Old West End Festival, Toledo, Ohio

The history of the Old West End is as unique as the buildings.  Each summer, during the first weekend in June this neigborhood comes together to put on a festval for the City of Toledo.  During the fesival you can take a tour of some of the  homes of the founding fathers and mothers of Toledo. This past fall one of my friends said let's go to Raceway Park.  I remarked who goes there these days?  However, my friend was recovering from a serious illness, so my wife and I decided to join her and her husband.  We were pleasantly surprised.  The evening was a lot of fun, the food was good, and while we were eating we could bet on the horses. 

I had not thought much about that evening, but when our friends asked what did we want to do this weekend, I said let's go to Raceway Park.

Country Walk, Sylvania, Ohio, Lucas County, Market Analysis

Country Walk is located in Sylvania Ohio, Lucas County, Sylvania is located in the northwest part of the county, next to Toledo Ohio.  The city was named for it's high density of trees.  The population of the city as of the 2000 census was 18,670. 

For this market analysis, all of the homes in this subdivision have a minimum of four bedrooms and a square footage of over 3000 square feet.  The number of homes sold in the last 12 months was only one.  Currently, there are only four homes available for sale.  Most of these homes have been on ther market since 2006.  This is an indication of  it  taking a longer  time period to sell a home of this quality and square footage, and  the owners of this subdivision are saying that if they do not have to sell their home they are staying put where they live until the market changes.

First American Home Buyers Protection Corp., Warranty, Epiration Date, Lack of Notification

Let me first say I am a believer in Home Warranties.  It not only protects our Buyers, Sellers, but also Realtors.  In a world where we must be attuned to CYA, a Home Warranty is a must in my real estate transactions.

One thing that other Realtors may not be aware of is with a First American Home Warranty, the warranty period  is only for 6 months.  I don't know about other Realtors but I typically have a one year listing agreement with my Sellers.  Now here is the problem.  First American Home Buyers Protection Corporation, which in my eyes is a good company, does not send out notices to the Realtors that the warranty is expiring.  You as a Realtor must make a note to contact First American a few days before the expiration date to extend the warranty period.  To date, I have not had any problems with getting an extension.  I felt it was important to let my other fellow Realtors know of this practice by First American Home Warranty Co. since a Realtor in my office who has been a Realtor for more years than I, did not know of this  practice by First American.

Earth Day, Think Green, Toledo Public Schools, Tax Revenue, Toledo Ohio

Earth Day was April 22nd, and I must admit I did not do anything special for the day. 

Maybe, it’s  because we should not single it out as a one day holiday. On New Years, we have a celebration, make a resolution, and break that promise in a very short period of time.

My wife Debbie is a Toledo Public School teacher.  She is a very smart lady.  Just ask her , she'll tell you.  Last night,  she brought up a very interesting comment that would make a major a major impact on the school district where she works and the environment.   Toledo Public Schools should go to a four day school week.  You would save on utility costs and transportation costs without effecting the education of the students. This reduction in school costs would have a direct correlation to the amount of tax revenue needed to run the schools.  It's a win / win situation.

I wonder how many other school districts, professions and businesses could run more effectively if they operated on a 4 Day Work Week?  Not only would we be saving the environment , but people would have more time to relax and spend time with their family.

Casinos,Toledo Ohio,The Free Press, Mayor Carty Finkbiner,COSI,

I can’t believe what I am about to say.  I agree with Mayor Carty Finkbiner, Toledo Ohio.  In the April 13th, edition of the Toledo Free Press, Pg A3 of the Publisher’s Statement article, “Roll of the Dice”,  Carty told the Free Press in July 2006 “I do not see gambling as the devil that some people do, nor do I see it as the panacea to our economic challenges”.  “It’s common sense that if Michigan and Indiana and Pennsylvania have these options available, we probably could and should offer a venue here in Toledo.  Sooner rather than later, we need to recognize that a modest gaming facility could be viewed as a common sense part of nightlife here”.

I’s been two years since Carty’s remarks.  I hope he still remembers what he said about bringing a gaming facility to Toledo.  Times have changed a lot in Toledo since his remarks, and I believe not a modest gaming facility but a GREAT gaming facility complex is what this town needs.   The building that housed COSI  is now vacant, and would be the perfect spot.  

This gaming facility should also house an entertainment venue for concerts and shows.

We know that Toledo will support great shows if they come to Toledo.  I was lucky enough to see The Lion King when it was in town.  It was Sold out every night!  Some concerns I  noticed about attending this venue  was the seating, acoustics, and parking..   How would I resolve these issues that I experience when I went to the Lion King?  Stadium seating would allow a good view for everyone.  A state of the art sound system would eliminate the acoustic problem, and now the big one... Parking.  A friend of mine said “Downtown Toledo does not have a parking problem, People From Toledo have a problem with walking.” .  If you think about it for a minute he is right.  We are used to pulling right up to the places we go to shop, eat, etc.  We have been spoiled and lazy.  If you have been to any large city you know we are spoiled in Toledo.   However, one way we may be able to solve the parking issue is to knock down the old Edison Steam plant which is right next to COSI and build a large parking facility.

Let’s support Casinos in Toledo.  I am not a lawyer, but I would like to see a percentage of the Profits  Go Directly to the Local School Districts.   Guess who does not have a problem with financing their schools?  Las Vegas.  Maybe we can learn from them. 

Wouldn’t it be great if a Casino District in Toledo Ohio had a direct impact on lowering our taxes.  Lower taxes would be a great thing!  Lower Real Estate Taxes would mean more people could afford to buy a home.

Noise Pollution, Trains, Whistles, Horns, Lucas County, Springfield Township

As I was sitting this morning having my coffee and reading the Sunday Morning Paper the rumbling of the trains' whistles were blowing like there was no tomorrow.  The noise was constant between 8-9 AM.  This is an occurrence that has happened quite often in my newly built villa.  Buckeye Specialty Homes built this villa for me and my wife 2 years ago.    Now if you are asking me if this is the first time I have heard the trains my answer is no.   I did not think train noise would be a problem since the tracks are 4-5 miles away from my home.  I guess I was wrong.  I went to Springfield Township to voice my concern.  They said oh you will get used to it.  It's been over a year since I first went there and guess what?  I am not getting used to it.  When I ask neighbors.  They say they hear it but what can they do?  

Now, I understand that for safety reasons a train has to sound its horn.  My questions are how many times and from how far away from a road crossing does the train engineer have the right to disturb my peace and quiet.  Also, does the sound of the horn have to be so loud that it is heard over 4 miles away? 

I feel like a lone wolf.  I have contacted Sylvania Twp. Police, but they referred me to Springfield Township.  It just not seem right.  In my young college days there was power in numbers of individuals to make a change.  It seems that these days we live in an era of "it is not my job".  It would be great to get that old college feeling once again.

I know  my blog will go unnoticed, but maybe I will be surprised.  Looking forward to how we can make a difference, and maybe bring back a little peace and quiet.
