The master commissioner's sale was held today at the McCracken County Courthouse. There were probably 50 people in attendance. Of the many properties I listed in a previous blog here are a few highlighted properties that were sold.
1415 Madison St, lot, appraised at $2,500. Sold for $1,700 1424 Little Avenue, lot, appraised at $5,000. Sold for $3,450 934-936 North 10th Street, appraised for $110,000. paducah: Court House Auctions January 26 at 1:30pm - 01/18/09 10:40 PM
Many visitors to my web site enjoy checking the foreclosures page on a routine basis. The master commissioner has auctions on the last Monday of each month inside the court house at the bottom of the stairway. A notice is placed in the Paducah Sun on the second Friday of each month listing the properties to be auctioned. The same list is also on display in the hallway near where the auction is held.
Generally, any bank lender foreclosures that are held are purchased back by the lender. These autions are usually not purchased by auction visitors. There are properties to … (1 comments)

paducah: Thinner Catalog of Homes - 12/07/08 01:25 PM
Friday the December issue of our local Catalog of Homes was released. The Catalog contains many homes that are for sale by local agents. It does not contain a complete list of properties for sale but it contains many.
This month's issue was noticeable thinner. I compared last month's issue and found that it does indeed contain fewer pages. The last issue had 115 pages. This issue has 102 pages.

paducah: Online Real Estate Auctions - 11/18/08 02:11 PM
I haven't seen this before in my area. It has come to the attention of several other people in my area as well.
There are these little yellow signs, similar to the one here, in my neighborhood. They are advertising an online auction for a home that was foreclosed on. This particular home is a 3BR, 1BA, 1,100 sqft home that was sold a couple of years ago for $54,000. The home appears to be in good condition.

Saturday (yesterday) I attended a couple of auctions. The first one was for a couple of tracts near Mike Smith's new location next to I-24 here in Paducah. The tracts totaled a little over 7 acres in two tracts. Included was a modular home that is being rented for $650 / month (I think). The land in that area is development property. This area is currently home to several hotels, Mike Smith Toyota, Heartland Homes and several other businesses. I understand that Mike Smith paid about $115,000 per acre of his new car lot. paducah: Dissolve the city of Lone Oak, KY - 10/31/08 08:45 AM
In 1979, business owner Carl Ligon lead the move to incorporate a half-square mile area of Lone Oak, KY to avoid being annexed by the city of Paducah. The effort succeeded, however, the city hasn't been able to grow because of the same reason the city incorporated in the first place - neighboring residents don't want to be annexed and pay additional taxes.
Since the incorporation in 1979, Lone Oak residents have enjoyed their own police department, mayor, city commission and taxes. Now, residents are fed up with paying the taxes and say they are not receiving much in return or would rather go without.

paducah: Goodbye Delta Queen - 10/28/08 04:00 PM
The Delta Queen riverboat left Paducah for the last time on Monday, October 27. The riverboat will no longer be allowed to sail the rivers of the midwest due to a refusal by Congress to issue an exemption as has been done since 1966.
In 1966 Congress passed a Safety of Life at Sea Law that forbids the Delta Queen from operating because it is primarily constructed of wood. The current exemption expires on November 1, 2008.

paducah: Surprise Sunday Morning - 10/26/08 07:35 PM
After I got up this morning I checked the newspaper as I usually do. I always read the online version of the paper as it's easier and cheaper for me. A monthly subscription of the online version is about $5.50 / month.
On the frontpage was an article about tax rates rising while property values have been decreasing. Next to the article was a photo of a home with a Prudential sign in front of it. paducah: First Plane Ride - 10/19/08 09:52 AM
Last Christmas, my wife bought me a ticket for a "Discovery Flight" from Midwest Aviation. This business is located next to the Barkley Regional Airport just west of Paducah. Midwest offers aviation services to the area out of Barkley.
This Discovery Flight was, IMO, cheaply priced at a mere $75 for about a 30 minute plane ride. My 10 year old son and I took our plane ride yesterday. Of course, this plane ride was everything my son talked about for a couple of days beforehand.

Today my family and I spent most of my time watching TV. While channel surfing we came across a marathon on A&E called "Parking Wars". It's a reality TV show that shows the daily events of the Philadelphia Parking Authority. The show has periods where the camera crew follow "meter maids", tow truck drivers and the staff at the impound lot.
As you might expect, the public that is shown is not in a good mood. Most of the public is either being ticketed for being parked in a no parking zone, next to a fire hydrant or in a rush hour zone. One lady we saw … (5 comments)

paducah: Ike passes through midwest - 09/14/08 02:36 PM
The remains of hurricane Ike passed just west and north of western Kentucky this morning. At 7:10am the power at my home went off. After a couple of hours the power came back on for a few minutes and went out again. Four hours later the power came for good.

Today I went to the McCracken County Master Commissioner's Sale. It was held at 1:30pm inside the courthouse at the steps going upstairs. This was my first time attending one of these so when I had always heard someone saying "courthouse steps" I always thought they meant outside. Turns out it's inside.
Up for auction today were 11 properties. Four properties were removed from the list as a sale or something had enabled their removal from the list. Properties ranged from around $23,000 to $229,000. I've always wanted to attend one of these so I know the who, where, what and such. On August 25th at 1:30pm, two McCracken County special commissioners will hold special auctions at the courhouse to auction off real estate that has been foreclosed on. The properties are valued anywhere from $24,000 to $229,000 and come from a variety of lenders. Monies received will be used to satisfy judgements for the properties, late fees, interest charges, plantiff costs, attorney fees and other legal fees.

During my lunch break today I toured a home that was placed on the market yesterday. This home is a couple properties over from my own house. I considered purchasing it a couple of years ago. The home was in too bad of condition for me to purchase it and make repairs at that time. I was also interested in it for the reason of purchasing the property between my lot and that lot so I could clear the trees off and make my front yard much larger and add more value to my property.

Recently, a developer here in Paducah, KY decided he didn't have the time to continue development of his new "subdivision". I use that term loosely because the project changed a few times. At one time it was planned to be residential and at some point changed into residential and commercial area for businesses and possibly a hotel.
This land is adjacent to interstate 24 and close to an onramp which obviously makes it more valuable. It's amazing that it's been undeveloped for so long.

Many people in western Kentucky probably aren't familar with something called a "short sale". It's not something you'd really want to be familar with. I receive at least one spam email regarding short sales every day. They are a big source of income for real estate agents in these states with high foreclosure rates.A short sale occurs when you are facing foreclosure and you have a buyer offering an amount less than what you owe the lender.
