1 in 10 Home Owners have Missed a House Payment, National Statistic, A Short Sale may be the answer, Toledo Ohio

1 in 10 people have missed a house payment. This is a National Statistic that I recently heard about while talking with an associate.. To me that is a little mind blowing. A short sale may be the answer. The problem, and there is probably a multitude of reasons why, people do not contact a Realtor quick enough. They usually wait until they get a foreclosure notice or worse yet a sheriff sale notice. They should be contacting a Realtor as soon as they have missed that first house payment due to a life changing event.

I have just received a clear to close on a short sale in the Toledo Ohio area. The date of the contract was 6-10-09. You may think I am a little crazy, but I believe this is an area I want to start to focus on in my business. This short sale was with 2 creditors. Two make matters and a bit more complex, we received a quick approval by the secondary creditor and by the time we received the approval of the primary creditor the file of the secondary was turned over to a new secondary creditor. However, I and the other Realtor have worked very closely. The buyers lender Cecelia Jacobs at Bank of America, cecelia.jacobs@bankofamerica.com was instrumental in getting the "clear to close".

The first time home buyers are getting a great value on their new home. Even the sellers are happy that they can now move on with their lives.

The reason why I want to focus on this area is I do not want to list bank owned properties. They are a quicker sale than a short sale, but I like the idea of someone in a home, taking care of the home, the utilities are on, and maybe helping someone whose credit score will be lowered due to the short sale, but their credit will not receive the hit of a foreclosure.

I am currently in the process of developing a plan of action along with Bob Lohman of the Lohman Teamto make this process more streamline. A more streamline process for not only us as Realtors, but the current home owners, the buyers, the creditors, the lenders and the attorneys. It will be an interesting road, but one that I am looking forward to traveling.

Worm Composing or Vemicomposing, in my basement, Kerosene Pump, Toledo Ohio

This past year I have been Worm composing or Vermicomposting. I have been using 2 bins in my basement. I did not want to put a drain hole in the bottom because I felt it would attract gnats with the "tea" out in the open.

Last week I purchased a kerosene pump from the local farm and tractor store. The cost was just a few dollars. I then propped the bins on one side with a couple of bricks I had in my garage. Next I used cardboard on the inside to try and keep the worms, and shredded paper away from the "tea".

This morning I went to the basement to add to the bins and to see how my new experiment was working. It worked great. I was able to use the pump to drain the "tea" into a plastic tomato juice jar that I can reseal the lid. The cardboard was a bit wet so I guess I am going to have to replace it when it becomes too soggy w/ the "tea".

I am looking for any great ideas on how to mix and use the "tea"? I am also looking for any other ideas that can make harvesting easier than putting the bin contents on a plastic sheet in my back yard and separating out the worms.

OCR Program, Free and Easy to use Programs, Can Anyone Help Me?

I am currently looking for a OCR Program. I hear there are free, easy to use programs available. Can anyone help me.

Let me give you a little history about myself. I am currently taking a seizure medication to help prevent my hands from shaking. My handwriting is getting so bad that at times I have a hard time reading my own writing. This makes it extremely difficult when I have to write on real estate documents. My company does have forms available on a computer program, but the letters and numbers do not come out in a uniform manner.

I am currently thinking about purchasing a HP J4680 Office Jet All in One. This is a printer, scanner, copier, and fax machine.I am told their is a computer program by Nuance Communications PDF 5 Professional program for $89.99 I would need to purchase. With the HP J4680 I can scan documents with blank spaces onto my computer, and print letters and numbers in the appropriate spaces. I was told there may be an OCR program that is free and would be easy to use.

Here is where I need the Active Rain Community. I am looking for an easy to use and install program that will work with the HP J4680. If someone has another alternative to the HP J4680 and a program that will fit my needs I am all ears.

I am 57 years old and a bit of a dinosaur that is trying to get up to speed with technology.

Toledo Ohio, Worm Composting, My Second Harvest, Looking for Tips and Ideas

This is just a quick note to let my fellow worm composters that I am continuing my Worm Composting in Toledo Ohio, and that I have just completed My Second Harvest.

Unlike most worm compost bins I am not draining the "worm tea". If any one can inform me how you do this without attracting "bugs" please let me know. Even with the enclosed system that I have the bugs/gnats seem to go thru the small air holes I have in the top of my bins. I did notice that by not putting fruit scraps in the bins I did seem to reduced the amount of gnats. No more fruit scraps for me in my bins. Has anyone else had similar experiences?

To try and eliminate the problem of gnats/ bugs being attracted to the bins I have purchased some screening to cover the holes. I sure hope this helps.

Two big surprises during this harvest which really helped, and made the harvest go smoother. I did not tear newspaper in 1-2 inch strips. All the paper in the bins were from my shredder. The second surprise was from not feeding the worms for 3 weeks. I only had a few remnants of the scraps left in the bin.

To date I have been harvesting every 3 months. I have been doing the harvesting outside. With the winter months soon approaching does anyone have any tips for me. Do I just not harvest until the spring?

Downtown Toledo Ohio was a Buzz of Activities this July 4th, 2009. The Lohman Team was there to enjoy the fireworks, and the Sights and Sounds of the City.

As we all know this year has been hard for many. In keeping with the spirit of we should help each other, the promoters of the fireworks decided to charge an admission fee to help those less fortunate, or if you did not have the money you could bring a canned food item as your admission to the festivities. What a Great Idea. The place was just packed.

So what about the fireworks. The fireworks were Great and I don't think anyone was disappointed.

I was a bit disappointed that none of our government leaders were not there as a group on stage just before the fireworks as a sign of unity to wave and say hello to the crowd. It would of been nice to have seen Democrats, Republicans, and Independents all together on one stage without an agenda, and to just say Hello and Thank You for coming.

Motivated Seller, took my counseling, and priced the house to sell. Houses are selling and not just the bank owned properties.

Three Bedroom Home in Toledo Tax District and within the Sylyania School District sold in 11 Days. Sellers who understand the market and want to move on with their lives will be able to take advantage of the large amount of first time home buyers. Sellers that want to just test the market should wait. How long should they wait? Here is the time when I take out my crystal ball. If you have owned your house for 8+ years you should make a little money. If you have owned your house for 5-8 years you will probably break even. Those of you who have owned your house less than 5 years you will probably loose money. A low cost way to go Environmentally Green is Worm Composting. After a recent trip to my son in San Francisco, I wanted to do more to help The Environment, and to become a little more Environmentally Green in Toledo Ohio. So I decided Worm Composting would be an easy and fun way to do this.

My journey began by going on eBay to see how much a worm composting bin would cost to get started. I was really surprised on the high cost of the bins, bedding, and the cost of red wiggler worms one had to buy to start. So I looked for articles on the Internet. In February, I bought 2, 18 gallon plastic bins w/ lids for $10.00, and I have been saving newspaper for the bedding. Now for the worms, I read they had to be red wiggler worms. I had heard of red worms for fishing, but I really did not know if there was a difference between red fishing worms and red wiggler worms. I heard one could get red worms at fishing bait shops. So I started calling. The red worms are not in yet I was told. I had been calling for 2 weeks when I read an editorial in my newspaper in March about worm composting. I wrote to Kathy who wrote the editorial about my new interest. She mentioned that she has been worm composting for 10 years. When she first started, someone gave her red wigglers for free and today at 9:30AM I am meeting Kathy for my red wigglers. I can't wait to meet Kathy and get started.
