2011 Spokane Real Estate Statistics Year End 2011 was an unusual year for many Spokane area Realtor's. Being in the trenches, I see a variety of attitudes and outcomes. There was a total of 8701 homes listed for sale (represents Residential homes in Spokane under 1 acre) and a total of 4020 closed respectively. The average sales price was 167,665 (down from 183,483 in 2010)and the median price was 154,900 (down from 167,665 in 2010 end). This reflects a 5.1% decrease in value for median homes.. As Real Estate professionals- there IS something we can do to help this market move along quicker than it is currently. Are you currently working with UNMOTIVATED SELLERS? If so... you may be part of the PROBLEM rather than the SOLUTION. I suggest having a meeting with all of your sellers and taking their pulse on motivation. Each month I post the Spokane Association of Realtor monthly report for Spokane Wa. These statistics reflect sales for residential properties on one acre or less. As for myself, this has been a steady year. Not too crazy busy, and not too slow. I am particularly curious how sales will continue and compare now that the tax credit's are behind us. Closed residential sales reported for the month of May total 519. This total is the eighth consecutive month that sales surpassed the sales from the same month a year ago. Sales are up 32.7% over May last year when there was 391 reported sales. The average sales price for May was $180,523 and the median sales price was $160,747. Year to date residential sales of single family homes on less than one acre including condos are up 33.1% over last year. Spokane Homes Sales rise for 8th consecutive month! Spokane Home Sales rose for the 8th consecutive month when compared to the same month last year. (2009) In May 2010 sales were up almost 33% ! I am hoping this trend continues, because the INTEREST RATES ARE FANTASTIC! Home prices are stabalizing, and even though the first time home buyers tax credit is a thing of the past, Spokane real estate has proven to be a good investment in most cases.
