buyers: The Importance of A Home Inspection - 03/12/12 05:41 PM
With the housing market continuing to spark bidding wars, there are buyers out there that are presenting offers without the benefit of doing a home inspection.  They feel that this will make for a 'clean' and 'strong' offer and will make it more acceptable to the seller. Big mistake.  Major problems are found after the fact and you, Mr. or Mrs. Buyer, have to come up with more money for the repair.  Buyers become very unhappy.  The home inspection is far from perfect.  But, it is the best way at this time to safeguard your investment.  It gives you the opportunity … (3 comments)

buyers: Housing Market News - 08/17/11 08:49 PM
Well, here we go again. I had sent my monthly newsletter to my clients for the month of August stating that there was a hiccup in the financial market. Yes, there was and most of my clients, as probably everyone else's, locked their wallets and checkbooks up in a vault. Didn't throw away the key, but... Now, things were better last week and some have decided to get back into looking for and purchasing a home. Great. What do I see in the paper this morning? "Eager Buyers Keep Housing Hot". Isn't that the truth? Yes, there are buyers out there … (2 comments)

buyers: Adapting To Your New Neighbourhood - 07/27/11 08:33 PM
Here we are in the middle of July and we are all enjoying a wonderful start to the summer. If you were among the thousands who moved at the end of June/beginning of July, you are now probably just starting to make a small dent in all the boxes that came with you. At the same time, you're keeping your family busy and happy.Moving can be a huge upheaval to a family. You are in new surroundings and trying to adapt to new social activities. Everyone always says, 'moving wasn't so bad'. Or a Realtor will tell you, 'let me make … (1 comments)

buyers: "SOLD" - 04/27/11 09:27 PM
You have heard it a dozen times, "Your house will sell". Every realtor that knocks on your door, or telephones you, will tell you that they can get the best price in the shortest amount of time for your house. There are a few steps that 'should' be followed in order to get the end result - a SOLD sign on your lawn. These are just a few. I am not going to cover the advertising aspect of selling your house, that's for another day. But, you do want to hire a Realtor that will bring the most eyes onto your property. Here … (0 comments)

buyers: Penalties When Breaking A Closed Mortgage - 04/25/11 08:44 PM
This article in Moneyville in the Toronto Star, is a great piece about the mortgage penalties associated with breaking your closed mortgage, an issue that is very prevalent today. Most clients don't anticipate the high amounts that they have to pay out in penalties when they decide to refinance or sell their homes, as these numbers are not standardized across the different lenders, nor are these figures disclosed at the time of signing. Banks have always encouraged clients to go into five year fixed rate mortgage terms, yet the average time a Canadian will stay in a fixed mortgage term is … (0 comments)

buyers: Mortgages: Bank vs Mortgage Broker - 04/07/11 09:02 PM
When meeting with a client for the first time, I try to gather as much information about the buyers as I can while keeping the buyers as comfortable as possible. We have to discuss finances. Not a comfortable subject when you don't know eachother. It is very important to get your finances in order as you start your journey into home purchase. The more information that you can gather, the easier your journey will become. One of the mortgage broker's that I have recommended in the past has provided some information that might be useful to you. Read on and make … (2 comments)

buyers: Buyers Representation Agreement - 03/30/11 09:21 AM
As I was driving to my appointment with my buyers this evening, I heard a great commercial. It talked about the Buyer Representation Agreement. That was great for me, because it supported what I try to explain to my buyers at the first meeting. Since I've become a licenced real estate agent, I have known that I should be working only with buyers who sign an agency agreement. Those are the clients that deserve my time and effort. At times, I have become complacent and trusting. I don't want to lose a Buyer by asking them to sign the Agreement. Some … (3 comments)

buyers: Closing A Real Estate Deal - 03/23/11 08:57 PM
Closing a Real Estate deal, these days, is not an easy task. I have been working with clients for a few months now, and we finally found the perfect home. It started in that neighbourhood, we ventured from it, and then we came back. You may ask, why we ventured, well because the borders for the school were changed, and then changed back after discussions between parents and the school board. This just proves that parents that get involved with their children(s) education can get things done. I kept on top of this information because it was important to my clients. Now, … (0 comments)

buyers: First Impressions In Real Estate - 03/17/11 08:41 PM
In a hot spring real estate market, even homes that don't give the greatest first impression will sell. As the Spring market starts to cool, the listings that show well will be the ones that sell faster and for a better price. A house that isn't properly prepared may struggle to sell. Staging and preparing a home for sale is more critical now than ever before. While interior decorating concentrates on making people feel more at home in their interior space, the objective of staging is to make the home more marketable inside and outside. Staging usually involves getting rid of clutter … (2 comments)

buyers: Avoid Uncontrolable Debt - 03/08/11 09:11 PM
This article should be useful to many of us. Thank you to Kristian Harris of Monster Mortgage for this information. How many credit card offers do you think you received in the mail this past month? Each one is a new opportunity to get farther into debt, hand over HUGE interest payments, and never get any closer to financial security. Just take a look at this article by Rob Carrick in the Globe and Mail. Here are six facts that can help you avoid uncontrollable debt! FACT ONE: Debt is out of control! The next time you're flattered by a PRE-APPROVED … (2 comments)

buyers: Improve Your Credit Score, Mississauga Homes For Sale - 02/22/11 08:50 PM
Over the last few months, I have been gathering information about Credit Scores. The conversation comes up quite often now that I have children that have graduated, or are close to doing so, and are heading out into the working world. I have chatted with brokers on how to maintain a good credit score. I have suggested to my clients about how to repair their credit scores.I have had clients that have had a poor credit score. With proper guidance from a financial expert, the credit scores have been improved and the final result was the purchase of a home. Many clients … (0 comments)

buyers: Hello To The New Year - 01/03/11 07:53 PM
New Year's Eve has been known as the biggest party night of the year. It completes one of the best holiday seasons for all. It's the absolute last chance to celebrate and entire year and welcome in a new one. Some celebrations are a large public affair, as the Toronto City Hall party. Others, get together with dear friends and family in an intimate affair sharing a dinner and possibly a toast to the year that was. Others, go for a skate at a public park and take the chill out of their bones with a hot chocolate.New Year's Eve, we say … (2 comments)

buyers: Money Management - Portfolio Check Up - 11/29/10 08:59 PM
As we get closer to the end of 2010, it's time to think about the changes that we will be making with our finances and investments. What a great time to talk to John Scholl to discuss our options. Here is another article that John is sharing with us:Your personal health is important to you. That's why you have periodic check-ups, follow your doctor's recommendations on diet and exercise, and take your medications. Your financial life is also important to you. That's why you should periodically perform a portfolio check-up and follow this prescription for maintaining its health. Why a check-up? For … (0 comments)

buyers: 905 Specialist - 11/28/10 07:17 PM
What makes someone your neighbourhood specialist? I am a specialist in the 905 area, but not the entire 905. In my experience in real estate sales, I have concentrated my energy to see every available home that is possible for me to see and compare. So in reality I need to concentrate and specialize on specific communities within the 905. This gives me the time to do extensive research on these particular neighbourhoods so that I can best serve both buyers and sellers with information about a community and the people. Viewing potential homes outside my comfort zone, will not help … (0 comments)

buyers: Bank of Canada Says ... - 11/10/10 03:09 PM
The last couple of days I've been getting a lot of updates about the slowdown of the housing market and interest rates. I read the Toronto Star every morning and I have done so for years. My my hubbie got me into it. Guess what I saw, big headlines about "NO BUBBLE BREWING" by Tony Wong. The article goes on to explain why - Canadians have binged on low interest rates, pushing up prices to levels that are now moderately overvalued. Average housing prices are about 11% overvalued, but the market is not experiencing a bubble and is unlikely to suffer … (2 comments)
