It's been a while since I wrote but I'm back in the mood as the spring real estate market begins taking hold in the Edina and Minneapolis housing market. As a native Twin Cities guy I am huge fan of winter and took some time off from writing to just enjoy the holidays and the season. The weather has been unseasonably warm, a blessing and a curse, but its time to start talking about the real estate market in Edina and Minneapolis! home buying: Where Are the Most Valuabe Homes? Southwest Minneapolis, East or West Edina? - 07/08/11 05:46 PM
Over the period from 2005 to now a change in where the most pricey homes are located has occurred. It use to be the Southwest Minneapolis, East Edina and West Edina all boasted high price sales on a regular bases. Now a days its a different story. East Edina is the only area consistently and regularly putting the high end sales on the board. East Edina's hallmark neighborhood of South Harriet Park has continued it's rapid redevelopment with tear downs, new construction and renovations, and has homes routinely selling over $1,000,000. West Edina and Southwest Minneapolis however have not been so

In spite of the media's talking points, multiple offers, over list price, and homes sold in just days are not uncommon today. Really it’s true. What!? It can't be true...Yes it is. Not at every price point, but, by and large, for the vast majority of areas and price ranges, the same facts hold true...there are TONS of LOW QUALITY or OVER PRICED homes sitting out there, but a dramatic SHORTAGE of QUALITY HOMES.The result: As really nice homes come on the market buyers who have been stewing, and waiting, and looking, for months all pounce on the good home. Just a quick "flash in the pan" for everyone interested in local real estate values. We always here about the wholesale decline of home values, when in fact that's simply not the case. In reality Buyers are able to be far more discriminating and while that leads to declining vales in some areas, other areas are in fact rising. home buying: What's the Point a Home Inspection Anyway? - 02/27/08 07:52 PM
Inspections are a critical part of home buying. They are also a problematic point in the deal. After negotiation, after a deal is struck, then we inspect, and really find out what were buying. Most Inspection Contingencies allow the buyer to re-negotiate the contract post inspection. But I suggest that this is done only in cases of surprise findings that have significant ramifications for the Buyer. I represent buyers a lot, I'm not saying this because I do all listing business. I say this because, we are dealing with a sellers who needs to also "play ball" when we want info on the security
