      <title>Inspection Report Update</title>
      <description>&lt;p&gt;I had a discussion with a agent this morning over coffee about the number of pages for inspection reports. He stated that all he really like to see as far as the number of pages are any where from 5-25 pages that includes a summary page at the front at the most.&amp;nbsp; Well I have found that I have been including to much information in my reports IE: type of flooring, wall covering, etc for every room in the house, any health or safety issues with photos.&amp;nbsp;I felt&amp;nbsp;I was providing a service for my clients with this information.&amp;nbsp; So I&amp;nbsp;called a inspector friend and asked him what he is reporting on in his reports, and how many printed pages did he end up with including photos? He stated he ended up with 16 pages with summary. He stated that he only includes exterior foundation, roof, electrical condition. Interior, kitchen, bathrooms,&amp;nbsp;electrical, windows/doors, and mechanicals. He stated that if he saw&amp;nbsp;a safety issue in the other rooms he would call them out in the report.&amp;nbsp; So what say you to how many pages and what you are looking for in a inspection report?       <title>Time for the curb appeal spring cleaning</title>
      <description>&lt;p&gt;Ok, according to the ground hog, spring is just around the corner. Again, that all depends on where you live right now. The east coasters might want to kill the ground hog right now. But back to the point. People who are still trying to sell their home may want to consider the following tips.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Curb appeal, Curb appeal!!&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;1. Get out in the yard and pick up all of the downed tree limbs&lt;/p&gt;
&lt;p&gt;2. Clear out all of the old dead flowers from the flower beds. Be careful not to damage the new growth that has started to emerge.&lt;/p&gt;
&lt;p&gt;3. Make sure that your gutters are clean so when the spring rains hit, they will drain properly and not against the house foundation&lt;/p&gt;
&lt;p&gt;4. Once you have all of the above done, get the thatcher or plugger out and run it across the yard. This will help get the water and fertilizer down to the roots.&lt;/p&gt;
&lt;p&gt;5. Ok now it is time to spread the Scouts spring fertilizer to help bring to life the yard. Make sure you use the new water save fertilizer. This will hep you save on watering later on and make your yard the green of green on the neighborhood.&lt;/p&gt;
&lt;p&gt;6. Spread some flower fertilizer around in the flower beds&lt;/p&gt;
&lt;p&gt;7. For the trees and bushes. Insert some Scouts tree fertilizer plugs around the trees just below the outer most limb line. This will put it in the feeder roots,&lt;/p&gt;
&lt;p&gt;8. Power wash the wood decks, and the cement side walks to get the dirt off of them and make them look like new.&lt;/p&gt;
&lt;p&gt;Great, now that you have done all of this, it is time to find a new location in the yard for your sign. Having it in a different place will catch the persons eye just because it is not in the same place. Try it, you will be surprised.&lt;/p&gt;
&lt;p&gt;Now you have completed all of this and your house looks better the your neighbors homes.&amp;nbsp; May you have many happy sales and inspections.&lt;/p&gt;

      <description>&lt;p&gt;At some point in the life of your house, the lumber that holds it together will get wet. The flashing will fail, the roof will leak, or, as demonstrated by last year's hurricanes, the rains will drive and the waters will rise. Frame a house with blue lumber, though, and the water won't wet the wood in the first place. &lt;br /&gt;&lt;br /&gt;So says Bluwood, whose answer to the glaring question about the glaring color is unsatisfying. (It's a marketing gimmick.) What is satisfying is the Florida company's &quot;infusion film&quot; sealant, a waterproof barrier that they promise will keep moisture out of structural lumber while keeping the wood's insect- and fungus-fighting borates in. Borates have long been known as environmentally friendly wood preservatives; the problem is that when the wood gets wet, borates leach out and leave it vulnerable. Bluwood is backing up its claims in a walk-in petri dish they call the &quot;mold house.&quot; Inside, an ongoing two-year experiment shows untreated samples rotting away while the Bluwood remains unaffected. &lt;br /&gt;&lt;br /&gt;Just about any species of wood can be special-ordered from the lumberyard with a Bluwood sealant.       <description>&lt;p&gt;I did a inspection on Monday that when you walked in the back yard, you got ate up. I saw a area where the home owner had their dog tied out. The bugs that were biting were fleas and mosquito's. My client asked me what they could do to kill out the fleas and mosquito's? I told them that they could spread Scott's summer blend fertilizer that has a bug treatment that will kill out the&amp;nbsp; fleas and help kill out the mosquito's. I have been doing this now for 4 years and my dogs have never brought a flea into the house since I started treating, and the mosquito's are almost not ever seen.       <description>&lt;p&gt;With the way todays market is going. We really need to look at all marketing aspects that we have in our bag to help our clients to sell their property. Seller inspections (sometimes referred to as pre-listing inspections)&amp;nbsp;are becoming more popular because&amp;nbsp;they virtually eliminate all the pitfalls and hassles associated with waiting to do the inspections until a buyer is found.&amp;nbsp; In many ways, waiting to&amp;nbsp;schedule&amp;nbsp;inspections until after a home goes under agreement, is too late.&amp;nbsp;&amp;nbsp;Seller inspections are arranged and paid for&amp;nbsp;by the seller, usually just before the home goes on the market.&amp;nbsp; The&amp;nbsp;seller is the inspector's&amp;nbsp;client.&amp;nbsp; The inspector works for the seller and generates a report for the seller.&amp;nbsp;&amp;nbsp;The seller then typically makes multiple copies of the report and shares them with potential buyers that tour the home for sale.&amp;nbsp;&amp;nbsp;Seller inspections are a benefit to all parties in a real estate transaction.&amp;nbsp; They are a win-win-win-win.&amp;nbsp; Home inspectors should consider offering seller inspections and marketing this service to local listing agents. &amp;nbsp; Advantages&amp;nbsp;to the home inspector:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Seller inspections allow&amp;nbsp;the inspector to catch&amp;nbsp;inspection jobs upstream, ahead of&amp;nbsp;real estate transactions and the competition. &lt;/li&gt;
&lt;li&gt;Seller&amp;nbsp;inspections&amp;nbsp;are easier to schedule and are not under the time&amp;nbsp;constraints of&amp;nbsp;sales agreement's inspection contingencies. &lt;/li&gt;
&lt;li&gt;Working for&amp;nbsp;sellers is&amp;nbsp;typically less stressful than working for&amp;nbsp;buyers about to make the purchase of&amp;nbsp;their lifetimes.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;Sellers can alert the inspector to problems that should be included in the report, answer questions about their homes,&amp;nbsp;and provide&amp;nbsp;seller's disclosure statements. &lt;/li&gt;
&lt;li&gt;Repairs of problems found during&amp;nbsp;seller inspections often necessitate the need for re-inspections by the inspector. &lt;/li&gt;
&lt;li&gt;Seller inspections put&amp;nbsp;a sample copy of the inspector's product, the report, in the hands of many potential buyers who will need a local inspector soon. &lt;/li&gt;

&lt;li&gt;The seller can choose a certified InterNACHI&amp;nbsp;inspector rather than be at the mercy of the buyer's choice&amp;nbsp;of inspector. &lt;/li&gt;
&lt;li&gt;The seller can schedule the inspections at&amp;nbsp;the seller's&amp;nbsp;convenience. &lt;/li&gt;
&lt;li&gt;It might alert&amp;nbsp;the seller&amp;nbsp;of any&amp;nbsp;items of immediate personal concern, such as radon gas or active termite infestation. &lt;/li&gt;
&lt;li&gt;The seller can assist the inspector during the inspection, something normally not done during a buyer's inspection. &lt;/li&gt;
&lt;li&gt;The seller can have the&amp;nbsp;inspector correct any misstatements in the inspection report before it is generated. &lt;/li&gt;
&lt;li&gt;The report can help the seller realistically price the home if problems exist. &lt;/li&gt;
&lt;li&gt;The report can help the seller substantiate&amp;nbsp;a higher&amp;nbsp;asking price if problems don't exist or have been corrected. &lt;/li&gt;
&lt;li&gt;A seller inspection reveals problems ahead of time which: 
&lt;ul&gt;
&lt;li&gt;might&amp;nbsp;make the&amp;nbsp;home&amp;nbsp;show better. &lt;/li&gt;
&lt;li&gt;gives the seller time to make repairs&amp;nbsp;and shop for&amp;nbsp;competitive contractors. &lt;/li&gt;
&lt;li&gt;permits the seller to attach repair estimates or paid invoices to the inspection report. &lt;/li&gt;
&lt;li&gt;removes over-inflated buyer procured&amp;nbsp;estimates from the negotiation table.&lt;/li&gt;
&lt;/ul&gt;
&lt;/li&gt;

      <description>&lt;p&gt;I arrived at my inspection yesterday along with the Realtor and client to find the door unlocked. We looked at the sign in sheet and noticed that a locale Realtor had been there 3 days before my client had signed a contract on the home. I started my inspection in the kitchen and I found that the water was not on at the sink. We went to the basement to check to see if the water main had been turned on. Well, we found that all of the copper pipes and copper wires that were exposed in the basement had been cut out, I went back up stairs and checked under each of the cabinets and found the same thing. The Realtor called the bank and told them what had happened. The bank has agreed to repair the water lines and electrical and to extend his contract time until they are done if he still wishes to buy the home. There were no signs on any of the doors or windows of forced entry, so it appears that they just walked in through the unlocked door. So please Realtors, Inspector, Appraisers or anyone who looks at homes that are vacant. Make sure that you re-lock any windows or doors that you open before you leave. This just might save you a sale in the long run. Have a great day and may you have many happy sales.&lt;/p&gt;

      <description>&lt;p&gt;I inspected a home today that had 2&amp;quot; of water in the finished basement. I found that the GFI had tripped on the plug for the sump pump. I reset it and it fire right off and began pumping. The Realtor stated that the home was fine 3 days before when they walked though it. It is possible that it might have tripped when the electricity went off and the surge might have tripped it. Anyway, just a tip to the Realtor, If you have empty home and it has rain or we are having a melt off of snow. So you need to pull out all the tricks in your bag to make that house look like a million bucks when the perspective buyers drive buy looking for a home. Here is a very simple and very&amp;nbsp;inexpensive tip. Have your client buy the large yellow and white bag of Scott's anytime yard fertilizer with Iron. It covers 5000 square feet and it will make the yard look lush and dark green. I can promise you that it will look deeper green then the next door neighbors unless they are having their lawn treated also. This treatment for one bag is $30.00 and approx. 1/2 hour of time to spread, and you will see the results with in a week after a rain or watering. Seller inspections (sometimes referred to as pre-listing inspections)&amp;nbsp;are becoming more popular because&amp;nbsp;they virtually eliminate all the pitfalls and hassles associated with waiting to do the inspections until a buyer is found.&amp;nbsp; In many ways, waiting to&amp;nbsp;schedule&amp;nbsp;inspections until after a home goes under agreement, is too late.&amp;nbsp;&amp;nbsp;Seller inspections are arranged and paid for&amp;nbsp;by the seller, usually just before the home goes on the market.&amp;nbsp; The&amp;nbsp;seller is the inspector's&amp;nbsp;client.&amp;nbsp; The inspector works for the seller and generates a report for the seller.&amp;nbsp;&amp;nbsp;The seller then typically makes multiple copies of the report and shares them with potential buyers that tour the home for sale.&amp;nbsp;&amp;nbsp;Seller inspections are a benefit to all parties in a real estate transaction.&amp;nbsp; They are a win-win-win-win.&amp;nbsp; Home inspectors should consider offering seller inspections and marketing this service to local listing agents. &amp;nbsp; Advantages&amp;nbsp;to the home inspector:&lt;/p&gt;

      <description>&lt;p&gt;This morning I arrived at my inspection a little early. I found that there was a fresh coating of 2&quot;s of snow on the side walk. So I grabbed my shovel and cleared it off so that my client and the Realtor would have a clear and safe access to the inside of the home. When they both arrive they both were quite surprised to see the cleared side walk. I was a little ticked when the selling Realtor told her that her office must have cleared it. All of this was said as I was standing there with the shovel in my hand. Go figure. Oh well. My client later laughed and asked me why I had cleared it off. I told her that I am always looking after the safety of my client and who ever might show up. But the biggest thing is, you have to provide a full service inspection in this market if you want to have work when there are many others out there just waiting by the phone for work.&lt;/p&gt;

      <description>&lt;p&gt;With the sub zero temps that we are having, if you have testing equipment, laptop, cell phones, Ipod's that has a LCD screen in them it is highly recommended that you bring them inside. Yes I know that the battery is suppose to keep the LCD screen from freezing. But I have lost equipment because the batteries were low and I did not realize it. So just be safe and bring them inside during the cold snap. Be safe and stay warm and have many happy inspections and sales.&lt;/p&gt;

After talking to her a little I managed to talk her into getting into my back seat of my car wrapped in my blanket and drinking the self heating hot chocolate that I carry in my emergency kit as I sat in the front seat. I had one bar on my cell phone and i was able to call her parents and told them who I was and gave the phone to her to talk to them. When they got there, I showed them my emergency kit. I told them that they should have one in every car they own for emergency's just like this. Be prepare, it maybe your life or somebody's else's life you save.&lt;/p&gt;

      <description>&lt;p&gt;I inspected a home in the Great snow belt of Ohio 2 weeks ago. The roof was covered with snow that was starting to melt and it had the nice ice sickles hanging from the gutters. The down spouts were frozen solid with ice. I got into the house and found that there was moisture showing thought in several ares on the out side walls. The Realtor called out a roofer to see what was going on. The first thing that he noted, that gutters were full of leaves, there were no leaf guards to help divert the snow from the gutters, the down spouts were frozen shut. The 2nd most important thing he noted, was there was no drip edge and the roofer did not install any felt under the shingles. Adding this all up for a big chance for &quot;Ice Damming&quot; to happen. So if you have any homes in a area that gets snow, have the home owner check the gutters to make sure they are cleans. This will really help to make sure the water will run out and not back up and freeze.&lt;/p&gt;

One of the cheapest and easiest ways is to check the chalking around your windows and doors. If it is bad or there is none, buy your self a box of chalking and go to work and sealing out the cold drafts that are stealing your hard earned dollars. And of if you look around I am sure you will find alot of things that you can shut off to save money, No I am not saying put it in hibernate or using the off button on the computer or stereo.       <title>Tax Time Is Coming, Are You Ready?</title>
      <description>&lt;p&gt;It is get that time of year that we have to be thinking about getting all of our records around to prepare our taxes. Six years ago, I switched over to Quick Books to keep track of my accounting records, inspections, sales, mileage etc. At the end of the year, all I have to do is hit the tax button and it transfers all of my tax records over to a disk or usb which ever I choose. Then I take it to my tax person who uses the Turbo Tax Program which works in conjunction with Quick Books or Quicken. She loves that I use this program because all she has to do is hit a few buttons input a few things, and cross check it and she is done. Two years ago, I got the pleasure of getting audited by dear old Uncle Sam. Well my tax prepare went with me with all of my hard&amp;nbsp;records and my electronic records on a usb drive. When we handed them to him, he asked me what format the electronic information was in? I told him Quick Books. He grinned and handed me my hard copies back to me and used my usb file. After 20 minutes he handed it back to me and told me that he wish more people kept as good as records as I did. He told me that I had been randomly selected for a audit and that every thing was fine. And by the way, did I tell you my tax prepare was a retire Federally Enrolled Tax Agent! So get your records in order because you never know when Uncle Sam might come knocking on your door.&lt;/p&gt;
