WHAT IS YOUR HOME WORTH?
We work with closely with sellers in the Maryland suburbs and The District of Columbia but this conversation could take place just about anywhere. I get asked this question over and over and over again. What is my house worth???
Sometimes the answer is easy and sometimes there is a lot of research that goes into the evaluation of price. Some sellers are realistic about price and some sellers are not. If there is one trend that I have observed over and over again in 2010, it's that after settlement Buyers are tapped out, no more green, the well is empty! Remember, Buyers have to come up with a downpayment, closing costs and escrows at settlement not to mention getting used to a new mortgage. This means that Buyers are looking for properties that have little or no work to do. I must say that my clients look at me like I am crazy when I tell them that NOT every neighborhood or every seller is suffering in the Washington, DC area. That's because There Is A Good Market In Every Market! We all know the market is down approximately 15%-25% since the height in 2005/2006. However, there are certain neighborhoods and specific houses that seem to be bucking the trend and doing really well. It's usually about timing, pricing and demand. Let me share a few examples:
