real BLOG. With opinions, PASSION and a burst of TRUTH from the heart.

Not intending to offend Seasoned Agents since they are my Source of Strength, Backbone, Guidance & WEALTH of Information, but not everyone is PERFECT, and we can ALWAYS DO BETTER, young or old. My mentors and friends ALWAYS told me to learn from their mistakes so I can do better in this business. Isn't it TRUE that its not always YOUR experience that you can learn from?

The message targets to uplift the spirits of YOUNGER, NEWER AGENTS in this business. I'm sure Seasoned Agents were NEW at one point, even some at 55 yrs old, it was still a scary time to be in this business.... DIDN'T ANYONE ever encourage you to overcome ANY obstacle? For the YOUNG & NEW AGENTS, age & inexperience is that OBSTACLE.

But it goes with any BUSINESS.... it you don't implement your business in the foundation of SPEED, EFFICIENCY & TECHNOLOGY, you are building your future on quick sand. Without one of the 3 things, CUSTOMER SERVICE is just like being a NICE GUY. While we all LOVE and LIKE Nice GUYS.... we also need Quality & Efficient results, thats why we drive through ATMS instead of meeting our nice buddy at the teller stand.

Again: For the aspiring Rookies, We are not too far behind.... let's make the most of our youth by being better than we've ever dreamed. Therefore, no limitation in this business, there is only "US" in our way.

Like Henry Ford once said, "Whether you think you CAN or you think you CAN'T, You're RIGHT!

Younger Agents Can Do Better Than the Veteran

There are so many agents that I look up to. Some have 20-30 years of experience. I can only aspire to do as well, if not, better than they did, with their help, of course. But older does not ALWAYS mean BETTER.

I had to go through great lengths to look as though I'm in my mid-30s just to be taken seriously in this business. I am under 30, and while I don't like to admit my age, for fear of being looked upon as inexperienced, I take pride in knowing that I am a hard worker and a GREAT REALTOR. I have training that far exceeds some seasoned agents. The Market is changing daily. I have great mentors & assistance with 100 years of experience combined. I have resources that agents can only dream of. I have mentors in every area of expertise.

I've heard of a lot of stories, and I had to disprove an adage. With the growth of technology, the veterans can fall behind in their real estate services if their work does not include the latest in SEOs, transaction management and web presence. While buyers have been a lot more sophisticated in terms of technology, how can a veteran compete if he/she never changes their ways? There are email etiquette's, web sites, lead captures that are necessary for today's consumers.

I am GEN X, able to adapt to GEN Y and their technology invasions. Doesn't that mean that with LISTINGS, we are far ahead in getting our MARKETING structured for immediate exposure, therefore, a possible sale? And isn't it true, that with our know-hows, we've been able to tap into contact managers and manage our lives better with a touch of button? And so with buyers looking online at the rate of 85% searches online.... wouldn't we be able to reach their email accounts faster than snail mails? Lastly, if we had more time due to the help of technology, we clearly have sufficient time to build relationships, as well as lives with our prospects and families!

FOR SEASONED AGENTS: I hope to learn from you and all the great things you do!

What's Hot, What's Not: Spotting the New Home Trends of `08

RISMEDIA, Feb. 6, 2008-(MCT)-Wenge, it's been good to know you. Sunken Jacuzzis, we had some good times. Blue and brown, I can't believe it's over. But after a couple of years of same-old, same-old on the home-front, winds of change are blowing in. Some are driven by fashion, others by economic conditions and lifestyle shifts.

2008 will see waves of mainstream homeowners going green to save green, according to Ann Mack, director of trend spotting at JWT, a New York advertising firm. What Mack describes as a desire for "Prius homes" is being driven in part by financial incentives.

"Major banks are offering energy-efficient mortgages for homeowners," Mack said. Some changes are product-based (installing solar panels), while others are behavioral (holding out longer in summer before turning on the AC).

The way we interact with technology will significantly alter interior landscapes this year, experts say. In November, The Wall Street Journal published a story called "Au Revoir, Armoire," documenting the large-scale dumping of clunky TV closets in the new flat-panel era.

Michelle Lamb predicted the demise of the armoire in her trendspotting blog (michellelamb.typepad.com) nearly three years before the WSJ article was published. She's already calling the next piece of furniture that will become obsolete: "Desks. We don't need them, now that laptops are replacing PCs." You read it here first.

Lamb, chairman of Minneapolis-based Marketing Directions, says this is the year we say goodbye to dark, Pottery Barn wood stains.

"There are two things going on: Deep, dark wenge had a long run-it's time to move on. The other thing has to do with how we perceive wood and use it in decorating," she said.

Homeowners are looking for dramatic graining and patterning highlighted by lighter, natural finishes.

Also on its way out in `08: the powerhouse blue-and-brown color scheme. What will take its place? "Yellow and gray with white as a foil," she said. (Martha Stewart is already there, as evidenced by the cover of her January Living magazine.) For more adventurous tastes, Lamb predicts layered blues, moving into purples, will be big, as will the purple-and-red combination.

In the bath, homeowners are walking away from jetted tubs and into big, open showers, says Tony Shapiro, sales manager at Dorfman Plumbing Supply in Kansas City, Mo. Hard-core bathers are sliding into overflow tubs, whose tub-within-a-tub design allows them to fully immerse with no water sloshing onto the floor.

The surging popularity of ultra-low-flush toilets is driven by customers interested in green building and remodeling, Shapiro says. But one trend, he just can't explain. "We're selling a lot more square faucets lately. I have no idea why." Trendoids, take note.

In kitchens, the cold industrial look is out, says Geri Higgins, owner of Portfolio Kitchen and Home in Kansas City. "The kitchen area is becoming less kitchen-looking and more furniture-like," Higgins said.

Compartmentalized sinks are rapidly being eighty-sixed in favor of a single large basin. The only question is, what took so long? "You used to need a place to soak the silverware, but today that's totally not necessary," Higgins said.

In furniture, postmodernism, which burst onto the scene in the `70s with the shockingly playful Pompidou Center in Paris, is back in a big way. Original vintage pieces from the Memphis group founded by Ettore Sottsass, famous for their quirky forms, multiple colors and whimsical flourishes, are commanding record prices on both coasts and in Chicago, says Rod Parks, owner of Retro Inferno in Kansas City.

Lighthearted postmodern dinnerware designs and graphics in vibrant colors are on the rise as well.

Interior designer Ben Sundermeier, owner of High Cotton Home Furnishings in Kansas City, says interiors are getting fresher, less fussy. "The things we see coming are more natural, a little bit of green. ... We just uncrated some lamps that have almost a raw wood finish and beautiful natural paper shades," Sundermeier said.

"In wall coverings, it's back to grass cloth, back to organic textures like raffia or handmade paper," he said.

Sundermeier says Benjamin Moore's environmentally friendly paints are at the top of his "In" list for `08. "They have beautiful, surprising color rendition," he said.

What trend is Sundermeier happy to see go? "Faux painting," he said.

Kitchen

Old World cabinetry in wood or painted finishes that look like furniture make the kitchen seem more like the rest of the house.

Copper and brass fixtures and hardware offer a warm respite from cold stainless steel and brushed nickel.

Big single sinks are supplanting divided styles.

Natural cleaning products and hand soap in fruit and herb scents go better with cooking smells than floral or antiseptic scents.

Color

Blue is Pantone's color of the year (a medium blue tinged with iris) and a force in kitchens (clear French blue and cobalt).

Yellow will become big in interiors for the first time since the `70s, first as an accent, then as a dominant color.

Light wood stains will push out "Pottery Barn" dark stains; hints of unstained, "raw" finishes will appear.

Postmodern furnishings with their unexpected forms and exuberant colors are winning over some designers and home dwellers who rejected the look in the `80s.

Primitive patterns and abstracted botanical motifs are coming on strong in fabrics and tableware.

Hidden compartments will be built into chairs, ottomans, tables and sectionals to keep personal electronic devices close at hand yet out of sight.

Grass cloth: It's back, but with finer texture and in more colors than before.

Dream Home

Hold the fourth garage? The uniquely American obsession with supersized homes, spawned by the real estate boom of five to 10 years ago, is at a crossroads. When home values were increasing 15% a year or more, homes became short-term possessions for many. Trading up to ever-larger digs every few years became a habit, much like always driving late-model cars.

Newsweek real estate correspondent and author Daniel McGinn isn't speculating on whether the national preoccupation with square footage and "must-have" amenities will change as a result of the real estate bust in some cities, but he notes it will be "interesting" to see what people do with homes they never intended to live in long enough to remodel but find themselves forced to stay in for the foreseeable future.

I was always an upbeat child, interested in people. Social & Energetic, Warm and inviting, it wasn't hard to for someone like myself to adjust to this business. I gave more of my TIME and ATTENTION and it was all in the NAME of RECIPROCITY that others gave back, in form of referrals, friendships, relationships for life.

I love details and systems. In this 24/7 job, I had to do more than just LOVE being with PEOPLE, I had to LEARN to WORK WITH THEM. It didnt take long for my infectious enthusiasm to spread. The more positive , challenging and uplifting the load, the better, bigger success I enjoyed.

It is a New Beginning for the New Year, a fresh new start for any business, for any homebuyer and seller. I truly believe that "life is what we make it." And for it to be a magnificent story largely depends on OUR persistence, motivation and habits.

A brief character analysis of the author is owed to you, the reader. It is important that you know my beliefs, my values and my background to fully grasp my message. As they say, "you can't believe the message, if you don't believe the messenger." Most importantly, you can't believe the messenger if there are no values to create the foundation.
