I think the most critical piece of information you can share with a potential seller is their actual odds of selling. When people list their home for sale, they assume it will sell- not always the case.

I have a passion for helping people relocate to my city-Spokane, WA. No offense to anyone in particular but I don't appreciate paying those hefty relocation referral fee's which are often as much as 40%. Don't get me wrong- I have paid my share of them, and occasionally I still land a company referral with a fee attached and service them well.
Why not do everything you can to be the local " go to" agent for relocation in your city! I have done very well on my own with relocation clients and I plan on stepping up my game in … (55 comments)

There should be a whole lot more buyin' and a whole lot less cryin' goin' on!
If people truly understood the purchase power they have at this time, none of us would be getting a day off. Let's make it a point to pick up the phone and let everyone know...when rates are this low...you can buy far more home!
For example, when rates are at 6% it takes an annual income of about 90,000$ to qualify for a 320,000 home (variables apply). When rates dip to 4.5, the annual income qualifications for that same home are about 78,000.

For October 304 residential closed sales of condos and site built homes on less than one acre were reported. In October 2009 residential sales totaled 509. Last month sales totaled 317. The average sales price for October was $189,541 while the median sales price was $166,250. (NOTE: Last year at this time the First Time Homebuyer Tax Credit was set to expire on November 30, 2009.)

There are only so many sources for prospects in our business. With 20% of agents doing 80% of the business, it warrants the question: Where do the top producer's get their business?
There is no simple answer. It may depend on how many years they have been in real estate. But then again, I have seen new agents run circles around "experienced" agents.
The largest current pools for leads are SOI (Sphere of Influence): People you know and their referrals, and SEO (Search Engine Optimization) : Internet leads generated by your website, lead sources, blogging, and social networking.

Each month I post the Spokane Association of Realtor monthly report for Spokane Wa. These statistics reflect sales for residential properties on one acre or less.
As for myself, this has been a steady year. Not too crazy busy, and not too slow. I am particularly curious how sales will continue and compare now that the tax credit's are behind us. However, there are still some tax credits that apply for active military personnel. Ask your accountant or Realtor for details!

It amazes me that some really great folks have found me online! I can honestly say, I love the adventure! My neighbor is now one of my very best friends, and she found me on the web!
