While waiting to have an oil change done at Smitty's Automotive and RV Service I read an article by Art Landseedel about trees and their carbon footprint on the environment. Art is the City Forester for Sylvania Ohio. I found Art's name nery appropriate for his life's work. Within his name are the three words art, land, and seed. Being an environmentalist is an art of the land and planting seeds that we may never loose the land we now enjoy.

The article pertained to how trees are of great benefit to the environment in removing pollution, retaining storm water, and providing shade and cooling. He also mentioned that trees generally add more resale value to a person's home.

Recently while showing homes in Sylvania, a couple and I viewed a home with a lot of trees on the property. The trees were extending over the roof of this home as well as some of the trees had dead branches. Just as it makes good common sense for a seller to have the exterior and interior of their home to be in good condition it is important for them not to forget the landscaping. Dead limbs should be removed as well as branches that extend over or near the roof.

Buyer question, Deed in Lieu, To Avoid Foreclosure, Key Realty

The other day I had a buyer question from an individual I was working with in search for their new home. The question was ..... what does a deed in lieu mean. The correct terminology is deed in lieu of foreclosure. This refers to a mutual agreement under which the current owners who typically are delinquent in their mortgage payments deed the property back to the lender in return for various considerations. These considerations are usually a release from the liability under the loan terms.

This is usually quick, no foreclosure costs are involved, and the rights of the third parties who have interests in the property remain the same.

A person who is thinking about doing this to avoid foreclosure must keep in mind that a deed in lieu of foreclosure can not be used if the home owner is going through a bankruptcy and is trying to have their home not being included in their assets. Therefore, the home owner must be solvent at the time of the voluntary transfer.

FHA, Not the horror stories of the past, Cecelia Jacobs, First Federal of Lakewood, Key Realty

I wanted to take a couple of minutes to share with you an email I recently received from Cecelia Jacobs of First Federal of Lakewood.

Working at Key Realty FHA financing is common, and sellers who have not sold a home in a while should not think of the FHA horror stories of the past. However, to make sure a home that is being financed by an FHA buyer closes in a timely fashion, a homeowner should make sure that the below items does not cause any delays.

MOST COMMON FHA REPAIRS

These conditions are not listed to scare you, but to help you understand and erase any worries you may have.

The purpose of a repair is to correct deficiencies which may affect the health and safety of the occupants or the continued marketability of the property. If possible, we suggest that you make any repairs to your home prior to the appraisal. This will improve the marketability and help the sale or refinance of your home go smoothly.

The most common FHA repairs:

· If the home was built prior to 1978, chipping, peeling paint must be scraped and painted. This includes interior, exterior, garages, sheds, fences, etc.

· Roof should have 2-3 years of useful life remaining and no more than 2 layers of shingles. If the home is over 10 years old, you must remove snow from a large portion of the roof for inspection by the appraiser.

· The cause of wet basements should be cured (e.g., improve drainage away from house, gutters, etc.).

· Abandoned inoperable wells must be capped and sealed by a licensed well sealing contractor.

· Infestation of any kind should be exterminated (e.g., insects, mice, bats, etc.).

· Damaged or inoperable plumbing, electric and heating systems should be repaired. The appraiser will check these areas.

· Structural or foundation problems must be repaired.

· Flammable storage tanks must be removed and filler cap sealed from the inside (e.g., buried oil tank).

· If there is a crawl space or attic, it will be the homeowner's responsibility to make this area accessible so that it can be thoroughly inspected.

Keep in mind that these are the most common repairs. Contact your lender with specific questions regarding your property.

Sump Pumps that dark place in the basement that no one likes to talk about, Sylvania Ohio, Key Realty

Sump pumps are located usually back in the corner of your basement in a dark place that no one likes to talk about. I first encountered a sump pump when I moved from my home in Toledo, and the land of no sump pumps, to Sylvania the land of sump pumps. Maybe it was the newer construction of homes I moved to or the topography, but sump pumps are an item that residents of Sylvania Ohio should and must pay attention to if they are going to have a dry basement.

A sump pump is a means of keeping your basement dry and must be maintained. My professional adviser Gary at Maumee Plumbing says there are a variety of pumps and should be replaced according to the manufacturer or every 4-5 years.

So my tip of the day is what you should do to maintain your pump so you don’t have any bad experiences between change outs of your sump pump.

Sump pump maintenance falls into two categories in my opinion. A. Sump pumps that rarely run and the water is pretty clear in the crock, and B. Pumps that run often and the water is cloudy to even having red iron deposits or red decaying algae in the crock. For those not familiar with sump pumps the crock is the circular "bucket" below the basement floor that water flows into from the footer tiles and is pumped out by the pump.

Category A. Maintenance would consist of filling the crock with water every 3 months just to make sure the pump is operating properly. If there is an odor from the area I would recommend putting a 1inch tablet of Durachlor which is a chlorine tablet in the crock once a month. These tablets are available at most pool supply stores. If you are using the tablets I would fill the crock with water until the pump turns on and empties the crock prior to putting in a new tablet.

Because your pump is not running a lot most residents feel they do not have to change their pump. I would still recommend you to change it every 4-5 years.

Category B. One should do a good cleaning of the sump crock and pump every 3 months. This maintenance should take place only when the pump is not removing water from the crock for 20-30 minutes. You do not want to have the pump unplug and the water from the footer tiles overflowing the crock.

Unplug the main pump.
Put on rubber gloves and using a paper towel remove as much red iron or algae from the pump side walls and pipe opening that empties into the crock.
Use a bucket to make a cleaning solution of 1 part bleach to 10 parts water. Pour the cleaning solution into the crock until the pump is completely covered.
Wait 10 minutes
Plug in the pump to remove the bleach and water cleaning solution.
Unplug the pump and fill the crock with water above the pump.
Plug in the Pump to drain the crock.
Repeat steps 6 and 7.
Put in a 1 inch tablet of Durachlor (chlorine tablet).
Put in a second tablet in the crock in 30 days.
Put in a third tablet in 60 days.
In 90 days repeat steps 1-9.

One misconception is because you are maintaining your pump you do not need to change it. This is not correct. You need to change your pump as recommended by the manufacturer.

If you are in a very high water table area and are concerned of pump failure I would recommend you also have a water back up system. My Aching Back, Stress, and some Ideas to consider.

Oh my aching back. Is that a phrase you have said out loud or at least said to yourself?

For me I have done both over the years. I have gone to a doctor for pain medication, and yes I have even been to a chiropractor when my back was so bad I could barely walk.

I have been told that lower back pain can result from lifting something the wrong way to the daily stress in one's life.

We have all been told that we should lift by bending our knees. The other rule of thumb is if it looks to heavy for you to lift go get some help. With that said I believe the major part of lower back pain is due to the way we live our lives and every day stress we encounter. So hear are some ideas for you to consider.

Read something good each day for 30 minutes. Now for some of you I am sure that 30 minutes seems like a short amount of time. For others who are not readers 30 minutes may be an eternity. I am not a reader so I will admit that 30 minutes each day can be a bit of a struggle.
Do something nice for someone or make them smile. It could be a joke you just heard, call someone you have not spoken to in a while, or just open the door for someone.
Take a nap. For me I am guilty, guilty, guilty. They say that our lunch break should include a 20 minutes of just closing our eyes and taking a nap. These 20 minutes allows us to refresh ourselves for the rest of our work day.
Get up 15 minutes early in the morning and do some exercising or stretching. For me this was the hardest, but has paid off in big dividends. I feel better and am more alert to start my day. I would be glad to email you the exercises I have been using each day. Not only when I get up in the morning, but I repeat them about an hour before I go to bed.

Toledo Joins the List of Improving Housing Markets in December, Ohio,Key Realty, First Federal of Lakewood

Today I received an email from Cecelia Jacobs of First Federal of Lakewood.. Despite what we have been hearing in the media Toledo Joins the List of Improving Housing Markets in December. We at Key Realty have been seeing a upturn in the market. Interest rate are still low. and this email from Cecelia shows that the market is starting to turn around and now is a great time to either list your house, or buy your next new home.

WASHINGTON, Dec. 6 – The number of improving housing markets continued to expand for a fourth consecutive month in December, rising from 30 to 41 on the latest National Association of Home Builders/First American Improving Markets Index (IMI), released today. The December list featured 20 new additions, including several major markets such as Washington, D.C.; San Jose, Calif.; and Toledo, Ohio. Meanwhile, nine smaller markets dropped off the list, primarily due to softer house prices.

The index identifies metropolitan areas that have shown improvement from their respective troughs in housing permits, employment and house prices for at least six consecutive months.

The increases we continue to see in the number and geographic diversity of improving metros are quite encouraging, and evidence of the fact that all housing markets are dependent on uniquely local factors,” said NAHB Chairman Bob Nielsen, a home builder from Reno, Nev. He noted that as of December, a total of 21 states and the District of Columbia are represented on the improving markets list -- up from14 states represented in November.

“The December IMI results are very much in keeping with the latest government housing data and our own builder surveys, which have shown modest signs of improvement in certain individual markets where employment is gaining and distressed properties are not as numerous,” said NAHB Chief Economist David Crowe. “These gradual improvements are now becoming evident not just in small, energy-producing metros that have previously dominated the IMI, but also in several larger markets and areas with more diverse economies.”

The IMI is designed to track housing markets throughout the country that are showing signs of improving economic health. The index measures three sets of independent monthly data to get a mark on the top improving Metropolitan Statistical Areas. The three indicators that are analyzed are employment growth from the Bureau of Labor Statistics, house price appreciation from Freddie Mac, and single-family housing permit growth from the U.S. Census Bureau. NAHB uses the latest available data from these sources to generate a list of improving markets. A metro area must see improvement in all three areas for at least six months following their respective troughs before being included on the improving markets list.

Taking care of a Slow Moving Drain and doing it “Green”

Whenever something needs to be fixed around my home I typically need to call someone.

After a couple of weeks of noticing the drain in my shower was running slow, I decided to see if I could take care of the problem. As you all know Google is a wonderful thing.

So I decided to search how I could get my shower drain to work properly and not use any harsh chemicals.

Below are steps I did to correct my problem and the drain is functioning like it was brand new.

Remove the drain cover being careful not to drop the screws down the drain.

2. Use a coat hanger to remove the heavy “gunk” from the drain.
Use a plunger to dislodge any “gunk” you had missed.
Have a heavy rag handy.
Take ½ cup of Baking Soda and pour it down the drain.
Take ½ cup of white vinegar and put that down the drain
Take your rag and stop up the whole so the mixture of baking soda and white vinegar does not flow back into the shower.
Wait one hour.
Flush the drain with boiling water.
Put the drain cover back on.
Congratulations!!!!!! You did it.
