With buyer representation it is our job as the Realtor to not only negotiate the best offer for our clients on a home purchase, but, to protect them and their interests. 
Buyers have a choice within the contract:
  Have purchaser or seller responsible for these additional inspections.
Of course buyers are responsible for the home and radon inspection, but what about well, septic and termite?

In one week I have learned more than my fair share about failed septic systems.
Buyers, you have choice on a contract when a home has well and septic. You can choose to order and pay for the inspection or you can ask the seller to order and pay for the inspection.
We experience that most buyers would like to put that fee on the seller, understandable, because it is pricey.
For a proper septic inspection you are looking at $600-800

A week away from settlement and my buyer is rejected by not one, but three different insurance companies, because there had been one claim with 0 payout and two other claims that paid out within the last fice years on the home he is purchasing.
To sweeten the story, this is a short sale, written approval received and all the inspections have been completed. AND they have been pre-occupying! Now what? The phone call time invested on this deal has now dramatically escalated trying to keep everyone calm.

I hear it all the time,
 But my home has several upgrades and updates, vaulted ceilings, hardwood floors, granite, new appliances... the list goes on. 
What does this all really mean with the sale price and the ability to get a contract? 
To put it plain and simple all of those upgrades add the desirability. Yes, it adds value your home, because you will receive an offer much quicker than the another home that does not have the upgrades and is in comparison. It enables you to have more negotiating power, that is where your value comes in.

List price is agreed upon, estimated sellers settlement statement sheet is filled out with three different scenarios.
Home is listed. 
Immediate showings, at least eight the first week.
Feedback? Home is to big, rooms are to small, needs shutters, doesn't like the flooring. doesn't like split foyers (why did they look at it then) Priced great.
Showings continue, up to over at least 15, market days are 16 with three showings on this particular day.
