Seneca Towers The DJC reported that Laconia Development (formerly Levin Menzies) plans to start work on Seneca Towers this summer and anticipates completion in the summer of 2010. Seneca Towers, located at 8th & Seneca, will consist of 294 units in two towers.
Icon Tower The other project Laconia is developing in Seattle is the sleek & slender Icon Tower at 6th & Wall. Laconia expects to start construction in August. Completion is slated for the first half of 2011.

The Downtown Seattle Association recently held its annual State of Downtown event providing an overview of downtown commerce, development and livability issues.
Here's a run down of downtown Seattle's housing highlights:
Approximately 13% of Seattle’s housing units, or 37,320 units, are located in the downtown area.The number of residents increased nominally to 54,773 people. However, the number of children living downtown increased to 2,814, about 100 more than reported for the prior year.16% of downtown units are owner occupied, 84% are rentals, unchanged from the prior year.Since 1990, population grew by 61.1% compared to 12.7% for Seattle as a whole.The average … (0 comments)

One neighborhood that underperformed in 2007 was the Downtown Seattle/Belltown area (MLS area 701) which posted a modest 6.0% increase in appreciation.  Actually, 6% is pretty good, however, many expected the downtown area to reach 9% or 10%.  In reality, if it wasn't for year end closings at a couple of newly completed developments, we could have realized an even lower rate.

Downtown Seattle’s 2nd Avenue has been receiving quite a bit of attention lately with several condominium, apartment and office towers under construction or planned. The most notable of these include the 1521 Condominium, 1 Hotel & Residences, 2nd & Pike (hotel & condo) and the Liberty Building (office & apartment) developments.

Now, add three more potential projects to the list. On the horizon are 1915 2nd, 1931 2nd and 2015 2nd.

Recently, the Daily Journal of Commerce reported on new developments at the 2nd & Pike project. The developer, Urban Visions, announced that they are within a year of starting construction on the 36-story hotel/condo project. The proposal includes a 150 room 5-star hotel and 150 ultra luxury condominium homes.
2nd & Pike is likely to be Seattle’s second priciest condominium property with homes starting around $1,200 per square foot, a bargain compared to the Four Seasons’ $2,000 per square foot price tag.

The downtown Seattle condo market (downtown, Belltown & Denny Triangle districts) remained stable in June.  Compared to June 2006, unit sales increased 10.5% and the median price rose 9.2% to $439,500, dipping into single-digit territory.
However, downtown, like the region as a whole, is starting to show signs of a softening condo market.  Compared to the prior month, median price only rose 2.8% and closed sales decreased 8.7%.  With the explosion of new condominium development and increased conversions & iflipper re-sales, the downtown market will become more attractive as it transitions to a buyer's market.

Downtown Seattle's condo market is starting to sizzle.  Compared to March, condo unit sales were up a whopping 82%, likely spurred by resales from recently completed projects and the seasonal market change.  That's the good news.  On the flip side, average sale price decreased 4% while the median price rose 4% to $441,950.
Compared to the same period in 2006, the downtown condo market performed quite respectfully.  The average and median sale prices rose 6.3% and 10.5%, respectively.

The Downtown Seattle Association hosted its 2007 State of Downtown Economic Forum on Feb. 9th providing an overview of current and future downtown livability issues, planning and development.  Of particular interest was the forecast for the eventual construction (or not) of the 32 high-rise condominium projects on tap for downtown over the next 4 years and the lack of affordable housing.

July saw an increase in condo inventory in the Downtown, Belltown & Pioneer Square areas from 89 to 131 active listings. Pending sales also increased 8.9% from 35 to 39. Interestingly, with the increased inventory, buyers had more choices and it resonated with them as the average days on market fell from 78 to 52 days. Additionally, 76% of newly listed units were sold within 20 days upon coming on the market (however, new construction presales listed in the MLS may have accounted for this).

Condominiums have shed it's image as housing for people who couldn't afford single family homes.  Condos now make up 25% of the total home sales in King County and is outpacing single family homes in appreciation.  With many new projects being constructed in the downtown & urban core areas, complete with community amenities, it's becoming a lifestyle rather than economic choice.  In fact, developers are counting on empty nesters, first-time buyers and urbanites to fill the anticipated 10,000 units being added to Seattle's urban core areas over the next five years.

To some, Seattle's Alaskan Way Viaduct (elevated portion of Highway 99) is an eye sore, a disaster waiting to happen, an endearing piece of Seattle's history.  Either way, it slices downtown from it's waterfront limiting access and views.  The 2001 6.8 magnitude Nisqually Earthquake damaged the viaduct which has been undergoing continuous repairs to keep it up and functional.  And, experts predict the viaduct may collapse during the next major earthquake.
Several proposals are under consideration from burying Highway 99 underground and creating a street level promenade, rebuilding another viaduct, creating a grade-level thoroughfare or just retrofitting it.  Costs range from … (0 comments)

Buildings alone do not make a neighborhood, especially in downtown.  The Seattle Art Musuem's grand outdoor project for the city is the Olympic Sculpture Park on the waterfront in downtown's Belltown neighborhood.  The 9-acre park, provide residents with much needed green space, outdoor art work and a place to contemplate.  
The park is encompasses four distinct design elments that showcases the Northwests ecology & native plants:

I always wondered who are the people buying the new condos in the downtown area, and where are they coming from.  Afterall, 49 new condo projects are planned and most start at the $500,000 level with a significant number priced above $1 million.  The median income in King county is only about $56,000 with a housing affordability index of 77.  But, apparently, there are lots of millionaires.  I wrote about it in my Seattle Housing Buzz blog with June Fletcher's Wall Street Journal House Talk column as a source.  From Fletcher's column:
