New Builds or New Construction in Chandler and Gilbert are moving like hot cakes. Builders all over the SouthEast Valley will tell you that their lots are selling very quickly and they have been able to raise their prices. Maricopa County Building Permits have been up for the past 6 months straight.

So Are you thinking of buying a new home? I have done research for you to help in your decision. Currently there are 8 builders in Chandler that are open and building new homes.

Maracay Homes has open homesites at Price & Germann and Lindsay and Chandler Heights. They have 5 communities coming soon to the SouthEast Valley starting at $277,000 so they would be a great builder to start with. They give many options and flex designs and with 7 communities you should be able to find the location you desire.

Fulton Homes has 5 communities open in the SouthEast Valley ranging from $130,000's to $390,000's. Fulton Ranch in Chandler (Ocotillo Area) currently is open and they have two different locations opening up soon just across the street from the current neighborhoods.

Trend Homes has some of the largest floorplans. Located at Lindsay and Ocotillo their floorplans start at 3056 sq. ft. and go as high as 4780 sq. ft. and also able to add on 2 more garages and a mother in law suite to add even more sq. footage. If big is what you want, start with Trend. Their prices range from $340,000's - $418,000's.

Blandford Homes has caught my attention. Building in Power Ranch they offer new construction in the old fashioned building styles of Craftsman and Bungalow starting at $160,000's. Power Ranch also features lakes, walking trails and a school inside their neighborhood.

Other builders to look into are Shea, Cachet, Calex, and Ashton Woods. They all currently have neighborhoods open in Chandler.

What to do if your rental house goes into foreclosure? Well, basically, the renter needs to keep paying rent and the Landlord needs to keep up with any repairs until the trustee sale. After the Trustee Sale, the bank will contact you and let you know what will happen next. Most likely they will want you to move, but you are entitled to remain in the house until the end of your lease as long as you keep on paying your monthly rent. Renters can never be 100% sure that the house they are entering into a lease with will not go into foreclosure, but you can check the tax records prior to entering into the lease and see if they are late on payments or if they might be going into foreclosure. Do I Have to Register My Rental House?

I get this question a LOT. Let's say you decide to buy another house or you move out of state but you don't want to sell the house you currently are in. You decide to keep it as a rental either for cash flow or until the market prices go up high enough to sell for a profit. This house is now considered a residential rental. It is no longer a primary residence. Who cares about that terminology? The County Assessor and the City it is located in. Why? Because you are now in a different tax class. Yep, that is right. You need to be assessed differently and in most cities, you will also be charged a transaction privilage tax because it is considered a business.

So, the Big Quesion is Do I Really Need to Register it? And How will they Ever Know?

The answer is Yes, you really do need to register it and sign up with the city as well. The Cities have been know to check into addresses to make sure they are registered correctly.

Now, What will happen if you Don't register...

It is the law to Register your rental property, and as you can see from above, you really don't want to take the chance.

Market Update for August 2012 in Springfield Lakes Chandler, Arizona

There have been no sales since June. There are currently 2 homes Active in Springfield Lakes. Both are foreclosures. One is 1838 sq. ft. listed for $259,900 and the other is 2386 sq. ft. listed at $214,900. Both have been on the market for some time so my guess is they are overpriced. We have 3 homes that are pending or AWC which is active with contingencies. That basically says they have an offer but are waiting for the banks to approve it. These range from 2197 sq. ft. listed at $200,000 up to 3115 sq. ft. listed at $250,000. All three are short sales. So, it will be interesting to see what the bank will accept and how long it will take. Springfield Lakes needs homes to sell! If you currently live in Springfield Lakes and are thinking of selling, let's talk! You have very little competition right now and there are buyers out there! If you need to calculate if you have equity or if you need to do a short sale, I can help you. Prices have increased over the last 8 months, so you might be closer than you think to breaking even or even making a little money.

Springfield Lakes Market Update August 2012

Springfield Lakes Market Update/Comps August 2012 Chandler, Arizona There have not been a lot of sales in the past couple of months in Springfield Lakes, but there also haven't been a lot of homes on the market either. There have been 2 homes at 1525 sq. ft. that sold for $170,000 and $180,000. There was one home at 1838 sq. ft. that sold for $235,000 on the golf course. One home at 2,054 sq. ft. that sold for $209,500 and 2 homes at 2170 sq. ft. that sold for $183,000 and $190,000. So, the homes are still reasonably priced for buyers trying to get into the Springfield Lakes Neighborhood, but at the same time good news for the sellers who mostly are original owners. A Spa without a Heater?

Recently my buyers closed on a house. They had a pool guy come out to give them a quote on monthly chemical maintenance. When he looked at the equipment he said you know there is no heater here for the spa. What?!?! My buyers called me and said they had just found out that the spa did not have a heater. I was completely taken back. What do you mean it doesn't have a heater? Doesn't that seem like something the inspector should have told us? I am not a pool inspector, my clients are not experts on spa's. This seems like something we should have been alerted to so we could make an informed decision or at the very least ask the seller to provide one. Not that they would have been obligated to, but we could have asked.

When I called the inspector to ask why he didn't tell us there was no heater, he said if a piece of equipment isn't there it isn't a defect. He only inspects what is on the property. I was furious! He always puts in his summary the size of the air filter's so the buyers can buy and install fresh air filters, he included that they should have the a/c tuned up annually and other maintenance items. He suggested a few upgrades such as installing arc breakers etc. It seems to me that he should have noted "by the way, the spa doesn't have a heater".

Really, what is a spa if it doesn't have a heater? I would love feedback on what everyone thinks about this or any ideas on how to remedy the error for the buyers. The disclosures were waived because the seller never occupied the property so we can't go back to the seller on a disclosure issue.

This is a huge eye opener for me as well as future buyer's out there. Even if there is a spa, it apparantly doesn't mean there will be a heater.

Here are a few facts or Trivia you may not have known about the Fourth of July.

Three U.S. Presidents actually died on July 4th. Two of them passed away within hours of each other on July 4, 1826: John Adams and Thomas Jefferson. The other was James Monroe who died on July 4, 1831.
The fourth of July commemorates the adoption of the Declaration of Independence. It was initially adopted by Congress on July 2, 1776, but then it was revised and the final version was adopted 2 days later.
The first public fourth of July event at the White House occurred in 1804.
The 56 signers of the Declaration of Independence did not sign at the same time, nor did they sign on July 4, 1776. The official event occurred on August 2, 1776 when 50 men signed it.
In 1941, Congress declared 4th of July a federal legal holiday. It is one of the few federal holiday that have not been moved to the nearest Friday or Monday.
The names of the signers of the Declaration of Independence were withheld from the public for more than six months to protect the signers. If independence had not been achieved, the treasonable act of the signers would have, by law, resulted in their deaths.

Springfield Lakes-Chandler, Arizona Home Sales Update April 2012

Springfield Lakes is located in South Chandler at Riggs and Gilbert Roads. This lovely neighborhood features a Community Pool, Playground and Basketball Court and is located on the Popular Lone Tree Golf Course. The neighborhood has rebounded quite quickly from the wave of Foreclosures Chandler saw in the past 5 years. Currently, there are only 2 homes set for Foreclosure/Auction. That is pretty remarkable considering there are over 300 homes located in Springfield Lakes. My charts below show the sales in the past month. A few of those were short sales that had been in negotiations with the bank for months, so the prices seem low because they were priced before the market started increasing. If you look at the current homes that are "active" both are priced above $100 per sq. foot. That is something I haven't seen in awhile. Data provided in the charts are from the Arizona Regional MLS and are listed by various brokers.

Home Sales in Chandler- Springfield Lakes Neighborhood

Springfield Lakes located at Gilbert and Riggs Rd. in Chandler has seen enormous improvements in the last couple of months. Many homes have been able to sell through a traditional sale (meaning not a short sale or foreclosure). Because of the numerous traditional sales, our prices are holding steading and actually increasing.

As of today, March 29th 2012, we currently only have 2 homes on the market for sale. That's right, only 2! We have 4 homes pending and 5 homes that have closed in the last month.

Ostrich Festival This Weekend in Chandler

The Birds are Back! The ostriches, that is. Chandler has it's annual Ostrich Festival every March and it starts today. Gates open at 2PM and will close at Midnight. Saturday's hours are 10am - Midnight and Sunday 10am - 11 PM.

The Ostrich Festival features Ostrich Races, Petting Zoo, Dock Dogs, A Monkey Show, Carnival Rides, Vendor Booths, Food Booths and of course Live Music. This year's Musical Talents include Tonic, Blue Oyster Cult and The Marshall Tucker Band.

USDA Loans, Why Haven't I had buyers use this loan before?

I am starting a new journey. One with a buyer doing an USDA loan. USDA loans are loans that help buyers purchase a home in a rural area with 0% down and good interest rates. Now, you must be thinking, Rural, that isn't where I am living, but it actually covers a large area. I have attached the map below so you can see what areas are considered "Rural". 1st of all most, if not all, of Queen Creek is considered rural from - East of Power Road, South of Germann. All of the City of Maricopa and San Tan Valley are eligible. And on the West side of the Valley, anything west of 187th Ave is eligible.

The USDA Website says:

"Purpose: Section 502 loans are primarily used to help low-income individuals or households purchase homes in rural areas. Funds can be used to build, repair, renovate or relocate a home, or to purchase and prepare sites, including providing water and sewage facilities.

Eligibility: Applicants for direct loans from HCFP must have very low or low incomes. Very low income is defined as below 50 percent of the area median income (AMI); low income is between 50 and 80 percent of AMI; moderate income is 80 to 100 percent of AMI. Click here to review area income limits for this program. Families must be without adequate housing, but be able to afford the mortgage payments, including taxes and insurance, which are typically 24 percent of an applicant's income. However, payment subsidy is available to applicants to enhance repayment ability. Applicants must be unable to obtain credit elsewhere, yet have reasonable credit histories.

Terms: Loans are for up to 33 years (38 for those with incomes below 60 percent of AMI and who cannot afford 33-year terms). The term is 30 years for manufactured homes. The promissory note interest rate is set by HCFP based on the Government’s cost of money. However, that interest rate is modified by payment assistance subsidy.

Standards: Under the Section 502 program, housing must be modest in size, design, and cost. Modest housing is property that is considered modest for the area, does not have market value in excess of the applicable area loan limit, and does not have certain prohibited features. Houses constructed, purchased, or rehabilitated must meet the voluntary national model building code adopted by the state and HCFP thermal and site standards. Manufactured housing must be permanently installed and meet the HUD Manufactured Housing Construction and Safety Standards and HCFP thermal and site standards."

As far as writing an offer, it is pretty much like an FHA offer. You can ask for closing costs to be paid for by the seller, the house has to pass an appraisal similiar to FHA guidelines. What Will Be Hot in Home Interiors in 2012? On December 5, 2011, in Home Trends, by Melissa Tracey By Melissa Dittmann Tracey, REALTOR® Magazine The design forecasts are rolling in for the new year and the predictions of what’s going to be popular in interior decorating in 2012. According to Beasley & Henley Interior Design in Winter Park, Fla., here are some interior design trends to be on the lookout for in the upcoming year: Homes go gray: All shades of gray will be making up more households, from warm grey to charcoal gray, through furnishings, window treatments, and artwork. Yellow pops: Yellow can lift practically any room, according to Beasley & Henley Interior Design. Pairing yellow with gray can bring a trendy look to a home in 2012. Rustic: Furnishings from natural, reclaimed, and rustic wood are expected to catch on. “Finishes on these rustic pieces will range from wire-brushed to bleached oak to gray washes,” according to Beasley & Henley Interior Design. Repurposed lighting: Reclaimed pieces that are turned into lamps and lighting pieces is expected to continue its wave of popularity in 2012. The industrial look: The industrial look is also gaining traction, such as repurposed, industrial occasional tables or side carts. Lower seating: Chairs and sofas are sitting lower to the ground. More home furniture manufacturing companies are debuting lounge chair seating lower than the standard 20’’ off the floor. They’re introducing more products at 17-18’’ off the floor–possibly to fit in smaller homes. Oversized photography, such as in Sepia or computer-enhanced, will dominate the look of artwork in the coming year. Supersized artwork: Artwork continues to get bigger with oversized photography dressing up interiors with black and white, Sepia, or standard pictures.
