Undeniably the best deal today was this home on Hamlet in San Mateo offered by Patriott Properties. It's a bank owned home and they are ready to deal. Listed for only $439,900 we suspect it won't last until the weekend.
On a side note, the Best of Tour home from our Shiny Penny Tour last week that is hearing offers tomorrow, is up to 27 interested parties. We'll post the actual sale price as soon as we find out--stay tuned...

Just thought I'd share this with everyone.
We've always enjoyed astronomy and I love it when there's a new moon and we can get a good look at the night sky.
In Belmont, we're pretty close to the city (San Francisco) and get a lot of city light which tends to wash-out the night sky.
If we look south-south-west however it's much darker as we're looking towards the Santa Cruz mountain range.
When I got up early this morning I had to grab my camera and capture one of my favorite constellations-Orion.

It's that time of the year again for the Greek Festival in Belmont.
Each Labor Day weekend the Greek Orthodox Church hosts its annual Greek Festival at the Church of the Holy Cross at the corner of Ralston Avenue and Alameda de las Pulgas. This year, the Greek Festival in Belmont will be on Saturday, Sunday and Monday September 4th-6th 2010 from 12:00 PM to 10:00 PM. If you love to try great food and spirits you'll be in heaven.  The California Association of Realtors tracks the "HAI" which is the Home Affordability Index. Their methodology can be found here, but in a nut shell they take into consideration the median home price for a particular area, the median income, the current interest rates and mash it into an index which essentially says what percentage of the population can qualify for the median price home assuming they put 20% down and have 30% (which is conservative) income to debt ratios. If you're wondering where the housing market is headed in Belmont you can get a good indication by these two snap shots taken for the month of March 2007 and 2009.
We use 2007 as a benchmark since it was the last year where the impact of the housing crises had not yet been realized in our market.

Before we wrote this year’s forecast, we went back and re-read our assessment of where the market might be headed in 2008.
 
Of course very few people could have predicted that the dire real estate woes would drag the entire economy to the brink of collapse and we were no better than most.
 
However, for your enjoyment we’ve clipped a segment out of our 2008 market forecast made on January 4th 2008—and highlighted some of our more interesting comments:

We’ve got a lot to cover at the beginning of a new year as we go back and examine all of 2008 as well as the month of December.
This is our month-end report of home sales in Belmont for the month of December 2008. Note that while the median price dropped significantly from November, so did the size home which sold in December. The difference in size of homes in the two months was 190 square feet. 30 year mortgage rates on jumbo loans underwent a huge increase as money previously available to Fanny and Freddie Mac became more expensive.

If you’ve been thinking like we have, you're probably wondering when will the weather get a little warmer.
The wind has been relentless this month. Our Davis weather station located at our home in the Hallmark area of Belmont, has been collecting data since we moved from Barclay Way in 2001. We’ve been broadcasting it live since January 2002 and it receives more hits than any of our other web pages each month.
