Yes, I did want the 2 story foyer, we had wood stove inserts growing up, and the heat generated from them was amazing, with the new generation stoves, the pellets, they are an excellent source of heat, and the pellets really are affordable..

I think sales people are better informed customers, when you do sales for a living you understand that you will get the sale, even when you are honest, people appreciate that, and will keep coming back for more, if you give them accurate information
They say Doctors are the worst patients.......are Salespeople the worst customers...? I was in a furniture store today, looking around for a family room set...not really ready to buy yet, but just wanted to get my feet wet (haven't we all heard that :)
Of course as soon as I walk in a guy comes running up to me...and asks if I need help..I tell him to give me his card and if I see something, I'll come find him.. I had a couple of questions for him about a couple of sofas...as I am looking at each of the sofas with him asking questions, he is trying to close me on each sofa... almost acting impatient that I was not sure which one I wanted, if at all....
It got pretty uncomfortable actually....to the point...that I decided to leave, and if I return again, I won't work with him!!! I take that lesson with me into my business, I NEVER rush anyone, or am impatient and I certainly expect the same standard of professionalism and behavior from the sales people I encounter as a consumer....

I read a story today on CNN...thatOpec is going to reduce the amount of oil they produce to raise prices...aint that a kick in the head.. these guys need to take their lumps like the rest of us..and deal with it...but since we are indentured servants to these oil producing nations.....we have to put up with this nonsense.

Our son plays soccer at this field, the Battlefield High School Soccer team trains on the turf fields, boy are they nice.. they are unforgiving though, a player can really get injured on these fields, but the speed of play is amazing because of the even surface.

We have been researching and gathering informaiton about the latest "Green' Materials. I thought I'd share one of the items I stumbled across....Solar Shingles....brilliant. These shingle resemble the asphalt shingles that are traditionally used on homes, which is good because many HOAs would frown on the solar panels, sitting on a roof. I have had clients in the middle of a deal go out and buy a car or spend money on something large....using a credit card, they don't realize the problems this causes, The bank will pull the credit specifally for this reason, before going to closing.
I am not sure why people don't realize this I have starting telling people at application not to buy anything, until they settle, and to make sure they pay all their bills on time.
That's all it takes to blow a real estate deal.... So, we are in the middle of a deal, when the lender goes to pull the credit for the final underwriting of the loan....well low and behold, my clients credit score dropped by 60 points, down below 580...well as you may know Fannie Mae's guidelines for getting a lone is 580......my client forgot to pay his $45.00 pier one credit card..and his score dropped.....60 points...you heard it hear folks...it takes forever to build good credit...but just $45.00 do ruin it...
Our deal it shot....he does not qualify for the loan now... the moral of the story......well...I think you know the moral... :) If you are buying a home.....and have a contract on a house..pay your bills on time..

I see this as being the next big problem, people who need to sell thier homes but don't have the equity, it is going to take a while for these people to realize the appreciation that will reach the level of their current loan.
There is a lot of talk about loan modification, where the loan is modified, using the current value..we are still not sure of the credit consequences.
That is one of the biggest problems facing homeowners in this market. Values have dropped so dramatically, that anyone who has purchased their home in the last 5 years is affected. So, how do you sell your home if you don't have any equity? One options, of course is a short sale... Many think that your bank will just let you walk away from a home that has lost value...that's not the case, there has to be a reason for the short sale...meaning a hardship..such as a job transfer, divorce, loss of job...
Short sale, while early on in this market were stigmatized as being too difficult to deal with, have actually gotten better, we are seeing better succes with short sales in our area.
