Many years ago, as a fourteen-year old junior high student, I talked the owner of one of my hometown radio stations into letting me have a weekly, Saturday afternoon program.
I quickly learned that the money in radio was a combination of commercial sales and talent fees.  Being on the air gave you the "star power" you needed to make the sale.
So, I went back to the owner and got him to give me a contract to sell and to sell my talent.  Within about a year, I … (1 comments)

education: Why Can't This Be a Solution? - 02/01/16 01:12 PM

This summer I will celebrate my fiftieth year as a licensed real estate broker, primarily serving clients in the State of Texas, but also with some reasonable frequency acting as a consultant for real estate transactions in other states.

I tell you that only because I believe it offers a pretty credible reference for me, since less than 0.003 of the Realtors currently licensed and in the real estate business have been doing it for as long as I have.

A huge portion of those who become licensed today won't be with us five years, while many times that many won't be selling … (3 comments)

education: How Can a Client Be Certain He Will Be Properly Represented by His Agent? - 11/03/15 11:12 AM

The other day, I posted a blog in which I mused how the NAR and the various member associations seem to have no particular competency requirements of members and no way to test their ability. (Yesterday's Blog)
Perhaps I am wrong, but it appears to me that once you have satisfied the licensing requirements of your state, and you vow to the local Association of Realtors to follow the Realtor ethics, all you need is your check book.
It's an odd approach, really, since almost every other license requires actual proof of competency.
You can't say you're an electrician without the experience … (6 comments)

education: Maybe the National Association Should Step In - 10/31/15 12:48 PM

The National Association of Realtors, which most residential agents and brokers are members of, has as its primary goal providing the ethical behavior it expects of members, and doing its best to make certain that the members follow them.
I wonder if a case couldn't be made that it is unethical for one to represent themselves as an expert in the brokerage of real estate when, in fact, they have had insufficient training in the rudiments of how to list and sell property?
At least in Texas, an agent doesn't have to know nearly as much as a broker in order … (5 comments)

education: The Interesting Paradox. - 07/08/15 12:24 PM

The Metrotex Association of Realtors serves the major part of what is known as the Dallas-Fort Worth Metroplex.  The number of Realtor members is about 15,000.

I'm a member of the Budget and Finance Committee, and we meet several times a year.  You learn a lot working with all of the component numbers and experience comparisons.

We met this morning.

There were two contemporaneous discussions -- one on increasing the Association's income by encouraging new members and working to retain marginal members.

The other was an undercurrent of how many members, whether new or those who have been around awhile, haven't learned how to … (7 comments)

education: How Can Life Possibly Work Well Without One? - 03/17/13 01:24 PM
Coaching is an important part of life.  Your life.
Success without it, in most cases, is not thoughtfully achieved.
It's like attempting to ballroom dance without prior lessons, a good partner, and an appropriate song.
If success happens at all it is nothing more than a random conclusion that turned out positive.
The person won a Life Lottery against monumental odds.
Imagine what any sport event would turn out to be if there were no coach to educate, direct, critique and make certain that the team performed as a unit and not as eleven individuals, each doing his interpretation of his part.

education: "What do you wish you could change about the real estate industry? - TEXAS REALTOR MAGAZINE - 06/14/11 05:32 AM
Texas Realtor is a monthly magazine published by Texas Association of Realtors for those of us who are members.
This month the magazine queried six members, five women and one man.  The question was this:
WHAT DO YOU WISH YOU COULD CHANGE ABOUT THE REAL ESTATE INDUSTRY?
Four of the six said that licensing and membership need to require more education and be more difficult to obtain.
It is not in the personal interest of the management of Realtor associations or the state licensing offices to take steps to make membership and licensing more difficult.  To the contrary.  Increasing numbers of members … (2 comments)

education: HAVE YOU HUGGED ONE OF YOUR TEACHERS LATELY? - 09/16/10 01:37 AM
Education, mine in particular, has always been among those things at the top of my List of Zillions for which I'm grateful.
I'll admit that it has only been recently that I haven't been pursuing one avenue of formal education or another.  My wife, a retired school counselor, says it was because I am gifted - interested in many subjects and, in the main, not restricted in the natural ability it takes to learn them.
I don't agree with her, quite frankly.  I think her reasoning is entirely too serious.  I chalk the whole thing up to my being a Gemini, … (3 comments)
