Here they are ladies and gentlemen, the first home sales of 2012 in Edina and Southwest Minneapolis! It was an impressive start to the year with 11 homes sold in Edina and Southwest Minneapolis, however, the highest sale price was only $675,000 for this Minnehaha Parkway 4 bed, 3 bath home in Lynnhurst. One home sale in Edina that caught my attention was this Kellogg listing which sold for $340,000. This could be a new tear down opportunity. Over the period from 2005 to now a change in where the most pricey homes are located has occurred. It use to be the Southwest Minneapolis, East Edina and West Edina all boasted high price sales on a regular bases. Now a days its a different story. East Edina is the only area consistently and regularly putting the high end sales on the board. East Edina's hallmark neighborhood of South Harriet Park has continued it's rapid redevelopment with tear downs, new construction and renovations, and has homes routinely selling over $1,000,000. Contrary to what you might think, some homes are selling very quickly this spring. Home buyers and sellers in Southwest Minneapolis and East Edina (Linden Hills, South Harriet Park, Country Club, Morningside, etc...) may be surprised when they see some homes selling this spring as if it were 2004 again. In fact, two homes on my block (Linden Hills) went up for sale and were under contract in less that two weeks. This has got to be one of the most unique and enjoyable events of the winter. Kites of all shapes, colors and sizes take to the sky above Lake Harriet. What develops is an explosion of color and excitement, hot chocolate, and cider are passed as neighbors and friends enjoy the show, and partake with their own kites. Just what the Dr. ordered to break us out of our hibernation. Expect to find professional kite flying and demonstrations; children's ice fishing expo and medallion hunt; ice skating and a marshmallow roast. Here is one for the Myth Busters! Apparently Lake Nokomis Walleye really do glow in the dark. I've heard this one before and assumed it was, what else, a "fish tail". Apparently there may be some truth to it. Most Minnesotans already know that Walleye's have reflective, almost luminescent eye's - hence their name. But, there is more to it. In 1942 the Coast Guard and the Marine Air Reserve secretly released millions of Glowlight Shrimp into Lake Nokomis as part of Operation Four Eyes. I recently had a couple buy a beautiful home in Lynnhurst Neighborhood of Minneapolis. These folks had run through a couple weeks of heavy house hunting. An established but quite, residential neighborhood, Home to Anthony Middle School and Kenny Elementary, the neighborhood is adored by is residents, but not as well know as many other Southwest Minneapolis neighborhoods. Its boundaries are West 54th St. to the north, Lyndale Ave. South and Highway 121 to the east, West 62nd St. (Highway 62) to the south, and the alley between Knox and Logan Ave. South to the west. Kingfield is named after Dr. Martin Luther King Jr.. Located between Interstate 35W on the east and Lyndale Ave. on the west, the northern border is 36th St., and 46th St. on the south. Finding holes in the line of scrimmage is what made Walter Payton the best running back in history. Finding holes in the Buyers Market is how I hope to survive the next 5 years.
