The downtown condo market was pretty flat last year, but that is changing in 2012. What was a lackluster winter sales period is now a surging market. There were 17 more downtown condos sold in March 2012. The prices are remaining strong with buyer demand rising. These sales were in the following properties: The Austonian, The Four Seasons Residences, The Spring and The W. While many of these projects started back in 2009, many have only recently completed units for residential use.

My hands trembles as I write this, due to excitement! I just found out that one of the zillion new condo projects has been thrown out. It was to have been a development in the old Rainey Street neighborhood downtown. The neighborhood has been decimated over the last ten years with re-development projects, driving out all the families that have lived there for over fifty years. The developers plan was to have been 55 condos on top of the Van Zandt Hotel. Now its just a hotel! Yeah! These condos were to have been listed from $500K to well over a million. … (0 comments)

Has anyone experienced the recent failure of a buyer with exceptional credit to obtain a loan due to the actual property? I have had two recent clients with excellent credit scores in the high 700's fail to obtain a loan.
One was due the Lender (Bof A) telling us the day of closing that they would not write the loan. They said it was because they did not like the fact the HOA did not have a large enough reserve. Surely they could have figured this out in the 5 weeks they were working on the loan?!?!
