Frost is on the windows this morning and snow will come again. Your home is on the market as the seasons change. Like the snows, buyers will come to your listed home, assuming it's properly priced in the market. True, there are traditionally fewer buyers in the winter months in Colorado, as elsewhere in the northern states. When the weather turns cold and nasty, only the serious buyers go looking. Gone with the leaves are the looky-loos gathering decorating ideas as they create their own "Parade of Homes" driven around by Realtor chauffers. Make the most of the showings you do have this winter. Here are 5 keys to making your showings work for you this season.
*Keep your home access safe. Clear the walkways and driveway of leaves and snow. Sprinkle ice melt on those areas where it gets slippery. Vacant homes are the hardest to keep clear. Few buyers will bother with a home they have to post hole through drifts to enter.
*Keep the heat at a reasonable temperature. It's ok to turn the thermostat down when you're at work, but keep it at least 65 degrees. Vacant homes that have been winterized often have no heat and sometimes no power. This makes the home tour as comfortable as exploring in a haunted house.
*Provide an entry rug or place for people to wipe/remove their shoes. Consider providing extra large booties for boots.
*Lay out photos of what the yard looks like in the spring and summer. It helps people see what your yard really has to offer.
*Go ahead and decorate moderately for the holidays. A festive setting and accent lights can trigger a more emotional response in the buyers. Use the opportunity to remove extra clutter before adding your festive touches. Make sure your decorations are touches, not overdone.
