It is so very important that buyers are pre-qualified by a reputable mortgage professional when starting the search for a home.  Knowing that you have taken the time to go through the first phase of the mortgage process assures your agent that 1.) you are serious, 2.) it takes the guesswork out trying to figure out what price range you should be looking and 3.) there is a level of comfort that, together, you will make it to the closing table where you will get house keys and the agent gets a check.

Where There's A Will There's A Way
Where there's a will there's a way to prevent family squabbles, distrust, heartache and pain. The list can go on and on. 
A will is a legal instrument by which you instruct the world how you want your assets disbursed after your death. Having a will prevents the complication of the courts deciding what to do with your "stuff". Without a will, you can be assured that the court's decision is going to be contrary to what you would have wanted; however, by that time it's too late.
