real estate administrative assistant: Stop Buyer Agent Madness Part II - 04/30/15 09:02 PM

Continuing on from Part I of my last blog on Stopping Buyer Agent Madness…we believe that our Billion Dollar Agent model is better than the Buyer Agent model of having one person do calling, showing and closing work.
There are far more people available who can do a great job at calling, showing or closing work than people who can do all three tasks with the same energy and skill.
Do you think your Buyer's Agent is able to organize and run a mailing program to mail a series of buyer marketing cards to Buyer BC leads over 6-12 months?

real estate administrative assistant: “Ugh-less” Accounting & Investor Business - 04/05/15 10:27 PM
I am taking a risk putting the word 'accounting' in the subject line. I predict this will decrease the open and click rate on this blog because most agents are AFRAID of Accounting and HATE Accounting.
But, we love accounting, we love QuickBooks, and we can do your accounting for you, produce monthly financials, and decrease your annual payments to your CPA/tax person by having your books clean and organized.

Clue:
All Billion Dollar Agents do monthly accounting and monthly profit/loss financial review to constantly improve their business and net profit margin.
We provide accounting services to do your … (2 comments)

real estate administrative assistant: Monthly Mailings and Daily Kaizen - 10/07/14 02:40 AM

We recommend that you send monthly emails and monthly mailings to the majority of your database. If you’re a client, we can get that done for you. In fact our Marketing Team and Mailings experts are in touch regularly with each client about this. Here are suggestions and steps:
Budget $10 per year per person for mailings. So 500 people = $5,000
Send monthly email and letter to all or some of Clients/SOI/Buyer/Seller ABC
We can decide what to send to which groups of people and give you counts
Emails should be sent at start of month and vary market statistics, listings … (2 comments)

real estate administrative assistant: Cash In With E-Newsletters - 05/19/11 05:43 AM
When I want to order pizza, I get on my laptop and google “pizza.”  Next, I decide which local shop has the best selection, the best reviews, and the best deals.  That shop gets my business.
Likewise, when I decided to buy my current home, I got on my laptop and googled “real estate in The Villages, FL.”  Granted, I did spend more time researching in this case, but the process was the same as making my pizza choice.  I found sites of realtors who had the best selection and the most user friendly way to view the selections.  I read … (3 comments)

real estate administrative assistant: Hit Or Miss With Email Response - 05/12/11 05:29 AM
Communicating by email to potential clients is one of the most inexpensive and effective methods of cultivating relationships and sales in today’s technology.  However, there is a “catch.”  Email communication must follow some basic ground rules or it will backfire and actually turn potential clients away.  Many agents spend large portions of their marketing money for web sites and auto responders, thinking that they are ahead of the game, but this is true only if the auto responding is managed well.
When answering an email request from a potential client, pay attention to the following tips:
The delete button is hit … (0 comments)

real estate administrative assistant: Use Marketing Money Wisely – “Farm” Rather Than Prospect - 05/09/11 04:24 PM
The terms “farm marketing” or “farming a market” in the real estate business typically mean picking out a geographic area such as a small town or subdivision and becoming the expert for that area - the “realtor of choice”.  Farm marketing might also mean directing marketing efforts towards a certain demographic group such as a specific income range or young families, or focusing on specific sales-types such as expired listings or for-sale-by-owner properties.
Prospecting, on the other hand, means sifting through the dirt here and there trying to turn up a gold nugget.  It is the shotgun approach – scattering marketing … (3 comments)

real estate administrative assistant: Consider Facebook For Cost Effective & Successful Targeted Ad Campaigns - 05/05/11 09:31 AM
How many times have you wanted to run an ad online but didn’t want to pay the premium fees that many companies are asking these days?  Have you thought about placing an ad, but didn’t want to waste money if it wasn’t going to your target market only?  Or have you ever wanted to just try out a paid ad for a week or so and see how it works?  All of these things are possible with Facebook Advertising.
As a virtual assistant experienced in marketing, I tell my clients they need to be visible on Facebook and to have … (2 comments)

real estate administrative assistant: There Is A Perfect Virtual Assistant For You - -But Where? - 04/26/11 08:41 AM
Before you even begin the search for this perfect assistant whom you’ll probably never meet face-to-face, you must decide WHY you need her/him.  What do you need assistance with?  Start brainstorming – take a piece of paper or open a blank document on your computer.
Without stopping to think about details do the following:
Quickly make a list of the things you hate to do in your business. Now make a list of things you don’t mind doing, but they are time wasters – they are  not at the core of what you  should focus on.   Next make a list of … (0 comments)

real estate administrative assistant: Virtual Assistants at Your Service: A No-Brainer in Cost Savings - 04/11/11 03:32 AM
You are overwhelmed with paperwork.  The great ideas you had for mailings, newsletters, and blogs on the internet are still just that . . . great ideas.  Your New Year’s resolutions to make more calls, follow-up on more leads, and research more markets are still on the “to do” list.
You now are ready to make the wise decision to hire someone to take over the tedious (but important) paperwork and calls.  You’ve decided that hiring a person who actually LIKES writing, creating databases, designing newsletter layouts, or spending hours on the computer creating blogs and links to boost your … (0 comments)

real estate administrative assistant: Keep Your Business and Personal Life Separate on Facebook - 03/05/11 01:22 AM
Facebook is the cause of much confusion and many headaches for several Best Agent Business real estate agent clients. Many receive conflicting advise, some from friends who are trying to help, and some from supposed "experts" in social media. You should keep your business and personal life separate on Facebook..One of the biggest issues our clients have found has to do with the differences between Facebook profiles and pages and the wisdom (or lack thereof) in having multiple accounts. Several of our clients have been misinformed before retaining Best Agent Business services and have two or more separate accounts and profiles. … (6 comments)

real estate administrative assistant: Where is the Customer Service? - 03/02/11 12:19 PM

Have you ever experienced a customer service situation that left you disgruntled as a customer, concerned over the work ethic of our upcoming generations and generally confused over how we have gotten to this point?  Have you been in a situation where the following has happened?

A question is posed and the response does not adequately answer your question, nor is it related to the question posed. A particular service is requested and the provider responds with “No problem”. A phone call is placed to a business and the call is answered with “Can you hold?” without an opportunity … (5 comments)

real estate administrative assistant: Be Proactive - 02/28/11 10:28 AM

Do you proactively call the hundreds of clients/SOI in your database?  Proactive client service builds a long-term positive relationship that will lead to more repeat and referral business.
The best way to be proactive is to set an example.  Schedule a set time each day, or each week, to call your clients or SOI--and stick to it.  Don’t forget to share the responsibility.  Make sure that your Buyer’s Agents and Seller Agents know that calling the database on a regular basis is a part of their regular responsibilities.
Many agents have a variety of excuses for not contacting their … (2 comments)
