Coldwell Banker Solano Pacific has a team supporting The Cancer Relay For Life.  Our team is called the Cancer Buster Sole Patrol.  Round Table Pizza in Benicia, CA is allowing us to take over their restaurant for an evening to help support the Cancer Relay event.  20% of the proceeds will promptly be donated to the Relay For Life fundraiser.

     On Tuesday, May 6th from 5 to 9 p.m. at the Southampton Shoping Center in Benicia, California we will be taking over.  Our team and supporting Realtors will be serving pizza, and clearing tables to do our part.  Round Table Pizza will do their part by baking up their delicious pizzas for us to enjoy, and donate 20% of all proceeds rceived within this four hour period.

     Now my appeal to all of you in our area:

  Please come support the cause.  All you have to do is come down, and have a pizza dinner.  Bring your family and friends.  Tell someone else to join you.  The more, the merrier.  I hope it's standing room only, and if it is; I promise to give you my seat.  :-)

     I believe we are ready for a change in the market.  The tide turned for a client of mine this past Saturday.  Countrywide reworked his loan by lowering his interest rate by 4%.  Can you believe it?

     He has been on the phone with them for almost nine months.  We have been strategizing, hoping and praying for something like this for almost a year now.  I actually listed his home about a month ago in anticipation of doing a short sale and lowered the price on Friday to get serious.  On Saturday morning, low and behold my client called with the good news.  We are both doing the HAPPY DANCE!  I'm so pleased to be able to withdraw this listing from the market.  One less piece of inventory and a happy client! 

     The best part is that he never missed a payment, and his credit is still intact.  He was just getting ready to stop making payments to save up enough money to rent another place and walk away from this one. 

     I think Bank of America taking over Countrywide has been a good thing, and we will be seeing less foreclosures as a result of their superior management.  Hurray!!!!

COME JOIN IN ON THE FUN!

 

    Growing up in Vallejo, CA has a lot of fond memories for me.  One of them being Saturday matinees at "The Crest", now known as the original and once again,  Empress Theatre.  Located in the historic downtown area of Vallejo it has a very colorful history, and is being brought back to life with the help of our local community.  I remember many Saturday afternoons spent venturing downtown with my friends to hangout and enjoy each others company and take in a movie, ooh and a cigarette!  Wow!   Those were the days of innocence. 

     I want to invite you to enjoy a New Years Gala Celebration at the historic Empress Theatre in Vallejo, California.  The theatre was originally built in 1911 and has undergone many changes throughout the years.  Recently it was damaged in 1989 due to the Loma Prieta earthquake and sat vacant for almost 20 years.  It was then rehabbed, and reopened to it's former glory and is now offering a glorious evening of food fun and entertainment on new years eve.  All proceeds will benefit the Empress Theatre Restoration Fund.

     This special new years eve celebration will begin by offering coctails at the Vallejo Center for Performing Arts, a gourmet buffet, and then next door live music and dancing to Le Jazz Hot, the sultry Parisian swing, gypsy jazz quartet of The Hot Club of San Francisco.  The evening will be complete with a midnight champagne toast to wrap it up, and ring in the new year 2008.  Tickets can be purchased for $100 in advance or $140 at the door.  Don't miss this chance to have some fun, enjoy a little history and ring inthe new year.

     While catching up on my email today I came across a link to one of the best displays of lights and music I have seen in a long time.  I want to share this link with you.  It rivals the musical light shows you see at Disneyland with their new laser shows done to music. 

     I don't know where this was done, so I can't give credit where it is due, or who should take the bows for it.  I can say thank you, job well done to them!

     Providing  meals for local families for years the Food Bank of Solano County is looking for donations of food during this holiday season.  Please contribute packaged foods like canned meats, vegetables, soups, [lastic containers of spaghetti sauce, peanut butter, juices, dried pastas, noodles and dry mixes.  Canned goods are always welcome too!  The sky is the limit. 

     Drop off bins can be found at our local offices of Coldwell Banker Solano Pacific in both the Vallejo and Benicia locations.  Addresses are 900 First Street in Benicia, and 2581 Springs Road in Vallejo.

     All contributions are greatly appreciated and provide assistance to needy families, not only during the holidays, but all year long. So please help support the cause.  The deadline to drop-off is December 29th, 2007, so hurry on down with your donations.

 

     I just helped a seller get his tri-plex into excrow after two and a half months of marketing.  Hurray!

The reason I'm so tickled is because we originally listed it about 25K higher than I suggested to satisfy the seller.  He had an independent appraisal done prior to talking to me and this was the number he chose to use. 

     After two months of nada, actually we had a very lowball offer that insulted him after about a month, so I suggested we do that price reduction.  Surprise, we got an offer the next week.  It's so refreshing to see progress when a seller actually listens to your advice.
