The Holiday Season is fast upon us and as we were driving down the road on our way home from the grocery store in Bergen County NJ, the other evening, we started thinking about being Realtor's® at this wondrous time of year. In our area, there are homes of all different styles, sizes, conditions, etc.. We were noticing how despite the grandeur, or lack thereof, of the different homes, the homeowners had done their personal best to Deck the Halls.

Some homes had elaborate displays of lights, blow up Santas and Snowmen while others had placed a simple wreath on their front door.

It got us to thinking how fortunate those of us are, who can earn a living helping people secure their most basic need of Home Ownership! We envisioned the masses scurrying around to buy their Holiday treasures and returning home to the open arms of loved ones as in some Christmas special like "How The Grinch Stole Christmas" or "It's a Wonderful Life".

Even though we tend to get a bit sappy at this time of year, we felt a sense of warmth and calm amidst the Holiday traffic as it grew to a fever pitch for the nightly rush hour.

Then it dawned us on "Home" really is where the Heart is for the Holidays. That's the one thing most of us can agree with once the dust settles and everyone makes it safely home for the Holidays.

With only a few days left till Christmas and as the Festival of Lights has ended, for all who are fortunate enough to have a place to call home for the holidays, this blog goes out to everyone. Whatever your personal faith may be, our warmest wishes to you and yours that you may have a place to call "Home For The Holidays"!

Hillsdale New Jersey Homes Sold Report for September 2012

Hillsdale New Jersey saw Twelve homes closing in the popular town as the Summer heats up. The list to sale price differential hovered around the 94% tile mark. This indicates that homes prices are stablized. With homes selling at around 94% of their asking price the popularity of this town is still strong as Buyers are beginning to slowly come off the fence and dip their toes in the water to greet the warmth of homeownership.

The 94% range differential along with the average days on the market at 59 indicates that the Pascack Valley area market continues to hold it's own during the economic turmoil and homes are still selling within a very reasonable amount of time.

With interest rates the lowest they have ever been (hovering still at around 4% or lower), we think Buyers can take advantage of some really wonderful opportunities to own their piece of Small Town America in this special town known as the town with a heart!

The town of Hillsdale is constantly changing to keep up with the times while maintaining that very desirable small town feel.

Residents can take advantage of the many amenities offered such as the Top Notch Hillsdale New Jersey Schools and Community Events.

Why You Should Keep Your Household Records Accessible

As Realtors, it has been our experience that the Homeowners who keep Home Records can usually avoid snags in the Selling process. The following is a List of Items that we think should be kept with your "Home Record File" and put in a safe but easily accessible place.

Keep anything pertaining to the maintenance and repairs of your home in a File or Binder that is clearly marked "Home Records". This will help you to remember where it is at all times. We all know that memories fade with time { I know mine does}, but when you have kept a Record, guessing isn't necessary. Items such as names of contractors, repairmen, dates and receipts can all add value to buyers of the Home Sale!

Dont let it become this kind of nightmare!

1. Heating System - Repairs & Maintenance Records for your Boiler or Furnaces should be marked with the repair or the maintenance completed as well as the date it was done and who did the work.

2.Hot Water Heaters - Replacement of the Hot Water Heater should be marked with a date right on the Unit. Additionally, the date as well as who did the work should be kept in your Home Records File. Hot Water Heaters can sometimes sit in a Warehouse before they are purchased so the date could be the manufacturer's date. Mark the date it was replaced with a permanent Marker right on the Unit.

3. Roof - Any Warranty Information on the Roof along with the date, who did the work & the type of Roof (ie: 25 year, 30 year, etc.)

4. Siding - The date the work was done and by whom in addition to the product and color should be recorded. Any maintenance that should be performed in the coming years is also a good reminder for the homeowner as well as the buyer.

Why You Should Keep Your Household Records Accessible

5. Windows & Doors - If a warranty was offered, the date will be important to record. Also, who it was installed by of course for future possible work.

6. Electrical Panel - Many homes need higher amperage electrical panels to support today's technologies in the home. If your panel has been updated, be sure to keep this important record in your Home Record File. Labeling the Breakers for what each controls will be a great help to the new homeowners.

7. Gutters - New gutters or items such as gutter guards also sometimes come with warranties.

8. Fireplaces - Keep the name of your Chimney Sweep along with the dates he cleaned your chimney as well as any masonry work that was done. Additionally liners and caps are items that should have records.

9. Plumbing - Anytime your plumber comes to do work on your plumbing - whether it is drain blockages, replacing pipes, etc. document it in the Home Record File.

10 . Major Renovations - New Baths, Kitchens, Finished Basements, Dormers or Adding Rooms. Be certain to keep the Warranties along with dates and names of Contractors in your Home Record File.

11. Removal Of Underground Tanks - This includes Oil Tanks & Septic Tanks and could be an extremely important fact necessary for the completion of a trouble-free Sale.

12. Landscaping - Most Buyers will appreciate the name of your landscaper to maintain or update the landscaping. When you have a tree or bush replaced, record the date and name.

13. Pools - The type of pool, the age of it as well as the liner, heater or any other component of the pool should be recorded along with any warranties.

14. All Major Appliances - If you are leaving any major appliances such as Refrigerators, Washers & Dryers, the new owner will appreciate any and all information you can provide, even if you are leaving them in as-is condition. This includes Owner's Manuals and warranty information.

Why You Should Keep Your Household Records Acessible

Homeownership is one of Life's Major Investments and Homeowners should think of keeping Records on their Homes in much the same way that you would keep records on any Investments. This simple yet valuable exercise can assist in the completion of the Seller's Disclosure which is being used more often in today's Real Estate Transactions. Although the Buyer's of a home will usually have the home inspected, these Home Recordsare a valuable tool in the process because nobody knows your home better than you. In the event something becomes questioned, quite often the Home Records can become the answer to relieve the concerns of a Buyer and afford a "Hassle-free Transaction".

Reglazing Tile in Westchester NY - Refinish and Resurface Ceramic

A very timely post that answers some questions for those thinking of doing over their bathrooms before selling your home or even just enjoying an updating for your own personal use. Ceramic tile reglazing is a wonderful and cost effective solution to change the color of your Westchester NY bathroom tile.

Tile reglazing - BEFORE

Do you have one of those dated bathrooms with the pink (or yellow or blue or green) tile with black lines (or if you are a realtor, do you have a client with one of these bathrooms)? Did you know that there is a less expensive and less intrusive way to refresh that bathroom? Rather than replacing the tile (which can get expensive), if your tile is in relatively good condition (i.e. not cracked or falling apart), you do have the option of reglazing your tile. You can make it white or beige or virtually any color you would like.

The bathtub refinishing process involves scraping, washing and applying solvents to the surface, followed by etching, neutralizing and sanding. Solvents are applied a second time followed by the undercoat and two to three coats of Surface Specialists® polyurethane coating. ; The process usually takes about a day and the refinished surface will have a high gloss and be as durable if not stronger than the original surface and easy to clean.

Following proper cleaning procedures, such as using only non-abrasive cleansers and soaps, your newly refinished bathroom will look beautiful for 10-15 years.

Refinishing (or reglazing) is one of the best options when the bathtub, shower or sink finish is worn, a color change is desired, or damage is scattered over the entire surface.

We usually complete bathtub and tile refinishing in 1 day and you may begin using the surface by the next evening, saving you a significant amount of time and money.

All work is performed on-site in the bathroom area with absolutely no mess for you to clean up and may be completed in virtually any color.

Tile reglazing is much faster and more cost effective vs. replacing the tile in the bathroom. Many homeowners don't realize the work that needs to be done when retiling. In addition to ripping out and replacing the tile, usually you need to replace the mud job on the floor, rebuild the walls and call in a plumber to remove and reinstall the toilet. This can get costly when you add up all of the work and you can often be without a bathroom for a week or two (which can be especially inconvenient if you live in a condo or co-op and only have 1 bathroom. Tile resurfacing provides a much faster, more convenient option which can save you money. It's often a great option for those looking to sell their homes and fix them up without spending too much. It is also perfect for those moving into new homes with a limited budget at the time of move in. Reglazing can be a perfect solution to eliminate the unattractive colored tile while you save money to completely remodel the bathroom in a few years.

Tile reglazing can also be a great option if you are staging a home for sale. It will really improve the appearance of your bathroom - both neutralizing the color as well as making it clean and shine.

Picnik Going Offline - What Can I Do?

This is all good news by the way.... A great alternative to Picnik and how it will hopefully be incorporated into Google+ and Picasa...

I know many of you are shocked by the recent news that Picnik is going offline on April 19, 2012. I'm not happy about it either. I am a HUGE fan of the free google photo app called Picasa.... however, there were a few tools and features that it was just easier or better in Picnik (not many things, but a few).

Recently Google released version 3.9 of Picasa (download page, FREE app). In it there were quite a few significant enhancements. I noticed many of the Picnik tools making their way over (since Google owns both products, this made sense). Moreover, Google is in a big push to see its Google+ platform take off. Photos are a big part of the platform. When you are looking at any of your photos in Google+, there is now a button at the top called "Creative Kit" that takes you to many of the Picnik style editing tools (many, but NOT all).

I have a feeling (just makes sense) that version 4.0 of Picasa is going to come out between now and the cut off of Picnik. One button they for sure have to remove is "edit in Picnik!". I have a feeling when they remove that button, they are going to appease us by putting in the major elements still missing (either that or add them to the google+ "creative kit" set).

Below you can see the "Creative Kit" button in as you will see when you are looking at one of your photos in Google+.

Anyhow, the rest of this post I wanted to show you several compositions that I did this morning using Picasa v3.9. I'll have to blog soon with more "how-to" information, but for now let me just give you some ideas of what it is capable of!

Drop Shadow

You can now do drop shadows on your photos, like this one. Plus, I also overlaid the text caption using the Picasa Text Tool.

Collages

Picnik was very good at doing collages like the one you see below. I duplicated a Picnik-style collage using Picasa to create the one below. It took a little more work (Picnik was easier!) but it is possible. What I discovered in the process is that I ended up with a little more crop control after all, kind of like that! Now that I have a good procedure in my head, watch for that blog post coming soon!

Borders

Picasa 3.9 now includes the borders option (outer and inner, including rounded corners). It also has a "caption" property so the bottom border space is larger for you to put your text in like I did below on this sunset photo.

Museum Matte

The photo below shows the new Museum Matte option in Picasa 3.9. You can see it is similar to the above borders, but it adds the extra drop shadow cool effect.

Photo Tuning

Picasa has long been my favorite for ease of use in basic photo tuning. This snippet below is from a post I wrote a while back Tuning Your Listing Photos. You can get lots more information like that in my Picasa Photo Series

Slideshow Videos

(updated/added this section after original post) One of the things possible in Picnik was to create embeddable slideshows. According to this FAQ page, those will likely go blank after the cut off date. I had not used it til today, but I remembered about the Picasa Movie from slides tool in Picasa and decided to test it. It worked very easily and in a matter of minutes I was able to create a VIDEO slideshow from the photos in one of my albums. I have posted it to YouTube so you can see. These types of shows would have much more permanence for you. They will build up your YouTube Channel and are much more useful for SEO.

Graphics for Bloggers 101

My long-overdue, but imminently-to-be-released virtual classroom titled Graphics for Bloggers 101 talks quite a bit about Picasa in some of the 10 modules of the class. Graphics in our blog posts is essential, that's why the Picnik news is creating quite the ripple! I will be posting more specific info on Picasa features and perhaps even create some online recordings to take you on a comprehensive tour of "Using Picasa". If you are interested in the GB101 course already created there is a detailed outline and a sign-up form to get notification when it is released (ETA within a week).

River Vale New Jersey Real Estate | December 2011 Single Family Homes Sold Report

River Vale New Jersey saw Five home closed in this popular town as the Holiday Season kicks off. The average Sold price was $383,200 (down significantly from last month) for the upscale town of River Vale NJ.

River Vale NJ is amongst the 8 Pascack Valley towns of Bergen County New Jersey and it's lush park-like character has prompted it to be known as the "Garden Spot" of the Pascack Valley. This small tight knit community is constantly changing to keep up with the times while maintaining that very desirable small town feel.

The price differential for December is around 12%. The average days on the market was 78 for the month of December indicating that the Pascack Valley area market has continued to slow down for the holiday season in this volatile market.

With interest rates the lowest they have ever been hovering at 4% or even below, we think Buyers can take advantage of some really wonderful opportunities to own their piece of Small Town America in this special town known for it's suburban green lawns a plenty!

There are currently 46 Actively Listed homes in the town of River Vale with an average List Price of $475,979. When comparing the average sold price of $383.200 to this month's average list price, we must assume that the market is still in a sharp downward trend. But one must keep in mind that the Average Sold price is for smaller modest homes in the lower price ranges on up to the larger homes in the million dollar plus price range.

Actively listed River Vale NJ Homes For Sale range from a 1960's 4 Bedroom Center Hall Colonial style home for $389,000 up to a new construction 6 Bedroom Colonial Manor to be built for $1,298,950.

There are ultimately homes available for every budget.
