The name of the game as we enter 2012 is INVENTORY! Take a look at these numbers for 2011, and you will see many categories were very similar to 2010, but the inventory numbers are the first signs of the changing market!

We now are seeing year over year numbers improve substantially as the 2010 stimulus closings are mostly out of the picture.  I believe that the Low Inventory is the real story.  If you have a Denver home that shows really well and is priced correctly, there is a buyer out there for it!  I have found that some of the bank owned homes now show better than many of the normal re-sales.  The banks are starting to get it, and are making their homes show well.

Indicators are pointing to higher housing activity in the second half of this year. According to the National Association of Realtors (NAR), pending home sales rose strongly in May with all regions experiencing gains from a year ago. This is the first time since April 2010 that contract activity was above year-ago levels, and the monthly gain was the strongest increase since last November. NAR economists believe this signals stabilization in home values.

The April 2011 month end inventory of unsold homes was at 19,553 units, up 1% from last month and down 9% from April, 2010.  The inventory of unsold homes will continue to increase in the coming months.  Now is a great time for prospective sellers to discuss listing their home as Denver is in the prime selling/buying season.
