The Spokane, Washington real estate stats are out for this month! They refelct the changes year over year- Jan. 2024 VS Jan. 2023. The median home price is 384,000 , average days on market prior to getting an offer is at 19. Inventory (number of listings ) is UP which is great.
For nearly 20 years, I have been a Realtor in Spokane, Washington and I have seen numerous market conditions. I feel that 2024 will pretty healthy, and have advantages for both buyers and sellers.

The MAY 2023 stats are OUT for Spokane real estate! This month and next are the most telling for how and when the market took its turn when rates increased. May 2023 median home prices are down 8.4% from May 2022. They declined more than that, but have been making a recovery. If you are waiting to buy, one thing to consider is that when/if rates go "down" the floodgates of buyers on the sidelines will create more bidding wars, and higher prices, and $ over list price, so buying now could be wise! (You can refinance IF rates come down)

May 2023 Statistics are out for the Spokane Washington Real Estate Market.
These refelect April 2022 VS April 2023.
We are experiencing less sales overall , by 32%. The number of listings over last year at this time is double, making it a great time to buy!
Selling in the Spring market is always the most favorable.

As a life long resident of Spokane WA, I have lived in nearly every area of this city. When relocating to Spokane WA I can only imagine what it would be like to try and decide which neighborhoods in Spokane would be best for you.
First of all, believe it ot not, as Realtor's we are unable to offer " opinions" about neighborhoods, or appear to be suggesting one area over another. Well, here is some good news. There is a slow and steady shift in the Spokane Real Estate Market trends that is telling of the market becoming healthier.

2011 Spokane Real Estate Statistics Year End
2011 was an unusual year for many Spokane area Realtor's. Being in the trenches, I see a variety of attitudes and outcomes.
There was a total of 8701 homes listed for sale (represents Residential homes in Spokane under 1 acre) and a total of 4020 closed respectively.
The average sales price was 167,665 (down from 183,483 in 2010)and the median price was 154,900 (down from 167,665 in 2010 end).
This reflects a 5.1% decrease in value for median homes..

As Real Estate professionals- there IS something we can do to help this market move along quicker than it is currently. Are you currently working with UNMOTIVATED SELLERS? If so... you may be part of the PROBLEM rather than the SOLUTION.
I suggest having a meeting with all of your sellers and taking their pulse on motivation. If they don't care whether or not their home sells: RUN THE OTHER WAY!

Each month I post the Spokane Association of Realtor monthly report for Spokane Wa. These statistics reflect sales for residential properties on one acre or less.
As for myself, this has been a steady year. Not too crazy busy, and not too slow. I am particularly curious how sales will continue and compare now that the tax credit's are behind us. However, there are still some tax credits that apply for active military personnel. Ask your accountant or Realtor for details!

Sales are up 32.7% over May last year when there was 391 reported sales. The average sales price for May was $180,523 and the median sales price was $160,747. Spokane Homes Sales rise for 8th consecutive month!
Spokane Home Sales rose for the 8th consecutive month when compared to the same month last year. (2009)
In May 2010 sales were up almost 33% !
I am hoping this trend continues, because the INTEREST RATES ARE FANTASTIC!
Home prices are stabalizing, and even though the first time home buyers tax credit is a thing of the past, Spokane real estate has proven to be a good investment in most cases.

Lincoln Park Spokane Wa is nestled in the middle of the South East part of Spokane's South Hill and is an amazingly gorgeous natural park!
I often walk my dogs at this park, and I never tire of the stunning beauty. There are many beautiful homes in the neighborhood. It is close to Lincoln Heights Shopping Center, yet this park is like being in the great outdoors in the center of Spokane's South Hill!
