az: Contents of a Short Sale - 09/09/08 10:13 AM
Contents of a Short Sale Packet Wherever you are, you hear it, SHORT SALE signs are also everywhere. Here in Arizona is not that different. Homeowners find themselves in a situation where they owe more than the home is worth. When homeowners find themselves owing more on a home than it can be sold for they are "upside down" in their loan. If the homeowner needs to sell the home, then the amount paid to the lender is then "short" of the payoff - hence the term "Short Sale". The following items are generally required by lenders in order to properly

az: Deferrable. Depreciable. Deductible. - 03/01/08 09:46 PM
While it is the best time to buy.... Media, today, portray the gloom similar to the presumed DOOMED Housing MARKET that they thought it was in 1985. Looking back, we could have bought many and cashed in our paychecks in 2003-2004 to allow us ALL to retire. Time will tell who can expect early retirement in 2013-2020, when market shifts to the seller's side. There is still no greater investment than REAL ESTATE. Deferrable. Depreciable. Deductible. In Vistancia. 3bed/2 bath. 12754 W. Desert Mirage DRIVE Peoria, AZ Rental: $1095 Sale: $210k I am still your Realtor in ANY Market Condition. Devoted. Dedicated. Determined. To get the JOB done RIGHT!Annabelle

az: You, FIRST! Why? How? - 03/01/08 09:36 PM
It is a New Beginning for the New Year, a fresh new start for any business, for any homebuyer and seller. I truly believe that "life is what we make it." And for it to be a magnificent story largely depends on OUR persistence, motivation and habits. A brief character analysis of the author is owed to you, the reader. It is important that you know my beliefs, my values and my background to fully grasp my message. As they say, "you can't believe the message, if you don't believe the messenger." Most importantly, you can't believe the messenger if there are no values to create

Success traits can be learned from studying successful people and paying attention to our own actions. We need to make a decision if we want success in our lives and then make a decision to CHANGE. A great place to learn is from reading what others have done, who have gone before you. The following links shed wonderful insight on SUCCESSFUL LIVING . Like everything else... it begins with a single step. "If you want your life to be a magnificent story, start by realizing that you're the AUTHOR, and have an opportunity to write a new page everyday." When the Door of Opportunity Opens Avoiding the Dad

az: Success Views - 03/01/08 11:20 AM
With the wave of pessimism.... we sometimes overlook that with recession comes great opportunities. My business partner, Marc Brodeur, often reminds me of the common adage to buy low and sell high. He then goes on to mention, "but, Annabelle, do they ever really do this?" The point he made was shocking. With the home prices at their lowest, buyers and investors alike are not taking the very best deals offered to them. Fear prevents them from buying low (it might go lower, oh no!) and euphoria (it will go higher!) prevents them from selling high. This occurs in all markets,
