At a glance – there are two items of big news for Gold Canyon real estate in October 2009. For the first time since the real estate market went into its downward spiral the average price per square foot has dropped to under $100.00. Also the number of “distressed” homes in the monthly sales figures has risen to a much higher number. The average price of sold homes in October was $205,881. Gold Canyon Arizona Blockbuster Slated to Close

Must be a sign of the times and economy ...... the Blockbuster in Gold Canyon located in the Basha's shopping plaza at 5301 S. Superstition Mountain Dr is slated to be closing , according to local press. It is one of four stores that the company has decided to close in the Phoenix Metro area.

Apparently the actual date of the closing is not defined at this point, but it will discontinue renting movies and games and will only be selling new and used movies and games. There are plans for Blockbuster to place a Kiosk in the Bashas’ grocery but, the kiosk will only have new release movies available.

In order to rent older movies or games customers will be sent to nearby full-service Blockbuster locations. The closest full service location to Gold Canyon that is offering these services is located at 400 S Idaho Rd, in Apache Junction Arizona.

While located in a non-descript strip mall, this little Middle Eastern restaurant, Eden's Grill is anything but non-descript. All the food is made from scratch with a lot of care put into the preparation. Typical Middle Eastern dishes but with a fresh touch and often times, lighter.

The restaurant has received many raves and mentions in the local Phoenix press as "best of", and "best ever", etc. Some items such as catfish are unexpected but wonderful. Visit their website for more information

Boyce Thompson Arboretum Plant Sale- Gold Canyon Arizona

When Appliances and Fixtures Disappear from Pre-foreclosures

It seems to be a sign of the times. People in a state of pre-foreclosure seem to forget, or do not care, that they can't simply take appliances and fixtures out of the homes they are soon to be losing to foreclosure. When these owners take appliances, fixtures and even the air conditioners and such out of these homes, they end up driving down the values in the entire community as the foreclosed home will end up selling for less without these amenities. What to do?

Walk for Valley Fever-November 1, 2009-Phoenix Arizona

Like to walk in sunny, pleasant weather? Want to do it for a good cause? Mark your calenders for November 1, 2009. If you live in Arizona, or are planning a visit to the Phoenix area around November 1, 2009, and you are a walker you'll be interested in the upcoming "Walk for Valley Fever".

Activities take place from 8am until noon. If you register by October 15th, the walk is only $20, after that it is $25. Location is Downtown Phoenix. The Walk begins at 550 E. Van Buren near the Medical Center of the University of Arizona. Canine companions are welcome! Especially Valley Fever survivors. (Be prepared to pick up after your dog.)

This is a good way to have a nice walk in the desert and also help a good cause.

Zip Code Changes Bring Unexpected Results for Some East Phoenix Arizona Valley Residents

Who would have thought when an area gets a government mandated zip code change that for some residents havoc is the result? In the East Phoenix Arizona Valley there were several areas where the zip codes were changed as of July 1 this year. One expects that when a new zip code comes into effect that businesses have to change out their business cards, letterhead and such, and people need to advise their utility firms, etc also.

But for some individauls, they have found they are being denied medical insurance because the companies are thinking they moved - say what?

Foreclosed Rental Property-Issues for Tentants and Landlords

This year we have had some of our home buyers needing to buy a home quickly because they were going to end up on the street due to the landlord of their rental being foreclosed on. When a mom comes home with her little babies and finds a note taped to the door of her rental that says the home is now going into foreclosure, panic sets in and the family needs to get a home quikcly.

Under a new federal law that took effect May 20, 2009 there are some new rules and changes that affect the renter and the landlord. Most times whether one is a renter or the landlord they should seek legal advice to be sure of their obligations and rights under this new law.

There are also some new tools for renters where they can check up on a landlord to see if the owner is behind on their mortgage, or to check on a property BEFORE they sign a lease.

Option Adjustable Rate Mortgages Bring New Arizona Foreclosures

Arizona is expecting to see a new round of foreclosures due to the option adjustable rate mortgages that are beginning to reset. In Arizona, the attorney general is estimating that 128,000 of those mortgages will reset over the next year.

The loan’s interest rate also may have been fixed at a low level for the first few years with a “teaser rate”, but then reset to a higher level. New monthly payments can be five or 10 times what the homeowner/borrower has accustomed to paying. The average family can’t begin to pay these new payments – even if they have good jobs. Many of these mortgages tend to be “jumbo,” or for significantly large amounts which makes it even harder for borrowers to do anything except foreclose on the home.

As an example, we saw one homeowner where both the husband and wife had excellent paying jobs, but they also had a lifestyle with a lot of expenses. Their option-ARM mortgage payment had been just under $3,000. per month and they were doing fine in making that payment. However, overnight the mortgage payment jumped to a bit more than $10,000. per month! Even with good jobs, there was no way for them to make this sort of mortgage payment. The result was the home foreclosed.

Foreclosures are not going to be a thing of the past anytime soon it appears.

Looking for something different for your taste buds and in the Phoenix Arizona area? You may want to consider trying Mi Cocina, Mi Pais located on Bell Road in Phoenix. For many their taste buds have only experienced Mexican food when it comes to food from south of the border. If so, this is something to try and expand ones horizons.

The restaurant is small and a bit tough to find. But once found, it is charming and the food is terrific. Spicy flank steak, brisket from Bogota, Peruvian potatoes and amazing deserts. Many of the recipes are also form Peru and Columbia as well as Ecuador.

Homeowner Recall Alert - Frigidaire and Kenmore Smooth Top Electric Ranges

Frigidaire has issued a recall alert for some models of their Frigidaire and Kenmore smooth top Electric Ranges. About 200,000 smooth-top electric ranges sold under the Frigidaire, Frigidaire Gallery, Frigidaire Professional and Kenmore Elite brand names are being recalled because they pose a fire hazard.

Frigidaire has received 126 reports of incidents, including four reports of minor burns and two reports of minor property damage.

Mediterranean Cuisine in Phoenix Arizona - Eden's Grill

Not particularly impressive from the outside with a location in a small strip mall, this Mediterranean cuisine restaurant, Eden's Grill works to impress with its made from scratch menu items. Dolmeh, baba ghannouj, kebabs and totally unexpected things like catfish made in a way you never expected -- but delightful. And don't forget the baklava -- it is said to be the best in Phoenix.

If you find you are tired of the same-ol, same-ol and looking for something a bit out of the ordinary, give this small middle eastern restaurant a try. They have received many awards from local Phoenix Arizona area publications.

Phoenix Arizona -Wine Bar - Lisa G Cafe Wine Bar

If you are are in the Phoenix Arizona area and looking for something a bit different and yummy, seek out the Lisa G Cafe Wine Bar. The location is an old fashioned wood floored red bungalow that was built about 1939. But it is not an old fashioned establishment at all. Instead it offers a modern menu of salads, sandwiches and "balls". The "balls" are a family meatball recipe that is super tasty and served in either a bowel or as a sandwich. Yummy!

But don't forget the wine part of their name -- they serve whites and red, beers and other interesting liquids -- including something called Caipirinha, which is the national cocktail of Brazil. Definitely a specialty.

Lunch is served Monday through Friday and dinner Tues through Saturday.

Whereas it is a typical practice for most firms to purchase from a mill that may blend together all of the coffee beans from a majority of growers in a region, Firecreek Coffee pays extra to purchase coffee directly from the best small farmers in the area.

Their Roaster roasts all of their coffee to order, which means that coffee ordered on Monday is roasted on Tuesday and shipped within 24 hours. Batches are roasted separately in small batches (less than 25 pounds).Their batches are small enough to be air cooled which provides for a much more intense and accurate flavor profile. Coffees roasted on large roasters at bigger companies requires water to cool the roasting down, which many feel tones down and mutes the flavors.

Gold Canyon Arizona -- An Awsome Place to Call Home

Recently we had a visitor to our blog send in an account of one of their adventures in the area close to their home. Gold Canyon Arizona is at the foot of the Superstition Mountains and in addition to being a wonderful home for humans it is also close enough to the desert that the area is also home to many of the wonderful desert creatures.

Our blog visitor sent in an interesting account of her encounter with a mountain lion. Now we do not have an abundance of mountain lions in the area, lest you think that the area is over-run with creatures. But when any of us sight one, or some of the other beautiful creatures it is always an interesting experience.

Late Friday afternoon this just came into our e-mail box –

“Governor Jan Brewer signed HB 2008, which repeals SB 1271 and its change to the anti-deficiency statute. Arizona Association of Realtors (AAR) would like to thank our members for their quick response and action on this matter. AAR’s success is due, in part, to members like you who help engage on issues down at the Capitol. AAR will continue to work with legislators and industry stakeholders to protect homeowner rights at the Capitol.”
