first time buyer: Distressed Properties - 10/19/09 01:58 AM
I have a home listed that is in a high end community that is in disrepair. We have rented it out three times for the owner( a good family friend) and each tenant (who I recomended that he not rent to) has made the property progressively worse. The neighbors are now calling me to complain about the property and scheduling appoinments to view it then cancelling at the last minute. I have gotten to the point that I am going to start requesting pre-approvals before I show it. This way they will be forced to give me there ss number before I … (1 comments)

first time buyer: Follow Up - 10/13/09 05:59 AM
So my mother-in-law is in St Joes of Wayne for a heart attack. Thankfully she is doing well. We have tried to get information from the doctors and nurses and social workers/case managers and no one will call us back or even give us information. My wife has full power of attorney and is health care proxy for her mother and she lives with us so hippa laws do not effect this situation. I can not believe that professionals are so un-professional. I can relate back to this for a property we own that is ready to close but the other … (2 comments)

first time buyer: Buying a new home - 10/05/09 04:21 AM
So this weekend I was on the other side of the desk. My wife, Mary and I went out looking for a new home, since we are selling her mothers house. As I am lisecnsed in New Jersey and we were looking in Pennsylvania I decided to do  walk in at a local rel estate office. We fell in love with a condo on a golf course but the agent did not have all of the information we needed I learned a lot for my personal business and how to treat clients from this weekend The agent was a very verbose … (3 comments)

first time buyer: Moving 5 - 09/16/09 05:03 AM
When you schedule estimates for your move/relocation speak to at least three movers. Most individuals arrange to receive four estimates. If possible try to avoid the following period of the year as it is the busiest time and will also tend to be more expensive. June through September is extremely busy and over seventy five percent of a movers business and profits is generated in this time period. The obvious reason is that families with school aged children wish to have them settled before the new school year starts. So if you are moving from an aprtment or anywhere  to a … (0 comments)

first time buyer: House Hunters - 09/16/09 01:14 AM
So I have a client who we were working on finding them a home. I was contacted by house hunters (high Noon Entertainment) about appearing on the show. I thought wow this could be great exposure for me! My client (the husband was all for it) his wife on the other hand was not so much. That was a downer but it seems something about me may be interesting to them as they are looking into bringing me on for a guest host/expert slot on a regular show that is in the same vein as House Hunters. I have tried to … (2 comments)

first time buyer: Moving 4 - 09/16/09 01:04 AM
So when you are packing up your belongings and you try to save money by packing your own boxes (wich we earlier discussed may be a bad idea and a costly one), some ideas to avoid; do not pack extra items into dressers, chests, or cabinents. As I have been a mover all of my life I will tell you that their are few people who are as strong as we are and there is very little that I can not pick up and move furniture wise. In college I was always the guy who got to carry the keg on … (1 comments)

first time buyer: Moving 2A - 09/14/09 02:26 AM
When hiring a mover there are various options you can opt for.
Insurance, the normal insurance that is required by local movers to carry is around 40 cents per pound per item up to a maxium of $200 per item. Things have changed over the last few years so some of these totals may be a bit higher or lower. So you will need to check with the mover you do hire but as an example if you have a $50,000.00 ming dynasty vase that weighs three pounds the insurance settlement for it would be around $4.00! So additional insurance is … (4 comments)

first time buyer: Moving 3 - 09/14/09 02:24 AM
So you bought the house, you hired the movers now what?
Well you will need to decide on who is packing your boxes. For a long distance move hands down let the van line or carrier pack your items. IF YOU PACK YOUR OWN BOXES AND DAMAGE OCCURS YOU ARE RESPONSIBLE....UNLESS THE BOX IS CRUSHED OR DAMAGED PHYSICALY ON THE OUTSIDE. What this means is you pack grandmas china and the box falls or rolls or otherwise ends up on the floor but it just shakes the contents it does not crush ordent the box then the mover is not responsible … (0 comments)

first time buyer: Dress to Impress-part 2 - 09/02/09 04:30 AM
When I say golf shirts I have them made with my compay logo on the chest so it is closer to a work shirt....but at times I guess we look like we work at best buy. I do like the idea of wearing what will make your client feel comfortable but I am always reminded of a story that we were told at an awards breakfast I attended.
The speaker was the owner of our company (the largest independently owned real estate firm in the world who I no longer work for)
the owner who I will call "Jim" went to … (1 comments)

first time buyer: A New Web Site - 08/30/09 02:35 PM
So I have spent the past two weeks rebuilding/building my brokerages web site.  I am actualy enjoying it and I think I am doing a good job. Since we are changing some things around on how we are doing business (more on that in a following blog post) I figured we should make our internet presence reflect what we are hoping to accomplish. Making these changes and updating the site will be an ongoing job, I am trying to make it self updating but on a limited budget I can only do so much. More on the web site tomorrow.

first time buyer: Independence Day - 07/04/08 02:19 PM
So July 4th has many meanings to all of us. It stands for the ideals and belief systems our country was founded on and acts as a reminder of what cost those beliefs and our freedom came to. I would take this time to thank all of our troops past, present and future for all they have done and what they will continue to do. Independence day has a deep meaning to my brokerage and to your brokerage beyond the patriotic and symbolic portions. When you go to a family members or friends BBQ this weekend look around and think about … (2 comments)

first time buyer: SHHHHhhhh....Were Hunting Houses - 04/12/08 03:45 AM
I am sitting here watching house hunters and when we guess which house the home buyers will pick I seem to always pick the right one. It seems I must have learned a little bit about working with home buyers. Now, back to our brokerage tech toys. Most of us have smart phones or PDAs by now I would hope. The ease of being able to look up MLS info on the fly while driving with home buyers is a great opportunity to showcase that we are well trained knowedgable real estate agents. 800 numbers are great for marketing and developing … (3 comments)

first time buyer: A House is A House ,Unless of Course..... - 04/09/08 01:10 PM
A House is A House Unless of Course It Is A Talking House ..... read that to the tune of the Mr. Ed show. Whether talking House works to help show and sell a house is up to debate,it has sold one house for me. The best part of Talking House is that the clients like it and want a real estate agent who is trained and uses technology. Technology is an aid to selling houses to our brokerage but it does not handle the sales process that is our job. Technology keeps us on the cutting edge of our profession … (1 comments)
