 Common sense in Minneapolis Real Estate is like deordorant.  The people who need it the most never use it.

   Have you ever had the feeling that the home you are showing will not sell this week—maybe even in your lifetime?  When showing Minneapolis homes in this current market, I often acknowledge to myself that something is really wrong with the picture.  Perhaps pricing, appearance, and marketing are missing from the big picture?    Real estate in 2013 is going to move at a fast clip in downtown Minneapolis as well as the Minneapolis Lakes area.  Few agents know the current market conditions better than a seasoned Realtor Josh Neumann at Lakes Sotheby's International Realty.

  Not too long ago our local professional photographer made big headlines telling all of the Minneapolis real estate agents that he puchased a radio controlled helicopter and mounted a HD camera that allowed him to begin filming real estate.  The results were fantastic!

During the boom of the market…

 Nothing was going to stop the train of development that seemed never ending in downtown Minneapolis in the mid 2000s.  Across the skyline, cranes dotted the urban landscape.  They were a symbol to everyone that something was  happening on that given lot in the city.

Lets get real honest folks.
 
We need to rethink how we are sending out direct mail to our niche markets.

 
Think of all the junk snail mail you get on a daily basis.  How much of it do you actually open up? Less than 5%? Maybe 3% on a good day.
 

Now think about the mail you get in a colorful envelope, contrasting mailing label, embossed return address and cool stamp.  You typically think it’s a wedding invite or something important and open it before the rest of the boring mail.

  A recent article on the New York Times as well as the current market conditions in the Minneapolis Condo market have prompted me to write this post.
 
   The rental market in downtown Minneapolis is continuing to tighten but we have reached an interesting point in the market.  Rents year over year have gone up by almost 10% and vacancies are just under 1% at .73 (according to local research form Maxfield Research.)    
  To make matters even more interesting inventory in downtown Minneapolis has decreased to just under 160 residential condominium units on the market.

  For an agent who handles plenty of business from the web I am beginning to see a clear trend in the Minneapolis real estate market that started to surface in the middle of 2011 and continues into 2012: the buying process is taking longer as move in ready and distressed inventory is evaporating from the market.

  Last week Dorie Dillard in Austin wrote a great post that got me thinking about how a good chunk of Buyers out there look at the real estate market.  Buyers these days are lost at sea out there bombarded by anyone and everyone that thinks they are a *real estate expert*.  The only thing most can do is cling to a sense of entitlement and believe in the negativity of the macro level forces.
