In Massachusetts, a two contract state, there is an initial offer, and often a page with contingencies.   If an offer is contingent upon an inspection, there is an opportunity for the buyer to state an amount of money, and I'll quote the GBREB Form: "If it is the opinion of such inspector that the property contains a serious structural, mechanical or other defects and if the repair of such defects would cost the buyer in aggregate more than $_______________ then the buyer shall have the option of revoking the agreement....".

Concord, MA has seen 119 single family home sales, January through the end of September 2010.  This compares favorably with 98 home sales in Concord MA by the same date in 2009.
The average list price for these homes sold in Concord is $921,674 and average sale price $877,851, or 95.2% of asking price.  The average days on the market for these homes was 105.83 days.
