&lt;p&gt;There is good news about the real estate market on the Outer Banks. Despite all the bad news you might hear in the media, property values are NOT crashing down around us. Let&amp;#39;s look at the property values in Duck, NC.&lt;/p&gt;&lt;p&gt;In the time frame between January 1 and Oct 1, 2007 the median price for an ocean side residential/rental property has gone up 21.5% to $715,000 from $587,500 in 2006. In the same time frame the average price went up nearly 20% from $700,206 in 2006 to $838,953 this year.&lt;/p&gt;&lt;p&gt;The inventory of homes for sale is still at an all time as as owners are trying to cash in on the equity they accumulated over the last 5 years. This makes shopping for a home much more enjoyable. &lt;p&gt;Google just penalized a bunch of sites for reciprocal link scams. This is where people try to get a bunch of back links pointing to their site to improve their rankings. Back links are a good way to increase your internet exposure but caution must be taken to avoid getting penalized.&lt;/p&gt;&lt;p&gt;If you get too many back links too fast it might start to look like you are gaming the system. If you participate in some of the link farms it is definitely going to look suspicious.&lt;/p&gt;&lt;p&gt;Right now on Active Rain there are people colluding to give each other back links. It looks innocent enough but are we looking a the new link farm? Will google be able to see through the ploy and who will get penalized?&amp;nbsp;Active Rain or the link farmers?&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>

&lt;p&gt;Dr. Beach has chosen the 14 miles of undeveloped ocean front beach on Ocracoke Island as the #1 beach in the country. Most of Ocracoke is in the Cape Hatteras National Seashore and is protected from development. &lt;/p&gt;&lt;p&gt;This is the first time that a beach was chosen that was not in Florida or Hawaii. Each beach can only be chosen once and then it is no longer in the competition. Ocracoke has made the top 10 list before but after this first place it will not be eligible in the future.&lt;/p&gt;&lt;p&gt;I just spent a week there and it truly is a wonderful place to relax and enjoy the beach. There is not much to do on Ocracoke so you had better enjoy the beach or it is not for you. For those staying on the northern Outer Banks, Ocracoke makes a good day trip with a free ferry ride and a quaint village.&lt;/p&gt;    </content>

&lt;p&gt;The Corolla Ocean Rescue and the Wildlife Education Center have teamed up to teach the public about the ocean. Rip tides are the leading cause of drowning deaths and this program will teach you how to spot a riptide and how to get out of a riptide should you find yourself in one.&lt;/p&gt;&lt;p&gt;The program is held every Tuesday across the street from the Currtituck Lighthouse at the public beach access. &lt;p&gt;Experience the Cape Hatteras lighthouse in the dark just like the light-keepers did in the past. There are no lights in the lighthouse, except the beacon at the top, so climbing the lighthouse&amp;#39;s 257&amp;nbsp;stairs will be by flashlight. If the weather permits you can walk out onto the lighthouse balcony and watch the beacon of light reaching out to sea.&lt;/p&gt;&lt;p&gt;The tours are limited to 30 people per tour and 2 tours per night at 8:30 and 9:30. Tickets must be purchased in person in advance at the Cape Hatteras lighthouse ticket booth.&lt;/p&gt;    </content>

&lt;p&gt;The North Carolina Maritime Museum will offer a variety of programs during July to help bring people closer to the water. &lt;/p&gt;&lt;p&gt;The Youth Sailing program is open to youth ages 8 to 16. Through August 3 those aged 14 to 16 will learn to sail the Vanguard 420 and everyone will learn the basics of seamanship.&lt;/p&gt;&lt;p&gt;Build a boat in a day is on July 12 from 9 to 5. Learn to build a 8 foot from plywood using the stitch and glue method. For $300.00 you will learn how to build it and then you can take the boat home with you.&lt;/p&gt;&lt;p&gt;July 19 at 10 am learn basic rigging techniques including whipping and splicing three strand rope. Bring your own dock line.&lt;/p&gt;&lt;p&gt;July 28 is the annual One-Design Regatta. The regatta is open to Optimist 420, youth sunfish and laser sailboats. The first race begins at noon with registration at 10 am. &lt;p&gt;The Chicamacomico Life Saving Station Historic site in Rodanthe will be reenacting life saving techniques used back in the 1800s. Every Thursday at 2:00 pm the staff will shoot the Breeches Buoy. This is what was used to rescue people stranded on ships that had run aground.&lt;/p&gt;&lt;p&gt;When a sail boat ran aground in a storm it was still 200 to 300 yards off the shore in a raging storm. The lifesavers would try to row a skiff out to the boat but if the sea was too rough they would use the Breeches Buoy. The breeches buoy was rigged up like this.&lt;/p&gt;&lt;p&gt;A small cannon was used to shoot a small line out to the ship. Members of the crew would use this small line to pull a large line on-board the ship and rig it up to the mast. Then with a system of pulleys they would pull the breeches buoy back and forth from the ship to the shore unloading the passengers one at&amp;nbsp;a time. These lifesavers save many lives like this and you can experience it yourself. &lt;p&gt;Most of the residents on Roanoke Island do not have municipal water and rely on wells for drinking water. Dare County is planning to expand the water system to include these areas. The expansion is not being received very well by the residents who will be getting the water hookups.&lt;/p&gt;&lt;p&gt;The fear of high density development and the cost of the hookups is causing most of the residents to oppose the water expansion. Currently, the use of wells requires lot sizes to be fairly large. This is to keep the wells far enough away from the septic systems to avoid contamination of the wells. With central water, the lot size can be smaller and more can be built which leads to higher density.&lt;/p&gt;&lt;p&gt;The water expansion will bring fire hydrants to areas that currently do not have any. With this in mind it will be interesting to see if the county proceeds with the water expansion in the face of so much opposition.&lt;/p&gt;    </content>

&lt;p&gt;The Kill Devil Hills board of commissioners has approved the first affordable housing complex for Kill Devil Hills. With the shortage of affordable housing for the local workforce this will help ease the strain on some working families. 15 units of the 20 units will be designated as &amp;quot;workforce housing.&amp;quot;&lt;/p&gt;&lt;p&gt;The town will waive most of the fees to help the developer keep the costs down. The project will be monitored by the Dare County Community Development Corporation to ensure that compliance continues and that the affordable housing is not abused.&lt;/p&gt;    </content>

&lt;p&gt;The Outer Banks is home to 3 National Parks and now that it is summer they have expanded their hours to accommodate the crowds.&amp;nbsp;The Cape Hatteras Lighthouse is now open from 9 am to 5:30 pm. and the summer programs have started including the Full Moon tours on June 30, July 29, August 28 and September 26.&lt;/p&gt;&lt;p&gt;The visitor centers at the Wright Brothers National Memorial (&lt;a href="http://www.nps.gov/wrbr"&gt;www.nps.gov/wrbr&lt;/a&gt;), the Fort Raleigh National Historic Site (&lt;a href="http://www.nps.gov/fora"&gt;www.nps.gov/fora&lt;/a&gt;), and the Cape Hatteras National Seashore (&lt;a href="http://www.nps.gov/caha"&gt;www.nps.gov/caha&lt;/a&gt;)&amp;nbsp;will be open from 9am to 6 pm daily.&lt;/p&gt;&lt;p&gt;New this year is the &amp;quot;Coast Guard Station Oregon Inlet Tour&amp;quot;. &lt;p&gt;Despite the fact that the beach nourishment referendum was defeated by the Nags Head voters in April, the Nags Head board of commissioners are continuing in it&amp;#39;s efforts to obtain the permits necessary to proceed with a beach nourishment project.&lt;/p&gt;&lt;p&gt;The Outer Banks has been trying to get the federal government to pay for a beach nourishment program but those efforts have failed. The Nags Head commissioners have decided to try it alone.&lt;/p&gt;&lt;p&gt;When commissioner Bob Oakes commented &amp;quot;But the voters spoke loud and clear&amp;quot;, referring to the referendum defeat in April, commissioner Anna Sadler said &amp;quot;I don&amp;#39;t care about the voters.&amp;quot; She went on further to explain &amp;quot;We need to raise taxes and put sand on the beach.&amp;quot;&lt;/p&gt;&lt;p&gt;It looks like the citizens of Nags Head might end up paying for beach nourishment after all.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>

Because if you are buying real estate on the Outer Banks there are thing involved that don&amp;#39;t normally occur in a real estate transaction in other parts of the country.&lt;/p&gt;&lt;p&gt;Most of the houses on the Outer Banks are sold fully furnished including the silverware and the pictures hanging on the wall. This takes a lot of out of town and internet&amp;nbsp;lenders by surprise and if they wait till the last minute it could delay the closing. Plus these houses are typically in vacation rental programs which can be another wrench jamming up the works.&lt;/p&gt;&lt;p&gt;The most important reason to use an Outer Banks lender when purchasing Outer &lt;a href="http://www.OuterBanksHome.com" title="Search all Outer Banks real estate for sale" target="_blank"&gt;Banks real estate&lt;/a&gt; is because they are held accountable to us. An out of state lender is pretty sure there won&amp;#39;t be follow up referrals while the lenders that we use here on the Outer Banks survive from the referrals they get from us. The Outer Banks lenders know&amp;nbsp;their reputation is on the line every time they write a loan for us while the out of town lenders see this loan as a one shot deal. &lt;/p&gt;&lt;p&gt;Of course there are always exceptions, so if you know a good reliable lender we can still make it work. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>

&lt;p&gt;For 25 years the NC Coastal Federation has been working to protect the coastal environment, preserve and restore habitat and provide education to the public. The Federation has been instrumental in some monumental preservation projects.&lt;/p&gt;&lt;p&gt;In the 1980&amp;#39;s a company showed up on the Outer Banks with federal subsidies to start a peat ming project. They were going to mine the peat and convert it into methanol. The problem was the peat was located in wetlands and the conversion process was going to discharge mercury into the watershed. The NC Coastal Federation fought the project and won and as a result the Nature Conservancy was able to purchase the 120,000 acres of wetlands which was then donated to the national wildlife refuge system.&lt;/p&gt;&lt;p&gt;In 1997 the federation used the state&amp;#39;s Clean Water Management Trust Fund to purchase 31 acres on Hoop Pole Creek to protect shellfish waters. In 2000, the federation purchased 6,000 acres on the North River and started a wetland restoration project.
