As an Auction producer I can only tell you that Auctions work because of the involvement of professions that understand the business of marketing, understanding the sellers point of view and guiding bidders through the bid process, working the entire online auction just as if we were standing in front of a room full of 1000 people. Well let&amp;rsquo;s back up and take a look at the 1000 people in today&amp;rsquo;s auction environment. It is really hard to get 1000 people in a single room given the challenges of the buying market we have.&lt;/p&gt;

We offered multiple properties to close in five different stages of events with auction times ending starting at 2:00 PM through 3:15 PM. This staggered method allowed the bidders to bid on a certain property and then have the choice to bid on others as well. The office condo had 377 in the online auction with 2790 page views and a total of 29 bids during the bidding period. When is the last time you seen 377 people packed in a room? The land auction that ended 15 Minutes later yielded 659 attendees, 3189 page views and 51 bids. Selling property online is an incredible way to sell real estate and get buyers involved in the process. Additionally the same bidders were bidding on future auctions in Raleigh-Durham North Carolina and Rogersville, Tennessee. Well most anyone would learn as I did in the CCIM course of financial analytics that the cap rate might determine what the return on your investment. Is anyone out there looking for a 20% cap rate or better?&lt;span&gt;&amp;nbsp; &lt;/span&gt;If you are then you may want to take a serious look at a Small Ranch just outside of Jackson, Mississippi. Lets take a look at the numbers: ok say that you make an investment of 400,000 for this facility, fill up all the retable space at the lowest price of 100.00, now multiply that by 80 (this is the number of spaces that are available) you will get 8000.00 per month or 96,000 per year: if my math is correct. Now that would put the cap rate at 24%. Please if they are any CCIM&amp;rsquo;s out there would help me with is this calculation I would appreciate that.&lt;/p&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;strong&gt;&lt;span style="font-family: Calibri; font-size: small;"&gt;Can you please tell me the history of the facility?&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-family: Calibri; font-size: small;"&gt;This facility was established in the early 1960&amp;rsquo;s. It has been used for professional rodeos, Horse Shows, Camps. The operation brought home the Commissioners Award three years in a row at the Dixie National Rodeo. The structures were renovated in 2002.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;strong&gt;&lt;span style="font-family: Calibri; font-size: small;"&gt;What types of profit can be expected from the current clientele?&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-family: Calibri; font-size: small;"&gt;The boarding business has been very strong with a 95% occupancy rate. The majority of income can be produced with camps, lessons, and field trips. Currently self service boarding is $100 per horse, owner provides hay/feed and is responsible for cleaning after their animal and feeding.&lt;span&gt;&amp;nbsp; &lt;/span&gt;In the area of full care depending of owner preference the normal rate is $450-$800 per month.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Calls are received daily for camps, birthday parties, lessons and field trips. However&amp;nbsp; with the decision to relocate this is not being offered at this time. &lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;The front barn is 45 stalls and is full.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;strong&gt;&lt;span style="font-family: Calibri; font-size: small;"&gt;What do you consider to be the best feature of the property?&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-family: Calibri; font-size: small;"&gt;The business is on auto pilot. The center of the barn has been a restaurant, feed and tack store, most recently used as a party room. It is the only facility under a special use district in the state.&lt;span&gt;&amp;nbsp; &lt;/span&gt;This is the designation for coliseums, horse shows, riding academies, and parks. It is nearly impossible to acquire this in the county and impossible in a residential setting. There is a 250x150 lighted area for shows and clients to ride, a 60 ft lighted round pen, and also trails at the back&amp;nbsp;&lt;span&gt;&amp;nbsp;&lt;/span&gt;of the property.&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;strong&gt;&lt;span style="font-family: Calibri; font-size: small;"&gt;Approximately how many boarders did you have when the business was at its peak performance?&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt; line-height: normal;"&gt;&lt;span style="font-family: Calibri; font-size: small;"&gt;There has never been any difficulty filling the facility with renters. At one point it was necessary to turn down business as the facility was at capacity. The focus has always been families and children. With animals for kids to pet (goats, ducks, chickens, pigs, cows) and hay rides around the 45 acre facility.&lt;span&gt;&amp;nbsp;&amp;nbsp;&lt;/span&gt;Birthday parties r&lt;/span&gt;&lt;span style="font-family: Calibri;"&gt;&lt;span style="font-size: small;"&gt;anged from $150-$200 per two hours, camps $200 per three days, and lessons $30-35 per hour. Field trips were offered at 8-10 per child depending on the duration of the trip. Many of the prices could easily be increased. The income possibilities are endless.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

He was somewhat anxious because he is relocating from Ohio to South Carolina and due to close on the South Carolina purchase on June 17, which is in 2 weeks.&amp;nbsp; I explained to him that it is going to be tight, but it can be done if he gets me what I need quickly and he was more than agreeable. After further conversation I asked him why the short time frame and had he been working with someone else. His response was he started the process 3 weeks ago with the builder's lender and was just turned down today and that was the reason for the call. &amp;nbsp;As you can imagine all sorts of bells are going off in my head now and here's how the rest of the conversation went.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Me&lt;/em&gt;&lt;/strong&gt; &amp;nbsp;- "Did they tell you why you were denied?"&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Him&lt;/em&gt;&lt;/strong&gt; - "Because I was a victim of credit fraud and the loan officer I was working with told me that all I needed was a letter from my attorney stating that I am a victim of credit fraud and &lt;img title="thief by Boaz Yiftach" src="http://activerain.com/image_store/uploads/1/5/2/4/2/ar130714090824251.jpg" height="207" alt="Thief" style="float: right; margin: 6px; border: black 1px solid;" width="244"&gt;he is working on it"&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Me&lt;/em&gt;&lt;/strong&gt; - "And the loan officer told you that would be sufficient to explain your credit issues to the underwriter?"&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Him&lt;/em&gt;&lt;/strong&gt; - "That's exactly what he told me, but he is not there anymore and someone else from the company called me this morning to tell me I was denied and very angry that I wasted 3 weeks with them." &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Me&lt;/em&gt;&lt;/strong&gt; - "I'm sorry to have to tell you this, but based on your credit score of 534 and all the collections and charge off accounts on your report, I don't know of any lender that would entertain making this loan regardless of the reason. Unfortunately, this matter would have to be corrected before consideration and you credit score would have to be 600 at the very least. "&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Him&lt;/em&gt;&lt;/strong&gt; - "It doesn't matter that I was the victim of identity theft and my attorney is working on it?"&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Me&lt;/em&gt;&lt;/strong&gt; &amp;nbsp;- "Unfortunately the underwriter would have no way of knowing the reasons behind the credit so they have to take it at face value".&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Him&lt;/em&gt;&lt;/strong&gt; - &amp;nbsp;"Oh."&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I explained to him that there are remedies for his situation&lt;/strong&gt;, but they take time. I feel terrible for this guy and what he went through. I feel even worse that there is nothing I can do to help him on such short notice.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;He was robbed&lt;/strong&gt; by a thief who stole his identity and then he was robbed out of 3 weeks of his time by an incompetent loan officer. &amp;nbsp;Now he is being robbed of his first home ownership dream and he will probably be robbed of his earnest money.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;He will eventually get it straightened out, but not in time for his relocation. &lt;/strong&gt;&lt;/p&gt;

I fly a lot of aerial pics and I try not to think about ending up like this. &lt;p&gt;&lt;strong&gt;The Heights We Shall Miss For Fear of Falling Down&lt;/strong&gt;. Thursday May  15th, 2003 was a crystal clear spring day. The sun was shining in a near  cloudless sky as the morning air was warming into the 60's. This was  the perfect day for a two-plus hour photo flight. I had 8 locations  scheduled near the New York / Connecticut border that I had plotted the  previous evening. My Pentax 67 and lenses were in my bag along with 20 rolls  of Kodak 400VC 220.&lt;br&gt;&lt;br&gt;&lt;strong&gt;I arrived at the airport to greet the pilot, whom I was meeting for the first time.&lt;/strong&gt; We quickly went over the flight plan and made our way to the tarmac to  board the Schweizer 269C helicopter. I had flown in this type of  three-bladed helicopter before and I really liked it as a shooting  platform. For a small two-seat helicopter, it had power and felt very  stable. Mike, the pilot, went over his pre-flight check list which  included checking my seat belt - he reached across me to straighten one  of the straps of my three-part harness.&lt;br&gt;&lt;br&gt;&lt;strong&gt;After lifting from the pad and communicating our intentions to the tower, we flew to the south through the valley&lt;/strong&gt;,  climbing through one thousand feet and into beautiful views in every  direction. The long island sound, numerous lakes, houses, ranch  communities and distant mountain ranges were all around us. This was one  of those rare severe-clear days when visibility at altitude is over 100  miles in every direction. The sky was so crisp in fact, that I could  see the Empire State Building and Manhattan nearly 50 miles away quite  clearly.&lt;br&gt;&lt;br&gt;&lt;strong&gt;We found our first three locations (we call them targets) with out a problem, but the next one was difficult&lt;/strong&gt; (this was just before we started using GPS to make locating targets  easier as the norm) and we zig-zagged and orbited over a wooded area for  nearly 10 minutes before we found our bearings. Feeling quite satisfied upon completion of this target, I began to make conversation with my new friend as I changed out another roll of film, and we once again climbed and turned south east to find our four remaining targets.&lt;br&gt;&lt;br&gt;&lt;strong&gt;I  thanked Mike for his excellent flying&amp;nbsp;- he was so smooth and consistent in his orbit of the property that we flew through our own wake as we made circles in the sky&lt;/strong&gt;. I said "Wow what a beautiful day!" and Mike replied in a very calm pilot's voice, &lt;strong style="color: #ff0000;"&gt;"We have a problem."&lt;/strong&gt;&lt;br&gt;&lt;br&gt;&lt;strong&gt;I heard the weakening whir of the engine and rotors in my headset as we lost RPMs.&lt;/strong&gt; We quickly began to fall from 1,200 feet in a steep left hand turn. I  began to stow my gear and lenses in my bag - doing my job while I let  the pilot do his. &lt;strong&gt;When I looked up again only seconds later, the scene that had once been a limitless horizon, was now roof tops,  swimming pools, power lines and trees.&lt;/strong&gt; I gripped my bag and stared straight ahead as we flew 20 feet off the ground into the back yard of a  home where landscapers were mowing, hedging and watching us fly by. &lt;br&gt;&lt;br&gt;&lt;strong&gt;Mike tried to slow us down so we could land in the grass by pulling back on the controls to flare the helicopter&amp;nbsp;&lt;/strong&gt; - but we were too high and too fast - so he let the nose settle &lt;strong&gt;as we flew straight for the trees&lt;/strong&gt; that bordered the property. I remember the rest in slow motion as vividly as if it happened today.&lt;br&gt;&lt;br&gt;&lt;strong&gt;My  bag in my lap, my right hand gripping the outer frame of the door-less  helicopter, my view in the windscreen was rapidly filled with a wall of  trees.&lt;/strong&gt; We were about 10 feet off the deck when Mike tickled the nose  a little bit to the right to avoid hitting a tree head on as we entered  the woods. The engine was silent, and the wind over the blades was the  only sound until the rotors made contact with the web of branches with a  massive &lt;strong style="color: #ff0000;"&gt;-CRACK-&lt;/strong&gt; breaking the silence.&lt;br&gt;&lt;br&gt;&lt;strong&gt;We immediately fell to the earth with another massive&lt;/strong&gt; &lt;strong&gt;&lt;span style="color: #ff0000;"&gt;-CRACK-&lt;/span&gt;&lt;/strong&gt; as I witness the glass windscreen break and separate from the panel as &lt;strong&gt;we impacted violently with a rock-scraping thud, rolled over to the left in a cloud of leaves, branches and dirt&lt;/strong&gt;. I heard Mike say SH*T in my headset within the sound of twisting metal, flying rocks, gravel, glass and branches as we rolled.&lt;br&gt;&lt;br&gt;&lt;strong&gt;Then there was silence.&lt;/strong&gt; I don't know if I blacked out for a second, but the next thing I  remember seeing was pavement, paper maps and glass and leaves all over  my camera bag and lenses, which were scattered on the ground just below  me. I then saw sneakers and the cuff of jeans. It was Mike, his training  had kicked in, and he was already out of the helicopter assessing the  situation while I was hanging nearly upside down in my harness. He  yelled,&amp;nbsp;&lt;strong style="color: #ff0000;"&gt;"Get out - Get Out We're Leaking Fuel!"&lt;/strong&gt; In a single deft move, I un-clipped, rolled and landed on my feet - climbing out of the front  glass, scooping my camera gear and bag as I cleared the wreck, having visions of Reality TV car fires in my head.&lt;br&gt;&lt;br&gt;&lt;strong&gt;Thankfully a fire never started as Mike grabbed a bucket from on site within seconds to capture the fuel.&lt;/strong&gt; The landscapers and other witnesses now began encircling the scene as I  grabbed my camera, loaded a roll of film and bent the mangled metal  film door back into place. I heard sirens in the distance as I quickly  walked around the aircraft and made several exposures. The first police  officer on the scene, thinking I was the media, asked "how did you get  here so fast?" I said " I came here in that!" pointing to the  helicopter. He grabbed me by the arm and asked me to sit with Mike to wait for medical attention. Mike was in obvious discomfort and was complaining of pain in his lower back.&lt;br&gt;&lt;br&gt;&lt;strong&gt;Within minutes every emergency service within 10 miles was on scene&lt;/strong&gt; and we were ushered by ambulance to the nearest hospital for further  evaluation. The rest of the day is kind of a&amp;nbsp; blur - with interviews for the doctors, police, FAA and NTSB taking up most of our time at the hospital. Mike and  I both walked way with lower back injuries&amp;nbsp; - but are otherwise fine and still flying together 8 years later.&lt;br&gt;&lt;br&gt;&lt;strong&gt;Mike told me that day that he promised himself he would retire if he ever had an incident&lt;/strong&gt; - after 30 years this had been his first. Even though I did not know  him very well, I knew pilots, and I sensed that he would continue to  fly, and he did. The following week Mike and I were up again in a  different helicopter flying on the New York /Connecticut border. We  still had four targets to photograph and we needed to fly.&lt;br&gt;&lt;br&gt;&lt;strong&gt;Mike and I have flown hundreds of hours together since our forced-landing.&lt;/strong&gt; We have flown over 40 monthly shoots at the construction of the New Yankee Stadium. We have flown at dusk in Manhattan around the Empire State Building and Time Square, and in early mornings over the beaches of  Long Island. &lt;strong&gt;We have flown in the hot summer and cold, cold winters at minus 8 degrees with the doors off.&lt;/strong&gt; We have flown double dates with my Fiancee and Mike's girl.&lt;strong&gt; I simply can't imagine never flying again&lt;/strong&gt;.&lt;br&gt;&lt;br&gt;&lt;strong&gt;Flying is living - it is a part of life for me.&lt;/strong&gt; Earlier that day I saw a quote attributed to Leonardo da Vinci pinned above the calendar on Mike's office wall. &lt;strong&gt;&lt;em&gt;"&lt;em&gt;When once you have tasted flight&lt;/em&gt;,  you will forever walk the earth with your eyes turned skyward, for  there you have been, and there you will always long to return."&lt;/em&gt;&lt;/strong&gt; I'd like to add &lt;em&gt;&lt;strong&gt;"The Heights We Shall Miss For Fear of Falling Down".&lt;/strong&gt;&lt;/em&gt; My perspective and priorities were forever changed on that day, having  faced what easily could have turned out badly a hundred different ways.  One thing that was crystallized for me in this experience is the fact  that &lt;strong&gt;life may be here one second and gone the next.&lt;/strong&gt; It is important to &lt;strong&gt;live as large as we can dream&lt;/strong&gt; and to &lt;strong&gt;share and experience this amazing gift with as many people, as fully as we can, while we are all here together.&lt;br&gt; &lt;/strong&gt;&lt;br&gt;&lt;strong style="color: #3333ff;"&gt;Get Out There and FLY!&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;At one time or another we all trip, stumble, fall and fail. Each one of them is mile markers along the side of the road and the tolls we pay on our success journey.&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;We would like to think about our success journey as being an expressway with no tolls. In reality our success journey is a toll road and there is a price paid to become successful. Each toll that we pay moves us closer to our goals.&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Success will come as a result of being resilient and through our persistence, not in never having experienced a setback or a failure.&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The only real failure in life comes in quitting and in blaming others for our conditions.&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Successful people take the personal responsibility for the conditions that you find yourself in today and the responsibility to change the conditions to create the desired outcome.&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Blaming others for our conditions is a total waste of time and energy. It will not have any positive results and becomes a sentence to average. Taking responsibility is the fuel to change the conditions in your life and change the results that you have been getting.&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The blame game is a losing proposition that no one comes out as a winner. Take control of your life, take responsibility for your future and be willing to pay the tolls to get you the desired outcome.&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
