Gold Canyon Arizona, as well as the rest of the East Phoenix Valley real estate market is always a bit seasonal. While in other parts of the country the winter may not be the best selling season due to snow, ice and cold winds, in Arizona the winter and spring months are always a good time for buyers as well as sellers.

In general what we are seeing is the same seasonal sales trend we have seen for these same months in the past 2 years. The winter season is the season of winter visitors in Arizona, with visitors coming to the sun to escape the snow and cold weather -- and ending up buying a home. Now that it is spring we always see the winter visitors leave to return to their "other homes" and we'll likely see the same annual sales trend of fewer sales as we approach the summer months. While the seasonal sales numbers are pretty much the same as they have been on a seasonal basis for the past 2 years for the same time period -- the sales prices of the homes is continuing to be lower.

Goin' Postal Gold Canyon Makes a Move-January 2012

Gold Canyon Arizona does not have its only local United States Post Office. Residents must travel to Apache Junction Arizona to get to an actual USPS post office. That said, Gold Canyon residents rely on local, privately owned business to get their mail and shipping needs handled.

If you live anywhere around the Gold Canyon Arizona area you are doing to want to know this info abput a recent re-relocation.

Goin' Postal Gold Canyon has moved to a new location as of January 3, 2012. They moved up into the office suite at 6499 S Kings Ranch Road, Suite #6 - (this is just up Kings Ranch Road from their old location). This new location is in the office suite next to the liquor store. There is a parking lot in front.

Goin' Postal Gold Canyon is a Full Service Shipping Center that offers everything you need for shipping and handling mail services. They offer United States Postal Services, FedEx, UPS, Freight, Fax Service, copy service, personal mail Boxes, eBay trading assistance, boxes, plus packing materials for sale and more.

Gold Canyon Arizona November 2011 Home Sales Stats

Residential home sales in the Gold Canyon Arizona area for November 2011 were not very different from the October 2011 sales figures … very little change. Change was only mere pennies in some cases.

This can be considered good in certain respects. For the past several months there has been little movement in pricing - rather stable.

There are excellent buying opportunities on the market here in Arizona. And if you are reading this and its cold and snowing and you just got back in from shoveling snow -- consider that in Arizona its been a warm and pleasant 70+ degree holiday season. You don't have to shovel sunshine!

Gold Canyon Arizona October 2011 Home Sales Stats

Gold Canyon Arizona October 2011 real estate stats were very slightly up from the September 2011 sales figures. The average price per sq foot of homes sold was slightly up from last month’s reports as well, for “traditional” sales. The average price per square foot for “distressed” sales was down slightly from the prior month.

It was the same scenario basically as in prior months - one month the averages are up in some cases only a few dollars, and sometimes a few pennies, and in others cases down a few dollars, or a few pennies.

In general nothing much in the Gold Canyon Arizona housing market has been changing for the past several months.

If you need to sell your home, why are you waiting? - don't wait --and if you are thinking of buying, now is the time.

Phoenix Arizona Home Sales Stats-September 2011

We posted information about the various communities throughout the Phoenix Arizona area on our Benjamin Realty LLC blog, showing the average price per square foot for homes that sold during the month of September 2011.

If there is good news to report, it's that nothing much is changing in terms of prices for the past several months. Community areas that are showing prices downward are only down from prior months in many cases by mere pennies, or a few dollars. This can often be attributed to the fact that during a particular reporting period there were larger homes, or smaller homes that made up most of the sales for the time period.

There are a lot of excellent values for buyers, whether you are looking for a primary home, a second home, or investments.

As continues to be the case for the past few months — generally speaking, there are only minor variations in the averages of price for homes sold in various Phoenix area real estate community stats from prior months – a few areas up a dollar or so, some areas down a dollar or so, some mere pennies – no major changes from prior months – or actually from the past several months. The past several months have all been rather consistent with this pattern.

Gold Canyon Arizona August 2011 Home Sales Stats

The August 2011 residential home sales in the Gold Canyon Arizona area for August 2011 have been posted on our blog. The numbers show sales were up slightly from the July 2011 sales figures. This should not be considered to be a new trend as the slight elevation is due to the homes that sold during August being somewhat larger and therefore a bit more pricey.

The average price per square foot for “distressed” homes in August 2011 was also up slightly from July 2011 figures. But again one should not read into the slightly higher number to mean the "distressed" properties have started an upward trend.

We posted the report for July 2011 real estate stats for communities across the Phoenix Arizona Valley on our blog. You can click over to take a look. The info report shows July 2011 average price per square foot for homes sold during that month across the entire Phoenix Valley.

People always ask up - "is the market still going down or has it hit bottom?" None of us has a crystal ball and can answer that. The economy is certainly not seeming to "turn around". Loans continue to often be difficult for buyers to obtain. But there are certainly good buying opportunities for buyers.

We have been following this same data for months and months and as continues to be the case for the past few months -- generally speaking, there are only minor variations in the averages of price for homes sold in Phoenix area real estate community stats from prior months – a few areas up a dollar or so, some areas down a dollar or so, some mere pennies – no major changes from prior months - or actually from the past several months.

Gold Canyon Arizona July 2011 Home Sales Stats

Residential home sales in the Gold Canyon Arizona area for July 2011 were down from the June 2011 sales figures.

The average price per square foot of homes sold during July 2011 was also down from June 2011. The average price per square foot for “distressed” homes was up slightly from June 2011 figures, but was not as high as some prior months has shown in this category, meaning do not read into the slightly higher number for the “distressed” properties in July to be a new trend.

Arizona Monsoon Season Tips

In Arizona we are in the midst of hot summer temps. This weekend, depending on what part of the Phoenix Valley you may have been in the temps were 118, 120 or something in that vicinity. HOT! With the hot summer temps comes the monsoons. Monsoons in Arizona are sudden onsets of rain and they can also have accompanying winds.

The official "wet period" of the Arizona Monsoon begins when the daily dew point is 55 or higher for three consecutive days. On average this occurs during the first two weeks of July.

Because the desert gets little year round rain, the ground does not absorb rain very quickly, so during the monsoons it can lead to rapid flooding of roads and other areas. It pays to be save and not take chances. If a road appears to be flooded do not attempt to go thru the flooded water, even if it does not appear very high. Attempting to go thru the water filled roadway may lead to becoming stranded and you needing to be rescued. Every summer there are photos that appear on the news of stranded motorists standing on the top of their cars waiting for a helicopter to some and rescue them. Arizona has even implemented a "Stupid Motorist Law" -- seriously.

Gold Canyon Arizona To Get New Fire Station

Gold Canyon Arizona is slated to finally get its second fire station. After a long time of wrangling with agencies and funding and all that goes into getting something of this nature finally approved, the new Gold Canyon Arizona fire station will have a ground breaking ceremony. The funding for this project was approved by voters back in 2006!

The ceremony is slated for Saturday July 2 at 8:30am at 9294 Don Donnelly Drive in Gold Canyon.

The goal of the new station is to improve response times to a part of the region that has been difficult to reach quickly with the existing fire station facility.

The station will be a 5,400 sq ft split level structure that looks much like a residential building. This should make it "blend in" with the surrounding residential structures in the area.

Phoenix Arizona Gets Its First Salt Chalet

Javalina in Gold Canyon Arizona

Javalinas are often spied in the Gold Canyon Arizona area. Usually they seem to travel about in groups. The groups usually appear to include a mom, dad, some children, often some younger and some older children. But on this particular morning there was only one large adult javalina to be seem as he foraged about for food.

Gold Canyon Arizona May 2011 Home Sales Stats

Gold Canyon Arizona area residential home Sales for May 2011 were down from the April 2011 sales figures. But sales for May 2011 were about the same as the area saw in May 2010.

Same as we reported for April 2011, home sales for May 2011 saw some higher-end homes selling which caused the average price per square foot of homes sold in May 2011 to be slightly higher than the March 2011 average price per square foot sales.

The average price per square foot of “distressed” homes sold during May 2011 was up a bit from April 2011's averages, mainly due to the fact the "distressed" homes were larger and therefore more expensive in general.

Gold Canyon Arizona home sales information for April 2011 has been posted on our blog.

Home Sales in the Gold Canyon Arizona area for April 2011 were down from the March 2011 sales figures. There were significantly more sales in April 2011 than we saw a year ago for the same time period, April 2010.

Home sales for the month saw some higher-end homes selling which caused the average price per square foot of homes sold in April 2011 be slightly higher than the March 2011 average price per square foot sales.

However the average price per square foot of “distressed” homes sold during April 2011 was down significantly over the averages for “distressed” sales in March 2011. For more details visit our blog.

Phoenix Arizona Real Estate Market Information - March 2011

Home sales in Phoenix Arizona showed higher sales in March 2011 than any prior month in the past 66 months, according to reports. A lot of this is due to the influx of seasonal buyers who end up buying before they head back to the northern climates. This year was no exception to the seasonal trend. This year happened to see a few more than in past years and this year many bought and paid with cash.

Gold Canyon Arizona March 2011 Home Sales Stats

Snow-birds and cash buyers played a big role in Gold Canyon Arizona home sales for March 2011. They show an increase for the month. Across all of the Phoenix Valley there were more home sales for a given month than have been reported in the past 66 months. Does this indicate our market is on an upswing? Impossible to totally predict, but honestly not likely.Not yet anyway.

Every year at this time, even during the worst of the real estate slump this time of year sees more home sales than at any other time during the year. The snow-bird seasonal factor combined with more buyers coming forth with cash to buy low priced homes seems to be primary factors for the better month.

Home Sales in the Gold Canyon Arizona area for March 2011 shows more sales than home sales in February 2011, but the average sales price, on a square foot basis, was down more than any month in the past 2 years.

Gold Canyon Arizona February 2011 Home Sales Stats

Home Sales in the Gold Canyon Arizona area for February 2011 remain pretty similar to January 2011 sales. With “snow-birds” still in the area enjoying our warm weather and deciding to buy a home of their own, sales are showing even with the February 2010 sales numbers.

The average price per square foot of “non-distressed” homes sold was up just a tad from the previous month, but “distressed” home sales prices were down quite a bit from the previous month.

Gold Canyon Arizona real estate stats for month ending January 2011 show a slight upturn in the number of homes sold. The average price of sold homes was a bit up as well. Sounds like good news - but before anyone leaps up and down remember that this time of year is the peak season for "winter visitors" to Arizona and it is typical for there to be more sales during this period just due to the number of "snow-birds" and "winter visitors" in the area.
