Phoenix Metro Real Estate- Market Statistics October 2010 - 10/29/10 03:23 PM
Double Dip in Phoenix Metro Real Estate? Yes, and it already occurred! On October 11, 2010 our market dipped to a lower point than the original "bottom" that occurred in April 2009 (which was $82.09). It dipped to $81.96 per sq. ft. (according to Cromford Report). The prices have bounced up a bit since then. They are currently $84.05 per square foot as an average throughout the valley. The statistics are showing a slight trend upward and are predicting improvement in the months ahead. The pricing will depend on how the foreclosures hold up with the recent "freeze" that major banks (0 comments)

Does Your Listing Show "VA" In The Financing Options? Read This! - 10/07/10 10:53 AM
Great Post from Mike about Trash in or around the house. I know a lot of buyers and agents are running into this with the number of vacant homes out there. Via Mike Jones (SUNSTREET MORTGAGE, LLC): Does your listing show "VA" in the financing options? In Arizona, most do, and it often comes as a surprise to the listing agent and the selling agent that VA appraisers won't allow the property to have trash - junk - stuff just laying around. Most of the stuff you see in the photo on the right is useful. There's nothing wrong with that telescopic (3 comments)
Sales prices fell 8.4% in the 3rd quarter. Our prices had leveled off in April 2009 and rose slighly only to be pushed further down this past quarter. Many analysts are hinting at bumping along the bottom, but really who is to say where the bottom is anymore. The good news is that the end of September saw a trend of a slight upward movement that should put the numbers not decreasing further. Further hitting our market is a rise in Foreclosures. Active Foreclosure listings rose 68% in just 5 months. This trend is expected to keep increasing as more trustee's (0 comments)
