Blanket statements about the real estate market can be so miss leading. Media reports and industry reports all tell us that the average sales price is down over last year's prices. Statistically this is correct but a closer look at the market is required to find out how this applies to you.
 
In the table below I've separated sales and listing in $100,000 increments and calculated their percentage.

I've returned to keeping my own snap shots statistics for my buyers and sellers in Abbotsford in order to better analysis the Abbotsford, house and condominium market.
 I found some interesting information. First, prices are still up over this period last year. Houses are up $47,000, townhouses are up $20,000 and apartments are up $17,000. The last few years almost every month had an average sales price higher than the previous month. This year the average has been down then up than down and than up again.

One would think from the media that the real estate market is in the dumps. Well it's not. What I'm seeing today is the market I worked in the 1980's and 1990's. Here are few statistics I've gleamed from last months reports for Abbotsford, British Columbia.
Abbotsford houses which averaged $464,102 in April held with a modest increase of 0.4% over April. However the numbers of sales were down significantly from 150 homes sold in April to 118 sold in May.
