bev boeck: "Mortgage Meltdown"...Sound Familiar? This Time Commercial - 08/31/09 09:04 AM
In their article, "Commercial Real Estate Lurks as next Potential Mortgage Crisis," LingLing Wei and Peter Grant of Wall Street Journal online outline how this is happening. "CBMS" is an acronym for Commercial Backed Mortgage Securities, and a very telling line in the article, "...many property developers and investors complain there is no way to identify the investors that hold their debt and that it is difficult to negotiate with CMBS servicers." --Wow, "no way to identify" investors? "Difficult to negotiate...?" No...really? You know how economic experts will tell you that if "they" are talking about trends such as the market

bev boeck: Boise Area Real Estate / Ada County Market Report for April 2009 (as of May 11) - 05/11/09 10:36 AM
Below is a market report grid for Ada County. Data pulled from Intermountain MLS. If you would like additional information on a specific city within the county, please write Bev@AccentIdaho.com and I'll gladly oblige. Boise and Meridian both are great examples of areas so large that they are broken into several pieces, such as "NE Boise" or "Boise Bench," etc., so if you're interested in info for a specific area, please just let me know! Eagle's average price decreased once again, but you'll notice, not quite as much as from February to March. NW Boise on the other hand, stayed nearly the same in

bev boeck: TGI Friday (and ending the week on a happy note,) Spudz! **Positive Thoughts** - 04/03/09 08:01 PM
First, let me point you in the direction of a very funny video: sent to me by someone on Twitter, and I couldn't help but smile. Whether you are a po-ta-TOE or not, you might get a chuckle out of it. Positive vibes are where I'm at to wind up the week. Looking forward to some Spring-time "absorption" of inventory one way or another, and so begins another Real Estate-hoppin' weekend. More ideas for positive thoughts: Speak aloud (right now!) about how grateful you are; about anything! You might start with your/friends/relatives good health... Think of everything you have to do

bev boeck: Boise Area Real Estate / Ada County Market Report for February 2009 (as of Mar 15) - 03/16/09 08:59 PM
Below is a market report grid for Ada County. Data pulled from Intermountain MLS. If you would like additional information on a specific city within the county, please write Bev@AccentIdaho.com and I'll gladly oblige. As yet, IMLS does not break out the foreclosure/short sale/REO data in their monthly/quarterly reports, but perhaps that is coming soon; our local listings just began utilizing these classifications for ease of searching. Boise and Meridian both are great examples of areas so large that they are broken into several pieces, such as "NE Boise" or "Boise Bench," etc., so if you're interested in info for a

bev boeck: Awfully Lonely at the Special Levy Election Site Today! - 03/03/09 08:37 PM
--Uh-oh...? It was kind of ironic to stick my ballot through the slot, with the volunteer exclaiming, "Beverly Boeck has voted."--To no one. Funny in a way. Roger Howell of Trinity Home Mortgage says, "It can be very confusing for people the way we handle these special elections. I saw the state lawmakers have introduced a bill that would consolidate the election dates." That would be great, especially since perhaps many registered voters might well be "electioned-out" at this point, after last November! Soon enough, we shall see if I was just lonely, or I picked good timing not to have

bev boeck: Great Ideas for Vacant Homes: How to Stay "Show Ready" - 02/26/09 09:13 PM
--and have a better chance of selling. Here is an Idaho Business Review Article by Dani Grigg, with one idea for areas with mounting numbers of vacant homes. This could even be a business idea for some; coordinating the short term lease of homes to renters with nice taste in furnishings and decore. In addition, the win-win for everyone--less expensive rent for the renter/decorator, and maintenance plus show readiness for the seller is just that--an all-around positive for everyone involved. In short, statistics show that staged homes sell faster. While you're thinking about staging, check out Lori's ideas at Devine Staging while

bev boeck: What is "REO, Bev?" --I get that a lot, and I'll try to be concise: - 02/17/09 05:52 PM
REO = Real Estate Owned (by the bank). Put simply, whoever loaned out the money to "buy" the house in the first place, now owns the house. Through a usually lengthy and expensive foreclosure process, generally culminating in a public auction, no one else buys the house at auction--private individual or investor-- so the "bank" ends up owning it. From the point of view of the broker acting on behalf of a potential buyer to purchase the home after it has "gone back to the bank," there is every reason to believe that purchasing an REO property is easier than purchasing a

bev boeck: It's the RAGE: check out "About Twitter" - 02/07/09 12:27 PM
If you have any desire to be a twitterer, check out this article. Keeping it simple is Twitter's moniker, and once you join, you'll no doubt be hooked. Twitter is figuring out their business model as they go, so don't worry about it if you don't "get it"--just join and get started, and you'll get it soon enough. Of utmost importance is linking your AR profile to Twitter, and your Twitter page to AR, and make sure we can clearly see these links in both directions. Another key to the successful Twitter scenario is to invite friends who aren't necessarily real estate professionals too--"Consumers"

bev boeck: "Buyers Pay the Real Estate Agent," and 4 More Buyer Misconceptions to AVOID: - 02/05/09 09:11 AM
Don't get caught not knowing:1. --Sellers pay the real estate fees as a general rule, so as a buyer, don't be afraid to utilize an agent because of concerns about paying commissions. --Adds to the already lucrative phrase, "Buyer's market" doesn't it? 2. "I'll just use the agent that's on the sign..." --That's fine, but wouldn't you rather be represented by someone who is representing just you when you are buying something as large an investment as a house? Dollars to doughnuts you know someone, or are even related to someone who could be your agent, and not necessarily a total stranger
