Home buyers take notice.  It is now more important than ever to talk to a lender and obtain a pre-approval letter prior to looking for a home.  I recently received an email from Jennifer Abke of Welles Fargo about how a buyer’s qualifying credit score will have a direct impact on the amount of money a buyer will need for their down payment on a FHA Home Mortgage.
She mentions that a minimum credit score of 600 is necessary for a buyer to obtain a FHA Home Mortgage with as little as 3.5% of the purchase price for a down payment.  … (0 comments)

Improving Homes Sales over the last 12 months, Shortage of homes for sale, Farmbrook Subdivision, Sylvania Ohio - 01/11/11 05:03 PM
Improving home sales over the last 12 months has resulted in a shortage of homes for sale in the popular Farmbrook subdivision in Sylvania Ohio. 
The median price of a home in this subdivision has gone up in price.  Yes that is correct.....According to the Toledo Board of Realtors not only has the number of sold homes increased in this neighborhood comparing 2009 to 2010, but the sold price has also increased. 
In 2009 the median price of a sold home in Farmbrook was $150,000 and there were 8 homes that sold during that period.  In 2010, 15 homes … (0 comments)

So you tell me you want to sell your house by yourself, (FSBO), and save the commission, Sylvania, Ohio - 01/09/11 11:15 AM
 
As a Realtor, part of my business plan is to contact home owners who are selling their house FSBO (For Sale By Owner).  Typically I hear I do not want to list with a Realtor.  My response to the home owner is..."So you are telling me you want to sell your house by yourself and save the commission".
In August I had this discussion with a FSBO who was selling a 3 bedroom, 1 ½ bath home.  My last conversation with him was in October, and that he had received offer..  I congratulated him and wished him the best.
