Phoenix Resale Transactions Jump in February Foreclosure activity makes up bulk of resale transactions in greater Phoenix area MESA, Ariz. - February 2009 resale activity experienced an upsurge of 8,510 resale homes recorded sold, while there were 6,960 recorded sales in January and 4,675 sales for a year ago. However, foreclosure activity in February 2009 represented 51 percent (4,295 transactions), while there were 4,215 traditional market transactions. Foreclosure transactions represent home owners losing their property to successful individual bidders or the lender of record. The lenders need to wake up. Typical lenders have no idea what they have to do and how quickly they have to do it in order to keep people in their homes. They are not giving people options. We hear all the time about people who are told "We can't even talk to you about your 50% payment increase unless you are behind on your payments. Foreclosure counselors are still having trouble getting lenders to agree to anything reasonable. I believe that in 2007 in Arizona, there were about 70,000 foreclosures. In 2008 that number is expected to jump much higher.

The Arizona House budget is recommending a $30 million sweep for the Arizona Housing Trust Fund (HTF), including $3.1 million from program funds, which would eliminate HTF for 2009 and slash Arizona Department of Housing (ADOH) staff. What is worse, is that they want to change the funding source from the current % from unclaimed funds to a legislative appropriation, which makes the HTF vulnerable every single year.
