Congratulations you have sold your home and getting ready for the big move. This was my listing and another excellent agent brought the qualified buyer. Sellers often are so busy getting ready for the move they may overlook important things and this is a good check list to provide sellers as they prepare to move adding their home to the list of happy sellers when you sell your Rockwall County, Texas Home.

1. Ask for medical records of family and pets.

2. Cancel newspapers.

3. Drug and Eye Contact or Glasses Prescriptions to be transferred.

4. Empty freezer and plan use of foods. Defrost freezer-refrigerator. Place charcoal to dispel odors. Packing a wet or partially defrosted freezer-refrigerator can result in a big mess.

5. Introduction to transfer memberships.

6. Send change of address to: Post Office, Charge Accounts, Credit Card Accounts, Friends & Relatives, and Subscriptions. Remember that your notice requires several weeks for magazines.

7. Cancel newspapers.

8. Provide change of address to your utilitity companies so they can send deposits to you.

9. Plan for special care needs for pets.

10. On your moving day carry currency, jewelry, documents yourself or use registered mail.

11. Carry traveler's checks for quick available funds. Tell close friends or relatives your route and schedule (including overnight stops). Use them as "message headquarters."

HAPPY FATHER'S DAY!

The greatest father of all is our heavenly Father and He sent the ultimate gift of all to the world. John 3:16 For God so loved the world that he sent his one and only Son, that whoever believes in him shall not perish but have everlasting life.

I am paying tribute to all the fathers in my family all who are the greatest earthly fathers I know! I was blessed with a great father, Coy Williams, husband of my mother, Lilly Frances Williams. The children all loved him and his funny jokes and that he would always talk to them. One year for Christmas he made stilts, we called them Tommy walkers. The children were all ages and he made tiny ones for the youngest on up to the oldest. They were all painted bright colors with the girls getting pink girly colors. Of all the gifts under the Christmas tree the kids loved these the best of all. He had funny nick names for all of us and we miss him.

My daughter, Liz, is married to Tim Wolf who is an awesome father to Danna. Tim always expected a lot of Danna and didn't want to settle for less, even when she pushed the envelope, I know she was proud of Tim being her dad and he is equally proud of the grown up Danna and the young woman she has become, now a nurse at Lakepoint Hospital.

My daughter, Beverly, is married to Mark Clark. Mark is an excellent father to daughter, Sara and sons, Carson and Lucas. Sara is grown up too, now at Baylor University and living away from home, but close enough to come home often. Sara thinks there is no place home. Carson will graduate from high school this next year and is on the golf team. Lucas is in middle school and plays football. They all know Mark is there for them, as well as providing lots of fun things which they do together.

Danna, my grand daughter, is married to Chad Poe and they are expecting their first child. They are preparing a great christian home all ready when he is born in September. Chad prays at meals forming a foundation for the birth of their son as well as for Chad's daughter, Jaycee.

Praise God, I will be a great grandmother!

FUN THINGS TO DO IN ROCKWALL, TEXAS | ART'S A BLAST IN ROCKWALL, TEXAS

I had the pleasure to attend several sessions at Art's a Blast in Rockwall, Texas. I had never picked up a paint brush before and expected my efforts would be embarrassing! First of all, I did have a blast and surprisingly enough I turned out several cool paintings. Not gallery type of course, but I do have them hanging in my house.

My daughters and sisters attended with me and we all had a complete blast! We painted one each time we went, all of us painting the selected one for the evening. Once my son-in-law attended with us girls and he produced an excellent painting.

We all brought snacks and drinks which added more to the fun and we keep on target to finish our paintings in the scheduled time period.

Art's a Blast in Rockwall, Texas offers something for everyone including art lessons art children of all ages including some special events.

This is a lot of fun and it is likely those who learn to paint at an early age will turn into a budding artist developing their talents and become a great artist. Learning to paint is fun and brings out the creative side of all of us. It would be a great idea to book a small party as they would love painting and would bring home a painting to hang in their room!

I'm super excited (and I'm fairly even keeled)! On Tuesday, June 18th at 10am Mountain time (9am Pacific, 12pm Eastern) I get the absolute pleasure of hosting Dave Liniger at ActiveRain University. If you are asking yourself right now, 'Who is Dave Liniger?' then I'll assume that you are one of two things; newer to the industry, or you have laser focus on the real estate world as it relates to your corner of the market (That's my nice way of saying you have your head in the sand, haha).

Dave is the co-founder (along with his wife Gail) of RE/MAX. Maybe you've heard of them?

Having co-founded RE/MAX in 1973, Dave has been responsible for building one of the largest and most powerful real estate brands in the world. I can't tell you how exciting it is to have the opportunity to pick his brain for an hour. This is a guy that seems to have lived more life than many of us ever imagine possible. From being an Air Force veteran that served in Vietnam to trying to fly a hot air balloon around the world (which makes sense for a RE/MAX guy) it would seem that Dave does everything he sets his mind to at a very high level.

And yet, more recently, in January of 2012, Dave was struck with a devastating illness that put him in a coma and on the edge of death. He was (what many of us would consider) on top of the world and then awoke one morning on the verge of losing it all. His miraculous recovery is in many ways a testament to how Dave has tackled everything in his life. He has chronicled that recovery in a book that he recently wrote called 'My Next Step: An Extraordinary Journey of Healing and Hope'.

In our call on Tuesday, we're definitely going to talk about the book and what he learned from facing death. What did it teach him about himself? What did he learn about others? But more important, what has the path to recovery been like for a man that has clearly moved mountains professionally, when you're not even sure if you will ever be able to walk again. How does one stare uncertainty in the face and have the resolve to thrive?

Oh yeah, we're going to talk real estate too. You don't co-found a company like RE/MAX unless you are ultra passionate about the real estate industry. Having had our own small brokerage at one time, I have plenty of real estate questions I'd like to ask Dave. But I'd like to know if you have anything you'd like me to ask him? It's not often you get a chance to ask a questoin of a true industry titan.

I had never blogged before joining ActiveRain and had not had any interest in until I heard an ActiveRain member speak about blogging and he got my attention and I decided to give it a try.

I was hooked from writing my first post. I was so green I did not have a clue, but I jumped in and my first post was featured! I did not even know what this meant until one of my team members called me and said your post was featured. I have always loved writing and getting that feature was like waving a red flag to a bull!

I quickly knew I had found my home and ActiveRain has been part of my daily life. Sometimes it is tough, but with good planning this can happen. I am surrounded by the best professionals in the business and I learn from them every day. When an out and about selling homes in Rockwall, Texas I seem to see the world as one big blog. I never go out and about without finding interesting things to write about.

ActiveRain Boot Camp is something I continue to attend even though I have been blogging for several years now. I went to the ActiveRain event in Dallas shortly after I joined ActiveRain. I met a member who sat by me who was also new to ActiveRain. I live in the Dallas area and he lives in the Fort Worth area and we call ourselves the east side kid and the west side kid.

ActiveRain University is like going to an on-line university specializing in helping us grow to higher levels in our careers. I love having friends from all over the nation. I have sent referrals and received referrals.

Any time I am out and about selling homes in Rockwall, Texas I never stop looking for blog post ideas. The ideas for localism posts are everywhere. Thanks to ActiveRain I have the mindset of an addicted blogger, writing everyday and am never at a loss of what to write about.

I love living and selling homes in Rockwall, Texas and thought I knew about everything there is to know about my area, WRONG! Promoting local business, restaurants, city events, parks and everything in the entire area.

I know all the neighborhoods when I am out and about selling homes in Rockwall, Texas, but now I look at them in a different way, a way to present a lifestyle that will attract buyers wanting to live here. Buyers purchase not only homes, but lifestyles. I look through the eyes of buyers!

Avoid talking about your clients to others as someone knowing them are sure to relay your conversation. Have fun, but be careful before you speak. SERENE SUNDAYS WHEN GOD WHISPERS YOUR NAME!

My day starts at home with reading my bible and prayer. This is my special time with God.

Attending church is an awesome way to start the day and I can always be found at the First Baptist Church in Heath.

WHEN GOD WHISPERS YOUR NAME "MY kingdom does not belong to this world." John 18:36. Unhappiness on earth cultivates a hunger for heaven. By gracing us with a deep dissatisfaction, God holds our attention. The only tragedy, then, is to be satisfied prematurely. To settle for earth. You will never be completely happy on earth simply because you were not made for earth. Oh, you will have your moments of joy, but they simply do not compare with the happiness that lies ahead.

Homebuying: What Is & Why Do a Final Walk-Through? Checklist Included*

This is excellent advise! There are buyers who do not do a final walk through and their Realtor should insist that they take the time to do this. This check list a guideline to know what to look for during the walk through.

I inform my sellers that they should expect a final walk through just before closing and to be sure they are prepared. This is an important last minute detail.

What Is and Why Do a Final Walk-Through Before Closing?

The "walk-through" should be a positive experience with minimum impact. You should have already completed a thorough Home Inspection by a licensed Home Inspector weeks ago, and if any repairs were agreed on, this is the time to make sure they were completed. This is not the time to begin negotiations with the seller to do repairs, nor is it a contingency.

Make sure all property that was part of your Sales Agreement is either still in the residence or has been removed. You do not want to move into your new house only to find that some things are missing or that junk has been left behind.

As you go through the residence, pay attention to crawl spaces, attics, basements and garages. Even if the sellers have not moved yet, you may still get a clear picture that there are some items that they have no intention of removing. Tell this to your agent to avoid a confrontation on moving day. Also, make sure you pay particular attention to expensive items that are important to you, watch for areas that may have been previously covered, address any items removed or not removed, and make sure to remain calm if you discover an issue. Also, check to see if any damage has been done as a result of the move and make sure to check all appliances and other items, such as the furnace and air conditioning.

Here’s what you need to know for your final walk-through:

1. A final walk-through isn’t a home inspection. You’ve already done that by now (or should have).

2. Take your contract with you so you can review any items in question. You might need to refer to it while on site.

3. If the home is vacant, it’s even more important to do a final walk-through. Since your last visit, for instance, someone might have left a faucet dripping, inadvertently causing water damage.

4. Take along a checklist (or you can also find ready-to-use checklists online, such as this one*) of things to do during the final walk-through, including:

* Check the exterior of the home, especially if there have been strong wind or rain storms since your last visit.

* Turn all light fixtures on and off.

* Make sure the seller hasn’t removed any fixtures, such as chandeliers, that he or she agreed to leave behind.

* Check all major appliances.

* Turn heat and/or air conditioning on and off.

* Turn on water faucets; check for leaks under sinks.

* Do a visual spot-check of ceilings, walls, and floors.

* Check the status of any agreed-upon repairs.

* Check screens and storm windows. If they’ve been stored, make sure you know where they are and that they’re in good shape.

* Look in storage areas to make sure no trash or unwanted items remain.

* Do a quick check of the grounds. Some sellers have dug up and taken plants (even small trees or bushes) with them.

Take your time moving through the home and make sure you pay close attention to ensure you don’t miss any major issues.Remember, this is the time to deal with any potential problems and a time to let your agent handle the details.

HOW IS SELLING GAS LIKE BUYING OR SELLLING YOUR ROCKWALL COUNTY, TEXAS HOMES

Providing full service to Buyers and Sellers has been my mission for over three decades.

How is selling gas like selling real estate?

Do you remember full service gas stations? Long ago, yes, here in America, there were such places as full service gas stations. It may be difficult to comprehend in today's world of no service, do it yourself places to buy gas.

Someone dear and near to me once owned a Conoco Phillips station. He and every employee wore crisp Conoco logo shirts with their names on the pocket. Each and every customer was met quickly with a smile. It was "how can I help you?" You could get your air checked, everything under the hood checked and your windows cleaned for you. Everything was done quickly and with a smile.

Believe it or not, you could even get directions. Have you tried asking directions at one of those places that sell gas now? I realize it is not as necessary now with most people having a GPS but it sure was comforting to know that most of these service people could help you if you got lost.

The final words were, "Please come back and enjoy your day!" Each customer was offered a piece of bubble gum and few turned it down. It wasn't much but it was a friendly gesture and people liked it, especially the kids. Adults and kids alike all wanted their bubble gum. His customers came back often and the kids were smiling and holding their hands out ready for their bubble gum.

Gradually these types of gas stations disappeared. I remember two full service stations hanging on long after the others had turned to "no service" and started selling much more than gas. I used to drive out of my way to buy at these two stations. They finally caved with the rest of the industry and went no service. I still miss them!

Those days are long gone as is full service in many business establishments of today, including many Realtors. I was thinking about the person who owned that full service gas station many years ago and how proud he was of being a business owner and how he treated every customer with respect and honesty. I wonder what he would think of the service, or lack there of, in the way customers are treated in many businesses in this busy world of ours.

You see that business owner was my high school sweetheart, husband and father of my two daughters. I, too, have been in business for myself most of my life and was brought up on full service, honesty and integrity as being the only acceptable attitude.

I have been providing full service to buyers and sellers in Rockwall County, Texas for over three decades. My attitude of full service has never changed. What To Do If The Appraisal Comes Back Low On Your Charlotte, NC. Home

Last year I lost a sale on a beautiful home I had listed with another agent bring a qualified buyers. The appraisal came in $10,000. The seller did not have the money to bring to the table and the buyer did not want to pay more that the appraised value. Sellers took the home of the market and are hoping to put it back on when we can get the value back up.

In this ever changing market in the Charlotte, NC. area the one variable that seems to be the unknown variable with all transactions is the appraisal. Yes, we have seen an uptick in pricing in Charlotte, NC. since last year. Depending on where you are looking to buy a home it can be anywhere from 3% to as high as 10% or more. But how are appraisers viewing the change in the market? Are they adjusting the values to reflect the ever changing market right now? In some cases they are and in more and more cases they are not.

Does that mean that the homes in the Charlotte, NC. area are not worth what home buyers are willing to pay for them? Does it mean that due to lack of inventory Realtors are over pricing homes and buyers are panicking and giving the seller s what they are asking without regard to whether it will appraise or not? I personally think it is a mixture of a little of both.

yes homes have increased in value because of supply and demand and appraisers for the most part are trying to adjust appraisals in Charlotte to reflect that. But at how much of an increase?

I have come across two separate cases in the past two months that an appraisal came in lower than the sale price of the homes. In one case i had the listing and was a little nervous and in the other I had the buyer and felt the offer was fair and the appraisal should not have been an issue. But what do you do if the appraisal comes in to low?

I personally ask for the appraisal and go through the comparable that the appraiser used and try to see if there are better comparable for them to use. I also double check the accuracy of the comparable they are using and the neighborhoods to ensure that they are giving the best use and most value to the ones that are in the same neighborhood or close to that home in size and design.

Contesting an appraisal is not an easy thing to do. But when we price homes as a realtor and inform our clients of a price to offer on a house the one thing i always do is a market analysis of the property and share with the buyer or the seller what the market is bearing right now and adjust for condition and square footage accordingly. I then pull that out and match my findings with the appraiser’s findings and see what discrepancy we have and argue why some of my comparable are more favorable or theirs are not.

It can be a long and tedious process. I have been able to get one of the two appraisals changed to reflect what I felt was a fair price for the house and keep the transaction together at the agreed upon price. On the other one; after a long fight I lost a battle the other agent and I felt we were right in. You are not going to win them all; but at least with the information as to why you agreed to that price at your fingertips and justification you can make a strong argument as to why the appraiser should adjust their value.....
