columbus ohio home inspection: Check Your Batteries In Your CO2 Detector - 12/14/09 05:57 PM
Make sure that you check your batteries on you CO2 detector. I had my first case of a high CO2 level in my neighbors home today. She was not feeling good and having trouble breathing. I saw that she had a CO2 detector and I tested it. The battery was dead. Replaced battery and it sounded off. She is staying with a friend while her furnace is checked. Be Safe

columbus ohio home inspection: The new wood in town - 09/02/08 01:34 PM
At some point in the life of your house, the lumber that holds it together will get wet. The flashing will fail, the roof will leak, or, as demonstrated by last year's hurricanes, the rains will drive and the waters will rise. Frame a house with blue lumber, though, and the water won't wet the wood in the first place. So says Bluwood, whose answer to the glaring question about the glaring color is unsatisfying. (It's a marketing gimmick.) What is satisfying is the Florida company's "infusion film" sealant, a waterproof barrier that they promise will keep moisture out of structural … (2 comments)

columbus ohio home inspection: The Bugs Are Biting ! - 08/06/08 01:46 PM
I did a inspection on Monday that when you walked in the back yard, you got ate up. I saw a area where the home owner had their dog tied out. The bugs that were biting were fleas and mosquito's. My client asked me what they could do to kill out the fleas and mosquito's? I told them that they could spread Scott's summer blend fertilizer that has a bug treatment that will kill out the  fleas and help kill out the mosquito's. I have been doing this now for 4 years and my dogs have never brought a flea into … (0 comments)

With the way todays market is going. We really need to look at all marketing aspects that we have in our bag to help our clients to sell their property. So I thought I would bring this back up for a rea-read again. I f you have any questions, please feel free to contact me. Seller inspections (sometimes referred to as pre-listing inspections) are becoming more popular because they virtually eliminate all the pitfalls and hassles associated with waiting to do the inspections until a buyer is found.  In many ways, waiting to schedule inspections until after a home goes under agreement, is too late.  Seller … (4 comments)

columbus ohio home inspection: Tax Time Is Coming, Are You Ready? - 12/26/07 11:00 AM
It is get that time of year that we have to be thinking about getting all of our records around to prepare our taxes. Six years ago, I switched over to Quick Books to keep track of my accounting records, inspections, sales, mileage etc. At the end of the year, all I have to do is hit the tax button and it transfers all of my tax records over to a disk or usb which ever I choose. Then I take it to my tax person who uses the Turbo Tax Program which works in conjunction with Quick Books or Quicken. … (3 comments)

columbus ohio home inspection: Leaves! "What to do with them?" - 10/16/07 08:46 AM
While we enjoy the beautiful colors associated with fall foliage, we also realize that most of those leaves will soon be on the ground. At this time of year, many turf managers quit managing grass and shift their focus instead to leaf management. In some situations, leaf removal by way of blowing, raking, or vacuuming is essential because of turf use. However, the treatment and/or disposal of these leaves is a time consuming and costly process. In some areas, it is actually illegal to place bagged leaves at curbside for pickup due to restrictions on placing lawn waste in landfills. Are … (2 comments)

columbus ohio home inspection: Open House Marketing - 10/13/07 08:44 AM
How many of you go to Open House Showings to Market yourselves? And do you feel that you have had any success from it? I have heard differing opinions from both sides of the coin, IE Home Inspectors and Realtors. I have had Realtors stated that I should stop by. I have read some post where Home Inspectors have stated that they have stopped by. But I have not seen any real solid information about how well it pay off for them? Thanks for you time and I am looking forward to your 2 cents worth concerning this marketing question.

columbus ohio home inspection: Electronic Reports, What do you want? - 10/12/07 09:47 AM
Since I have started my new MoveInCertified program. I have switched over to a new electronic inspection program called Inspectvue by Porter Valley. My question to you the Realtor is this? Just how much of the Home Inspection report do you want? I can send you the full report along with a summary, or do you wish to have just the summary? I have included a link to my web site that has a link to a sample report of my new software. The link is half way down the home page. Please take a moment to check it out and give … (0 comments)

columbus ohio home inspection: "Have You Looked At MoveInCertified?" - 10/07/07 06:57 PM
I have started to offer this service in my area not only to the Realtors, but to the F.S.B.O. also. I have completed 2 of these MoveInCertified inspections in the last 2 weeks since I started to offer them 3 weeks ago. I know that others are offering this service also, but I beleive that I offer a service that is above and beyond what is being offered by others.  First off, I am using a electronic report that is approximately 30-35 pages with summary. This report includes 4 photos of each item, IE: floors, walls, ceiling. ect.
This is where my … (6 comments)

columbus ohio home inspection: "Dog Bites", It had to happen sometime! - 10/04/07 06:52 AM
Yesterday I had a inspection out in the in the boondocks with the closest neighbors approx 1 miles away. It was a empty home and the Realtor gave me the access code for the home. I started up to the front door and I was met by a collie dog that had been laying under the front porch. It seemed to be some what friendly, tail was stiff but wagging. It would not let me get to the door, so I slowly started to back away towards my car. All seemed find until I turned to open my door. It grabbed … (9 comments)

columbus ohio home inspection: "Adding peace of mind" - 10/03/07 07:57 AM
After working as a Insurance underwriter inspector for a number of years on the side as I built my Home inspection business. I learned a lot tricks of the trade on how to help cut the cost on your insurance cost. The (2) big water damage claims for the insurance companies were (1) roofs, (2) washing machines. One of the easiest ways to cut insurance cost is your water supply lines. IE: sinks, toilets, dishwashers, and washing machines. I know you have all seen them some time or the other in some of the high value home and at your local home repair … (0 comments)

columbus ohio home inspection: "It's that time of the year" - 10/01/07 09:38 AM
Winter is approaching fast, is your furnace ready? Only about 30% of a home's heating system is reviewed by the local gas provider if they are called out for a seasonal start-up. This leaves 70% of the review of the heating system to the homeowner or possibly to untrained personnel.
Heater venting systems are a major concern every winter in every part of the country. Vent systems can become separated, especially the horizontal connector pipes associated with floor furnaces, allowing the potential for fire, or fumes to escape in unwanted areas possibly resulting in illness, fire or even death.

columbus ohio home inspection: Curb Appeal - 09/26/07 09:18 AM
Enhancing your home's value doesn't require extensive renovations and remodeling. Landscape improvements are an affordable way to add curb appeal and protect your home's value. The first step is a healthy lawn and garden - and fall is the best time of year to get started. You can increase your home's value by as much as $24,000 by making a small investment in a well-kept landscape with a little time and a small investment, can make a big pay out in the end game as a added value to the home. I am a firm believer in Scott's lawn program and products. … (3 comments)

columbus ohio home inspection: "Fall maintenance to prevent Spring time blues" - 09/22/07 03:54 PM
It is that time of the year again that we need to remind our clients to take care of the fall time chores and maintenance items. Remind them to clean out their gutters to make sure they drain properly so they do not hold any water that could freeze and allow for a possible ice dam to form. Which could cause a possible water intrusion and water damage inside of the home. The next thing we need to look at is the water sprinkling system. Make sure that when they are done with the watering of the lawn for the season, they … (0 comments)

columbus ohio home inspection: Inspecting Summer Time Attics - 08/25/07 08:14 AM
OK guys and girls... Lets be very careful out there when we inspect the attics with the extreme temps. I had a attic that I just had to go into to try and see where the day light was going from. Roof was just to steep for me to get onto to look. The attic temp was 225 degrees. I tied off a rope to myself and told the husband and my helper to keep talking to me. I told them if I pass out or feel down, they were to pull me out asap. And call the squad. I placed … (1 comments)

Before Lighting A Fire, Read This!                                                                                                             By Mark H. Roe BeSure Home Inspection
I know that it is still the middle of the summer. But before you know it we will be thinking about liting up the good old fire place. So I thought I would post this article I had written last year.
The nights are getting colder, and you're thinking about lighting a cozy fire. Read the information below before you strike that match. Although you might be thinking about using your fireplace to cut down on your heating bills, many fireplaces can actually remove more heat from a house … (3 comments)

columbus ohio home inspection: "The Humidity Is Rising" - 06/24/07 06:19 PM
I can not state this enough to homeowners and everyone in between. The summer months brings out the best in the higher humidity days. 3 out of 7 homes that I have inspected this month alone, has tested positive for Black Mold.  Every one of them had the vents to the crawl space blocked. So Realtors, make sure that the vents to the crawl spaces and attic vents are not closed or blocked off. Unfortunately, 2 of the 3 homes did not sell due to the positive mold testing. So keep your eyes open for this problem. "Many happy sales"

columbus ohio home inspection: Lawns Increase Home Value - 06/12/07 05:25 AM

Nearly every homeowner contemplates ways to increase the value of their home and most of them also spend significant time and money each year creating a beautiful yard. Few people, however, make the connection between the two, not realizing that a healthy and beautiful lawn and garden can improve the value of their home by up to 15 percent.
News published by organizations agrees that a healthy and beautiful lawn improves home value:
According to Money magazine, while remodeling a kitchen or a bathroom may return only 75 percent and 20 percent of its cost respectively, landscaping investments are estimated to … (5 comments)
